Our air conditioning servicing service in Greater London

Some systems need F-gas leak checks by law, and some don’t. GOV.UK sets the frequency by the system’s tonnes of CO2 equivalent (tCO2e): at least every 12 months from 5 to under 50 tCO2e, and every 6 months from 50 to under 500 tCO2e. We tell you which band your system falls into and carry out the checks it needs. The work covers multi-split systems, ducted systems and air-to-air heat pumps, and common reasons people get in touch are warning lights on the indoor unit and condensate leaking into the room.

Everything the job needs comes with us, from tools and test equipment to ladders and dust sheets. All we ask is clear access to the units, or to where they’ll go, and to the consumer unit. The visit takes an hour or two for most homes, and longer where there are several indoor units or a ducted system.

  1. We start with the basics, such as the brand, the number of indoor units and any symptoms.
  2. On arrival, a quick performance check shows how well it’s working before the clean.
  3. Dust and grime come off the filters and coils, and the drain is flushed so water runs away properly.
  4. Next come the terminals, the controller and the refrigerant side, with a leak check if the system’s size makes one a legal duty.
  5. We leave you a record of the service and explain anything we found.

What you will pay

Several rooms, units or sites on one quote often makes better use of the time. Mention every unit or room you need covered and we’ll price it together.

Servicing across Greater London

Across Greater London, most people book a service in spring, before the system is needed for cooling.

Enquiries from Greater London get a reply on the working day they arrive. For a breakdown, use the 24/7 line.

London: Offices and shops near Elephant & Castle station can have their systems serviced without closing. If you look after a school such as Charles Dickens Primary School, servicing is easiest in the holidays.

When it’s something else

It’s worth knowing the limits before booking:

  • A refrigerant leak, which needs finding and repairing, not topping up
  • A failed compressor, fan motor or circuit board, which needs a repair
  • A system that is too small for the room it serves

Landlords, agents and facilities managers

Facilities teams in offices, schools and public buildings book us too across Greater London. Larger buildings can be done in stages to keep disruption down.

Under the GB F-gas rules, responsibility for leak checks is shared between whoever operates the equipment and the engineers who work on it. Where a building is let or managed, the lease or contract should make clear who looks after the system, and we can work for either side.

Signs you need air conditioning servicing

Filters clog gradually, a little more every day the system runs. Clogged filters choke the airflow, the coil can get too cold and the room takes longer to cool or warm.

What we’re most often called about:

  • A unit showing a fault code
  • An unpleasant odour when the system runs
  • Frost or ice on the refrigerant pipes
  • A service that’s overdue

Before you call an engineer

Some faults have simple causes you can check first: is the system in the right mode, is the set temperature sensible, are the remote’s batteries working and has the breaker tripped. If a breaker trips again after you reset it, leave it off and ring 07833 053749 or write to us at info@aircondoctor.co.uk.

Leave the units and pipework where they are. Disconnecting a system means dealing with refrigerant, which only a qualified engineer can do, and the electrical side needs a competent person. Ask us to quote for a move instead.

Questions from Greater London

Do you survey before quoting?

Yes, always. We diagnose before we treat: the survey shows what’s needed, where things go and what access we need, and the quote is based on that.

Will you work on another installer’s system?

Yes. Systems fitted by other companies are fine from all the leading brands. Send us the make and model, and any records you have.

Is an F-gas leak check a legal requirement for my system?

The requirement starts at 5 tCO2e. Many small split systems fall below it: 3 kg of R32, for example, is about 2.0 tCO2e. We read the charge from the label and work it out for you.

Do I need a service to keep the manufacturer’s warranty?

That is down to your manufacturer’s terms, which vary. If servicing is required, a regular service record is the evidence and we’ll help you check what applies.

Is a regas part of an air conditioning service?

Not as a routine part of the service. The refrigerant circuit is sealed, so a system that’s short of gas has a leak. We check the refrigerant performance, and if we suspect a leak we explain how it can be found and repaired.

When will I hear back?

The same working day. After that, we agree a survey, diagnosis or installation date that suits you, and you get a fixed price before any work goes ahead.

Can I have a maintenance contract for my air conditioning?

We do, for one unit at home or many across a site. We fix the schedule, the scope and the cost with your quote and the servicing happens on time.
