Air conditioning in London: get a fixed-price quote

Air conditioning installation in London

London summers can make a top-floor flat or a loft bedroom hard to sleep in, and an office full of people and screens hard to work in. We install, service and repair air conditioning across Greater London, from a single wall-mounted unit in a bedroom to multi-split systems for a whole flat, ducted and cassette units for offices, and VRF systems for larger buildings.

We’re based in East Grinstead, West Sussex, and we work across all of London’s boroughs and the City. We’re an F-Gas certified company, NICEIC approved for the electrical side of the job, and MCS certified for heat pumps. We fit leading brands, including Mitsubishi Electric, Daikin, Fujitsu, Panasonic and Toshiba, and we’ll explain the manufacturer’s warranty for the unit you choose on your quote.

Every job follows the same steps. We look at the property first, on a site survey or from your photos and measurements for simpler jobs. You get a fixed-price quote. We install, repair or service the system, then commission it, record the refrigerant details for your F-Gas records and show you how to use it. A single-room split system is typically £1,200–£2,200 + VAT, supplied and fitted; our prices page has the other ranges.

Already have a system that isn’t cooling, is leaking water or shows a fault code? Our repair service covers all makes, with diagnosis from £75 + VAT, and our 24/7 line is there for emergency breakdowns.

Heat, flats and tight spaces

Cities hold on to heat. The Greater London Authority publishes maps of London’s urban heat island on the London Datastore, made with a London set-up of the Met Office’s weather model. They show the city running warmer than the countryside around it. That matters most at night: brick, concrete and roads give back the day’s heat after dark, and a bedroom that never cools down is the most common reason Londoners call us.

Much of London lives in flats, and flats shape the install. The outdoor unit needs a home: a balcony, a flat roof, a rear wall, a lightwell or a yard. The pipework between the indoor and outdoor units has length and height limits set by the manufacturer, so we plan the route on the survey and tell you if a spot won’t work. Condensate water has to drain away safely, by gravity where possible or with a small condensate pump where it can’t. We also think about the neighbours: an outdoor unit under someone’s bedroom window is a poor choice even when it’s allowed.

Victorian and Edwardian terraces bring their own choices. Solid brick walls need core drilling for the pipes. A rear extension with a flat roof is often the neatest place for the outdoor unit. On a front elevation, we keep pipework out of sight wherever we can, or run it in trunking painted to match.

Most split systems also heat. The Energy Saving Trust notes that air-to-air heat pumps are sometimes referred to as air conditioning, and a modern unit in heat mode can take the chill off a room in spring and autumn without the central heating. If you want a system for heating as well as cooling, tell us on the survey, because it changes how we size it. Our guide to air conditioning in flats goes into more detail.

Choosing the indoor unit matters as much in a small London room as the outdoor one. A wall-mounted unit is the usual choice and the easiest to service. A floor console suits a room with a low window or a sloping ceiling. In a loft conversion with space in the eaves, a slim ducted unit can feed small grilles so nothing hangs on the wall at all. In a bedroom, we also look at where the airflow lands, so it cools the room without blowing straight onto the bed, and we show you the quiet night mode most units have.

Planning, leases and building rules in London

Planning in London is handled by the 32 borough councils and, in the Square Mile, the City of London Corporation. If you’re not sure which one covers you, GOV.UK’s council finder will tell you from your postcode. Each borough publishes its own list of conservation areas and listed buildings, and these are where the rules are tightest.

For houses, an air source heat pump can be permitted development if it meets set limits on size, position and noise. The Planning Portal’s heat pump guidance sets them out: no more than 1.5 m³ for the outdoor unit, compliance with MCS 020(a), not used solely for cooling, and extra limits on walls facing a road in conservation areas. Flats have different, tighter limits. A cooling-only air conditioning unit isn’t covered by those rights at all, so the council needs to be asked. A listed building needs listed building consent as a separate matter. We’ll tell you on the survey which route your job is likely to need, but the council has the final say.

If you own a leasehold flat, the lease usually controls what you can fix to the outside walls, the roof or shared areas. Most leases need the landlord’s written consent before an outdoor unit goes up, and some managing agents ask for drawings, noise data or proof of insurance. We can supply the unit specification, the proposed positions and photos to help with that request. Our guide to leasehold consent for air conditioning explains what to ask for.

The electrical side matters too. A new dedicated circuit for air conditioning is notifiable building work under Part P, and the Planning Portal explains that a registered competent person can self-certify it. As an NICEIC approved company, we handle that and give you the certificate, so you don’t need to arrange a separate building control visit.

Commercial air conditioning in London

London’s offices, shops, restaurants, surgeries and server rooms all need cooling that works on the hottest day. We design and install commercial air conditioning, from cassette units in a small office to VRF systems serving several floors. See our pages for offices, shops, restaurants and server rooms.

Larger systems come with legal duties. Equipment holding 5 tonnes CO2 equivalent of refrigerant or more needs regular leak checks, and systems over 12 kW need a TM44 inspection at least every five years by an accredited energy assessor. We keep your F-Gas records up to date, help you prepare for TM44 and fix what the report finds. A maintenance contract puts all of this on a schedule, and our 24/7 emergency line covers breakdowns in between.

Many London businesses rent space in multi-let buildings. That usually means the landlord or managing agent has a say over roof plant, wall fixings, risers and working hours, and building management may need method statements and risk assessments before work starts. We agree access, routes and timings with them in advance, so the install goes in without surprises. Where a building already has a central system, we can look at whether it’s better to extend it, repair it or add separate units for your floor.

How it works

  1. Diagnose. We look at the rooms or building on a site survey, or from your photos for simple jobs, and work out what size and type of system it needs.
  2. Quote. You get a fixed-price quote with the make and model of every unit, the pipe runs, electrics and condensate route, and the VAT.
  3. Treat. An F-Gas certified engineer installs, repairs or services the system, with any new circuit done by our NICEIC approved electricians.
  4. Sign off. We commission and leak-test the system, keep the F-Gas records, explain the controls and go through the manufacturer’s warranty terms for your brand.

Questions from London

Do you cover all of Greater London?

Yes. We work across every London borough and the City of London. Send us your postcode when you get in touch and we’ll take it from there.

Can you fit air conditioning in a flat?

Usually, yes. The key questions are where the outdoor unit can go, how the pipes reach it and whether your lease needs the landlord’s consent. We check all three on the survey.

Do I need planning permission in London?

It depends on the property and the unit. Heat pumps on houses can be permitted development within set limits; cooling-only units, flats, listed buildings and some conservation areas need the council’s view. We’ll tell you what applies on the survey.

Will the outdoor unit annoy my neighbours?

We choose positions with noise in mind, away from bedroom windows where we can, and modern inverter units are quiet in normal use. For heat pumps under permitted development, MCS 020(a) includes a noise check.

How quickly will you get back to me?

We reply to every enquiry the same working day. For a breakdown, call our 24/7 emergency line on 07833 053749.

Can you service a system someone else installed?

Yes. We service and repair all the main brands, whoever fitted them, and we’ll record the refrigerant details for your F-Gas records.
