About air conditioning in DA8

A new system normally needs a dedicated circuit from the fuse board. Under Part P, a new circuit is notifiable unless a registered competent person does it, and as NICEIC approved contractors we can install and certify it as part of the job. The work covers multi-split systems, ducted systems and ceiling cassettes, and people most often call us about commercial rooms that are too warm for staff and too many options and no clear advice.

We book the visit for a day and time that suit you, and we keep you posted if anything changes. When we arrive, we check the job against the survey or the pictures you sent. Anything unexpected is raised with you before we go further. After that, it takes a day for most single-room installations, with multi-split, ducted and cassette systems taking longer.

  1. First the diagnosis: a survey of the rooms, the walls, the outside and the electrics.
  2. Next, a recommendation for each room and a fixed price.
  3. Then the work: units up, pipes and drain run, and a new circuit where needed.
  4. Before it runs, the pipework is proved tight and put under vacuum.
  5. Finally, the clean bill of health: commissioning, the controls explained and your paperwork handed over.

The countryside around Erith includes Crossness Nature Reserve.

Air conditioning around DA8

Planning rules are the same across England, DA8 included: an air-to-air system that heats as well as cools can be permitted development on a house, but cooling-only units, listed buildings and outdoor units facing a road in conservation areas need more care.

Our area stretches from Greater London through Surrey, Kent and Sussex to Hampshire, Berkshire, Buckinghamshire, Oxfordshire, Hertfordshire and Essex, and DA8 sits within it. You reach the same people wherever you are in it.

Erith: Hall Place and Gardens (roughly 2.3 miles south) shows the area has its share of heritage. A listed home needs consent before an outdoor unit or pipework goes on. Living close to Christ Church? Some older properties in parts like that are protected, and the survey finds out whether yours is.

Why deal with it now?

Refrigerant rules have changed what new systems use. Since 2025, new single split systems with less than 3 kg of refrigerant can’t use F gases with a GWP above 750, so new splits use refrigerants such as R32, with a GWP of 675. Older R410A systems have a GWP of 2088.

What your quote should include

  • Whether a new circuit is included and who certifies it
  • Whether they looked at the job before pricing it
  • The make and model of any parts or equipment being quoted
  • How VAT is shown, and which rate applies

Let and managed properties

We work for landlords, letting agents and managing agents as well as homeowners and businesses. Let us know who will give us access and who the records should go to, and we’ll keep everyone informed.

We also work for facilities teams in offices, schools and public buildings across Greater London. Work can be phased by floor, zone or building to keep disruption down.

Different systems, different jobs

Wall-mounted split systems

A wall-mounted split is the most common choice for a single room. One unit inside, one outside, connected by pipework, a cable and a drain, routed as agreed on the survey.

Pipework and condensate drains

After the pipework is fitted, the refrigerant circuit is pressure tested and evacuated, which keeps moisture and air out of the circuit. The results go into the commissioning records.

Owner checks or an engineer?

Good habits make our visits easier, not unnecessary. Clean filters and a clear outdoor unit help the system run as it should, but the refrigerant circuit, the electrics and the parts you can’t see still need an engineer at the interval the manufacturer recommends.

There are a few things you can safely do yourself: keeping the outdoor unit clear, checking the mode and set temperature, and the routine cleaning in the manual. Anything inside the units, the electrics and the refrigerant is engineer’s work.

DA8 questions

Can I do the refrigerant work myself?

Anything that involves the refrigerant needs an F-Gas qualified engineer from a certified company. That’s a legal requirement, and manufacturers expect it for their warranty too. We’re happy to quote for the full job, supply to commissioning.

How long does it take to fit air conditioning?

It takes about a day for a single-room system, longer for multi-room and ducted systems. The survey tells us how long your installation will need so there are no surprises.

How do I know what size unit to get?

Floor area is only part of it. Windows, the direction the room faces, the roof above and the people and equipment in it all count, and we take them all into account on the survey.

Can you fit air conditioning in a leasehold flat?

Often, yes, but there are extra steps. Leaseholders normally need consent from the landlord or management company for an outdoor unit and holes through outside walls, so check the lease. Permitted development rules for flats are also tighter than for houses, so we point out anything that may need permission on the survey. This is general information, not legal advice.

Do you provide F-Gas records?

Yes. You get a written record of every visit, including F-Gas records for any refrigerant work. Keep them with the manual and the warranty documents.

How do you keep the place clean during the work?

We put dust sheets over floors and furniture near the work first, and the area is kept tidy throughout. Before we leave, we clear up and run through the work with you.

Do you work on all makes?

We install and work on the leading makes, including Mitsubishi Electric, Daikin, Fujitsu, Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries and Hitachi. Send us the make and model if you have it.
