Air conditioning installation in Bromley

Bromley is London’s largest borough by area, and it feels more suburban than most. Much of it is family houses: Victorian and Edwardian homes near the town centres, interwar semis, and larger detached houses towards Chislehurst, Petts Wood and the edge of the Kent countryside. There are flats too, around Bromley, Beckenham and Orpington. We install, service and repair air conditioning across all of it.

We’re based in East Grinstead, West Sussex, and we work across Bromley and the rest of south-east London. We’re an F-Gas certified company, NICEIC approved for electrical work and MCS certified for heat pumps. We fit leading brands including Mitsubishi Electric, Daikin, Fujitsu, Panasonic, Toshiba and Samsung, and we explain the manufacturer’s warranty for the unit you choose on your quote.

The steps are always the same. We look at the property on a site survey, or from your photos for simpler jobs. You get a fixed-price quote. We do the work, then commission the system, record the refrigerant details for your F-Gas records and show you the controls. A single-room split system is typically £1,200–£2,200 + VAT; two rooms on a multi-split, £2,800–£4,500 + VAT. Our Bromley and Orpington cost guide explains what changes the price.

For an existing system, our servicing keeps it efficient and our repairs cover all makes, with diagnosis from £75 + VAT.

Once it’s in, a system needs looking after. A yearly service, typically £95–£150 + VAT, cleans the filters and coils, clears the condensate drain, checks the refrigerant circuit and electrics and tests the system in both modes. It keeps the unit efficient, catches small faults early and helps you meet the conditions of the manufacturer’s warranty. Our guide to what an annual service includes lists each step.

Cooling bedrooms in Bromley’s family homes

In a family house, the request is usually the same: the bedrooms are too hot to sleep in on summer nights, especially in a loft conversion or rooms facing south or west. A multi-split system handles that well. One outdoor unit can serve two to five indoor units, so you avoid a row of boxes on the wall outside. Three to five rooms is typically £4,500–£8,500 + VAT.

Position is the main design question. On a semi or detached house, the side return or the back of the house is often the best spot for the outdoor unit, out of sight from the road and away from the neighbours’ bedroom windows. A flat-roofed rear extension can work well too. On older houses with solid brick walls, we core drill neatly for the pipework and plan the inside route so it disappears behind furniture or in a cupboard where possible. Our guide to where to put the outdoor unit explains the trade-offs.

Flats need a little more planning. If the outdoor unit has to sit on a balcony, a shared roof or an outside wall, a leasehold flat usually needs the landlord’s consent first. We can supply the specification and positions to help with that request.

Many Bromley homes still rely on a gas boiler. A split system won’t replace it on its own for most families, but it does heat as well as cool. The Energy Saving Trust notes that air-to-air heat pumps are sometimes referred to as air conditioning. If you’re thinking about moving away from gas altogether, an air-to-water heat pump is the main option, and we’re MCS certified to install one. Heat pumps are £8,000–£16,000 with 0% VAT on homes, before the £7,500 Boiler Upgrade Scheme grant.

Garden rooms and home offices at the end of the garden are common in the borough, and they can overheat quickly. A small split system often suits them well, with the outdoor unit on the back wall of the building. Our guide to garden rooms and outbuildings covers the power supply and positioning. For a conservatory, we size the unit carefully, as glass gains and loses heat fast; see our conservatory guide.

A recent job in Bromley

Westmoreland Road, Bromley (BR2)

Property
A four-bedroom edwardian semi-detached house.
Work carried out
Installation of a Mitsubishi Electric multi-split system serving the master bedroom, second bedroom and living room. The Edwardian property had solid walls requiring core drilling. The outdoor unit was positioned on the flat roof of a rear ground floor extension, avoiding any garden space obstruction and keeping the unit below the ridgeline of the extension roof.
Outcome
The family reported that the installation had transformed summer living in the property. The master bedroom, previously described as unliveable in July and August, now maintains a consistent 20-22°C throughout the night.

Planning and conservation areas in Bromley

Planning across the borough is handled by the London Borough of Bromley. The council says there are 47 conservation areas in Bromley, including Bromley Town Centre, Shortlands Village and Chislehurst Road, and it publishes appraisals and guidance on its conservation areas page. If your house is in one, expect tighter rules on anything visible from the road.

For houses, an air source heat pump can be permitted development if it meets set limits. The Planning Portal’s heat pump guidance lists them: no more than 1.5 m³ for the outdoor unit, compliance with MCS 020(a), not used solely for cooling, not on a pitched roof, and in conservation areas, not on a wall or roof facing the road. Detached houses may have two units, other houses one. Flats have tighter limits. A cooling-only air conditioning unit isn’t covered, so the council needs to be asked. Listed building consent is a separate matter.

On the survey, we’ll tell you which route your job is likely to need. If an application is needed, we can provide the product data, noise figures and drawings to go with it. The council makes the decision, and we won’t fit anything until the consents are in place.

The new electrical circuit for the system is notifiable under Part P. As the Planning Portal explains, a registered competent person can self-certify that work. We’re NICEIC approved, so we certify it and give you the paperwork, with no separate building control visit to arrange.

Noise is the other thing to think about in a quiet residential road. If a neighbour complains, the council’s environmental health team can investigate. We choose positions with that in mind and use anti-vibration mounts as standard.

Bromley businesses and commercial buildings

Bromley’s town centres, from Bromley itself to Beckenham, Orpington and Petts Wood, are full of shops, offices, cafés, salons, surgeries and dental practices. We install and maintain commercial air conditioning for them, including cassette units, ducted systems and VRF. See our pages on offices, retail and dental surgeries.

Larger systems need regular leak checks and refrigerant records, and systems over 12 kW need a TM44 inspection at least every five years. A maintenance contract keeps everything on schedule, and our 24/7 emergency line is there for breakdowns.

Surgeries, dental practices and salons have particular needs: steady temperatures, quiet units in treatment rooms and filters that are kept clean. Restaurants and cafés need units that cope with heat from the kitchen and a full room. We look at how each space is used on the survey and design around it, rather than fitting the same unit everywhere. Our guide to medical and dental practices goes into more detail.

For schools in the borough, the summer holidays are usually the best time to install, so it pays to plan early. Where a business can’t afford downtime, such as a server room or a pharmacy, we can talk through backup options and a maintenance plan that suits how critical the cooling is.

How it works

  1. Diagnose. We look at the rooms or building on a site survey, or from your photos for simple jobs, and work out what size and type of system it needs.
  2. Quote. You get a fixed-price quote with the make and model of every unit, the pipe runs, electrics and condensate route, and the VAT.
  3. Treat. An F-Gas certified engineer installs, repairs or services the system, with any new circuit done by our NICEIC approved electricians.
  4. Sign off. We commission and leak-test the system, keep the F-Gas records, explain the controls and go through the manufacturer’s warranty terms for your brand.

Questions from Bromley

Do you cover the whole of Bromley borough?

Yes, from Penge and Beckenham to Orpington, Biggin Hill and the villages. Send us your postcode.

What system suits a family house?

Usually a multi-split, with one outdoor unit serving several bedrooms. We size each room on the survey.

Do I need planning permission in a Bromley conservation area?

Possibly. Outdoor units facing the road are restricted in conservation areas, and cooling-only units always need the council’s view. We’ll advise on the survey.

Can air conditioning heat my home too?

Most split systems heat as well as cool. For whole-home heating to replace a boiler, an air-to-water heat pump is the usual choice, and we’re MCS certified to fit one.

What does it cost?

A single-room split system is typically £1,200–£2,200 + VAT, supplied and fitted, with a fixed-price quote after the survey.

How quickly do you reply?

We reply to every enquiry the same working day. For a breakdown, call 07833 053749, day or night.
