Planning permission is not usually needed for a house if the unit qualifies as permitted development, but listed buildings, conservation areas and flats often need consent first: we tell you at the survey if it applies.
In City of London, as across London, the rooms that get hottest are normally under the roof or behind large sunny windows. Many people start with one wall-mounted unit in the room that suffers most, and a multi-split can cover more rooms from one outdoor unit where space outside is short.
Some manufacturers make regular servicing by a qualified engineer a condition of their warranty. Where yours does, a regular service with us keeps that side in order and each visit is recorded.

Safe owner checks
Keep a note of anything odd: error codes, noises, drips, smells or a drop in performance. It makes our diagnosis quicker, and a photo or a short video of the display is even better.
For air conditioning, cleaning the indoor unit’s filters is the main job owners can do where the manufacturer’s manual explains how. With the power off, they lift out, can be vacuumed or rinsed and must be fully dry before they go back. For a heat pump, the main owner jobs are a clear outdoor unit and sensible control settings.
What air conditioning will not do
Not every problem is solved by air conditioning, and we’ll tell you before work begins. It will not put right:
- A lack of fresh air (most split systems recirculate room air rather than bringing fresh air in, which is a job for ventilation)
- A room that can’t take an outdoor unit or pipe route without the landlord’s, management company’s or council’s consent (that consent comes first)
- Gas boiler or central heating faults (we don’t work on gas boilers)
If you are not sure, just phone us on 07833 053749 or write to us at info@aircondoctor.co.uk and we will give you a straight answer before booking.

Air conditioning around City of London
Valuation Office Agency council tax records date about 40% of homes in the City of London area to the post-war years, 1945 to 1972, and about 98% of households live in flats, according to the last census (2021). Homes of that age typically have cavity or solid brick walls, and we check which before planning the pipe route. For a flat, we look at balconies, flat roofs and rear walls for the outdoor unit, and the lease often needs checking first. In London, outdoor unit positions, building rules and access tend to need more planning than the install itself.
If you commute from London Cannon Street station and work from home on other days, one wall-mounted unit in the home office is often all that is needed. Homes near St Olave Old Jewry are a good example of where we look up the heritage status of the building before fixing anything to it.

Questions from City of London
Can I have air conditioning in a flat in City of London?
In many cases, yes, once the lease and the building’s rules are checked. Permitted development rules for flats are tighter than for houses, so we check the outdoor unit position and give you the details to send to the freeholder or managing agent.
Is air conditioning in City of London permitted development?
It comes down to the building and the spot chosen for the outdoor unit. Central City of London sits inside the Guildhall Conservation Area. Permitted development only covers heat pumps that aren’t used solely for cooling, and not within the grounds of a listed building. Conservation areas add limits on outdoor units facing a road. Where needed, we check with the City of London Corporation, which is normally the planning authority for City of London.
Do you work on all makes?
We work with the leading brands, including Mitsubishi Electric, Daikin, Fujitsu, Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries and Hitachi. Tell us the make and model and we’ll take it from there.
How do I know what size unit to get?
We size each room on the survey, from its size, glazing, orientation and use. An undersized unit never catches up, and an oversized one cycles and wastes energy and we explain the output we recommend.
Why use an F-Gas certified company?
The law says any company working on equipment containing F gas has to be certified, and each engineer needs the right qualifications too. It’s how you know the refrigerant is being handled legally and safely.
Does servicing affect my warranty?
It depends on the manufacturer’s terms. Some warranty terms require the system to be serviced regularly by a qualified engineer, so check the terms or ask us. Keep every service record either way.
How much does air conditioning installation cost?
For one room, a split system is typically £1,200–£2,200 + VAT. Two rooms on a multi-split are typically £2,800–£4,500 + VAT, and three to five rooms £4,500–£8,500 + VAT, including supply, installation, commissioning and F-Gas documentation. The price is fixed before any work starts.
What happens on the day
On the day, we arrive at the time agreed with you and run through the plan before anything else. Floors and furniture near the work are covered with dust sheets, and the electrics are made safe before any panel comes off. On site, it takes anything from a day for one room to several days for a multi-room or ducted system. If your building in City of London has a managing agent, a concierge or sign-in rules, mention them when you book.
- First the diagnosis: a survey of the rooms, the walls, the outside and the electrics.
- Then the prescription: the right system and size for each room, on a fixed-price quote.
- Then the work: units up, pipes and drain run, and a new circuit where needed.
- Checks: a pressure test for leaks, then a vacuum to clear moisture.
- Finally, the clean bill of health: commissioning, the controls explained and your paperwork handed over.
Before we arrive
- Give us access to the outside wall, roof or yard where the outdoor unit sits
- Dig out any previous service or F-Gas records
- Keep pets out of the rooms we are working in
