Air conditioning in EC2Y: how it works

The best installations are planned before a single hole is drilled. Each room is assessed for its size, windows, direction and how it’s used, and we agree the unit positions and the route for the pipes, cable and drain before you get a fixed-price quote. We’re often asked to deal with expensive direct electric heating and a loft room or top floor that bakes in summer, across multi-split systems, VRF systems and air-to-air heat pumps.

The first job on site is protection: sheets over the floor and any furniture nearby and nothing is moved without asking you. Then the electrics are made safe and the work begins. It takes anything from a day for one room to several days for a multi-room or ducted system, and we clear up before we go.

  1. We start by looking at the rooms, the walls and where the outdoor unit can go.
  2. You receive one fixed figure covering the kit, the fitting and the positions we agreed.
  3. The indoor unit is fixed in place, the outside unit positioned, and the connecting runs put in tidily.
  4. Power is wired in, the joints are proved leak-tight under pressure and a vacuum pump draws out air and moisture.
  5. Last comes the run-up: every mode checked, the controls explained and the paperwork left with you.

How we quote

Every job is different, so each one gets its own fixed-price quote. The system, the access, the pipe routes and the parts involved all play a part.

Air conditioning across EC2Y

In EC2Y, as across England, the same permitted development rules apply: an air-to-air system that heats as well as cools can be permitted development on a house, but cooling-only units, listed buildings and outdoor units facing a road in conservation areas need more care.

Refrigerant work is done by F-gas qualified engineers for a certified company, while NICEIC approval covers the electrical work, in EC2Y as everywhere else.

City of London: Living close to St Olave Old Jewry? Some older properties in parts like that are protected, and the survey finds out whether yours is. Mansion House, about 0.2 miles south-east, is one of the historic houses nearby, and if your own home is listed, consent comes before any air conditioning is fixed to it.

Leave it or put it right?

For a home or business in EC2Y, booking the survey now gives time to plan. Installation takes about a day for a single-room system, longer for multi-room and ducted systems, and the date is agreed with you after you’ve accepted the fixed price.

Questions to ask before booking

  • What the manufacturer’s warranty covers and for how long
  • Whether the quote shows VAT clearly
  • Proof of F-Gas company certification
  • Whether the price is fixed or an estimate

Let and managed properties

Records are where property maintenance often slips. Every visit is written up, plus the F-Gas records where refrigerant is involved, ready for a tenant, a buyer or an inspection.

Running several properties is easier with one contractor. We work across London and the South East, so a run of properties can go into one programme and kept on a regular cycle.

Looking after it afterwards

To keep the system working properly:

  • Avoid setting it far colder than you need
  • Have the system serviced once a year
  • Keep the handover documents somewhere safe
  • Leave space around the outdoor unit

You get the paperwork that matters: F-Gas records, commissioning details and the manufacturer’s warranty terms. Keep them with the manual, because the manufacturer or a future engineer may ask to see them.

Give the outdoor unit room to breathe. Anything piled against it, from leaves to garden furniture, reduces the airflow, which makes the whole system less efficient.

What owners can safely do

Do not move, re-route or disconnect units or pipework yourself. Disconnecting a system means dealing with refrigerant, which only a qualified engineer can do, and the electrics need care too. If you need something moved, we can quote for it.

Never try to top up, release or handle refrigerant yourself. Under the F-gas rules, engineers need their own qualifications and the company must be certified, and refrigerant lines can cause cold burns. If you suspect a leak, switch the system off and call us.

Your questions about air conditioning in EC2Y

Will you work on another installer’s system?

Yes. We work on systems fitted by other installers as well as our own, on all the main brands. Send us the make and model, and any records you have.

What warranty do I get?

It’s the manufacturer’s warranty, which varies by brand. Daikin, for example, gives a standard 2 years on split air conditioning, and we explain the terms for whichever brand you choose.

Can I have air conditioning in a flat?

Often, yes, but there are extra steps. You’ll usually need the landlord’s or management company’s consent for the outdoor unit and the pipe route and the lease will say. Permitted development rules for flats are also tighter than for houses, and we flag anything that may need permission. This is general information, not legal advice.

Do you provide F-Gas records?

Yes. You get a written record of each visit, including F-Gas records for any refrigerant work. File them with the system’s paperwork.

Which brands do you work with?

Mitsubishi Electric, Daikin, Fujitsu, Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries, Hitachi and others. For new systems, we recommend a brand and model to suit the job and explain why.

Can you set up regular servicing?

Yes. We offer maintenance contracts, set at the interval the system and the manufacturer’s terms need. Each visit is recorded and F-Gas records kept where they apply.

Will I need planning permission?

Sometimes. The rules differ for heat pumps and cooling-only air conditioning, and for houses, flats, listed buildings and conservation areas. We flag anything that may need permission when we survey and the council makes the decision. This is general information, not legal advice.
