Air conditioning across EC1A: what to expect

We approach an installation much as a doctor approaches a patient: survey first, install second, commission and hand over last. The sign-off includes testing every mode, showing you the controls and handing over the F-Gas records. Common call-outs are for a home office that warms up with screens and equipment and a portable unit with a hose out of the window, on ceiling cassettes, wall-mounted split systems and multi-split systems.

We keep the work area tidy as we go, with dust sheets down and offcuts and packaging cleared up. If we need to drill through a wall, we agree the spot with you first. On site, it takes anything from a day for one room to several days for a multi-room or ducted system.

  1. Diagnosis comes first, with a survey of the rooms, outside space and fuse board.
  2. Then the prescription: the right system and size for each room, on a fixed-price quote.
  3. The treatment: units fitted, pipework and drain routed, and the electrics installed.
  4. Before it runs, the pipework is proved tight and put under vacuum.
  5. Finally, the clean bill of health: commissioning, the controls explained and your paperwork handed over.

Getting a price

Our prices page gives typical ranges, but your quote is based on your job, because no two buildings, rooms or systems are the same. After a look at the job, by pictures or a survey, the price is fixed. To get going, phone us on 07833 053749.

Air conditioning around EC1A

Planning rules are the same across England, EC1A included: cooling-only units are not covered, listed buildings need consent and conservation areas restrict outdoor units facing a road.

Across London and the South East, we reply to enquiries the same working day, with a 24/7 emergency line for breakdowns.

City of London: With historic houses such as Mansion House about 0.2 miles south-east, it’s a reminder that older homes nearby may be listed, which changes the planning rules. If you work from home near London Cannon Street station, a home office that overheats is one of the easiest rooms to cool.

Why it fails

Loft rooms and top floors tend to suffer most. Heat comes in through the roof and rises from the rest of the building, which is why a loft bedroom can still be warm at bedtime.

Reasons to give us a call include:

  • A loft room or top floor that bakes in summer
  • A system on old refrigerant that is due for replacement
  • Rooms that get too hot to sleep or work in
  • Commercial rooms that are too warm for staff

How we price air conditioning

Some jobs are bigger than they look, and some smaller. The main factors:

  • What we find on the survey or diagnosis
  • The pipe route between the units
  • One-off work versus a regular service cycle
  • The electrical supply and whether a new circuit is needed

Height, access and the distance between the indoor and outdoor units all affect the cost. Each of those is built into the quote and give you a fixed price before we start.

What to send for a quote

Photos and a few facts are often enough to price a simple job. Send what you can of the following:

  • Photos showing the indoor unit and the space around it
  • Where the outdoor unit is, or where you’d like it
  • The fuse board and where it is in the property
  • The make and model of the system, from the label

Quoting starts with a diagnosis, either on a site survey or, for simple jobs, from your pictures and details. Then you get a fixed price so you know the cost before we begin.

Leave it or put it right?

Refrigerant rules have changed what new systems use. From 2025, single splits under 3 kg can’t use refrigerants with a GWP over 750, which is why R32, with a GWP of 675, is now common. R410A, used in many older systems, has a GWP of 2088.

What your quote should include

  • Which VAT rate the quote uses, and why
  • How extra work would be agreed if they find something unexpected
  • Who does the electrical work, and whether they can certify it
  • What paperwork you will receive afterwards

What the work involves, system by system

Ducted systems

One ducted unit can serve more than one room through separate ducts and grilles, which suits new builds, extensions and refurbishments where ceilings are open.

Wall-mounted split systems

A single-room split is typically £1,200–£2,200 + VAT, including supply, installation, commissioning and F-Gas documentation. Where you sit in that range depends on the pipe run, access and electrics.

Questions from EC1A

What warranty do I get?

Warranty comes from the manufacturer and depends on the brand and product. Daikin, for example, gives a standard 2 years on split air conditioning, and we explain the terms for whichever brand you choose.

How do you keep the place clean during the work?

We put dust sheets over floors and furniture near the work first, and we tidy up as we go. Before we leave, we clear up and run through the work with you.

Is EC1A in your area?

Yes. Our area takes in London and the counties of the South East, EC1A included.

Can landlords and managing agents book you?

Yes. We work for homeowners, landlords, letting and managing agents, and businesses of every size across London and the South East. Tell us who should receive the paperwork.

Will I need planning permission?

Sometimes. The rules differ for heat pumps and cooling-only air conditioning, and for houses, flats, listed buildings and conservation areas. We flag anything that may need permission when we survey, and the council has the final say. This is general information, not legal advice.

Why use an F-Gas certified company?

Anyone installing, repairing or servicing the refrigerant side must be qualified, and their company certified. Ask to see proof before booking anyone, and we are happy to show ours.

What accreditations do you have?

We’re an F-Gas certified company, with NICEIC approval for electrical work and MCS certification for heat pumps. We are also Checkatrade members.
