Air conditioning in EC2M: how it works
Mitsubishi Electric, Daikin, Fujitsu, Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries and Hitachi are among the brands we fit. The survey ends with a recommendation and the reasons for it, along with the manufacturer’s warranty terms on your quote. Typical jobs include a room that’s unbearable on warm days and expensive direct electric heating, across ceiling cassettes, ducted systems and air-to-air heat pumps.
The first job on site is protection: sheets over the floor and any furniture nearby and nothing is moved without asking you. After that, anything electrical is made safe and we start. The work on site takes a day or more, depending on the number of rooms, the pipe routes and the access, and we clear up before we go.
- First comes a site survey, or pictures and measurements for a straightforward job.
- You receive one fixed figure covering the kit, the fitting and the positions we agreed.
- The indoor unit is fixed in place, the outside unit positioned, and the connecting runs put in tidily.
- Once the electrics are connected, the pipework is tested for leaks and put under vacuum before any refrigerant flows.
- The system is commissioned and checked in every mode, and we hand over the controls, F-Gas records and warranty information.
Pricing in EC2M

Where we install in EC2M
Across EC2M, from EC2M to the villages, homes range from older terraces and cottages to new estates and flats. We survey every property before we quote, then a fixed-price quote.
EC2M is part of a working area that runs from Greater London to the Sussex coast and out to Oxfordshire and Essex. One phone number covers all of it.
City of London: Close to London Cannon Street station? A small study or box room used for work can normally be cooled with a single indoor unit. Mansion House, about 0.2 miles south-east, is one of the historic houses nearby, and if your own home is listed, consent comes before any air conditioning is fixed to it.
System by system
Multi-split systems
Two rooms on a multi-split are typically £2,800–£4,500 + VAT, and three to five rooms £4,500–£8,500 + VAT. The pipe routes to each room make the biggest difference to the price.
Pipework and condensate drains
Air conditioning takes moisture out of the air when it cools, and the condensate drain carries it away. If gravity won’t do it, a condensate pump is fitted, and we plan that on the survey.
Why act early?
For a home or business in EC2M, booking the survey now gives time to plan. Installation takes a day or more, depending on the number of rooms, the pipe routes and the access, and we agree a date that suits you once you are happy with the quote.
Comparing quotes
- Whether anyone has checked the property or the system first
- Whether they hold F-Gas company certification, not just individual qualifications
- Whether the quote is a fixed price
- Whether the quote shows VAT clearly
What we are called out for in EC2M
Bedrooms that are too warm at night are a frequent reason for a call. An open window does not always cool a bedroom that has warmed up all day, particularly when there’s no breeze.
Reasons to give us a call include:
- A system on old refrigerant that’s due for replacement
- Portable units that are noisy and barely cope
- Rooms heated by plug-in heaters
- Uncertainty over the right type and size of system
What affects the quote in EC2M
The price is fixed before any work begins. It’s based on:
- The equipment or parts the job needs
- Whether we need access equipment for high-level work
- Whether the existing supply is suitable
- One-off work versus a regular service cycle
The cost depends on the type of system and how many units are involved, how easy the units are to reach and the parts and time the job needs. You get a fixed price before work begins, so there are no surprises.
What to send for a quote
The more you tell us, the more accurate the quote. With your enquiry, please include:
- The remote or wall controller showing any error
- The rating plate or label on any existing unit
- Where the outdoor unit is, or where you’d like it
- Where the property is and what kind of building it is
The quickest way to a quote is to send pictures: the inside and outside of the property where the work is, plus the rating plate of any unit already there. Add the address and what you’d like done, and simple jobs can often be priced without a visit.
Questions from EC2M
How long will the installation take?
Most single-room systems take a day. Multi-room and ducted systems take longer, depending on the pipe routes and access and the quote says how long to expect.
When will I hear back?
The same working day. After that, we agree a survey, diagnosis or installation date that suits you, with a fixed price before work starts.
Which type of system should I choose?
It depends on the rooms and the building. A split suits one room, a multi-split several, a ducted system hides the unit, and a cassette spreads air across larger rooms. The survey ends with a recommendation and the reasons.
Does air conditioning work as heating?
In most cases, yes. Running as a heat pump, it moves heat in from outside rather than making it from electricity alone. To replace your main heating, there are extra conditions, including for the £2,500 Boiler Upgrade Scheme grant for air-to-air heat pumps.
Do I need planning permission?
Not necessarily. On a house, air-to-water heat pumps and, since 2025, air-to-air systems that heat as well as cool can be permitted development if they meet the conditions. Permission is more likely to come up for cooling-only units, listed buildings, flats and road-facing positions in conservation areas and the survey picks it up. This is general information, not legal advice.
How do I know what size unit to get?
It depends on the room, not only its floor area. Glazing, orientation, the roof and what goes on in the room all affect it, and we take them all into account on the survey.
Can I fit air conditioning or a heat pump myself?
The refrigerant side has to be done by a qualified engineer working for an F-Gas certified company. That is the law, not just our preference, and manufacturers expect it for their warranty too. We can quote for the whole job, from supply to commissioning.
