Air conditioning in DA17: how it works

Thinking about air conditioning but not sure where to start? Just give us a ring on 07833 053749 or write to us at info@aircondoctor.co.uk with photos of the rooms and the outside of the property, and we’ll reply the same working day about a survey or a fixed-price quote. The work covers multi-split systems, ceiling cassettes and ducted systems, and common reasons people get in touch are bedrooms and offices that overheat in summer and a portable unit with a hose out of the window.

Each visit follows the same order: agree the plan on site, put the dust sheets down, do the work, test what we’ve done and talk you through it. The visit itself takes anything from a day for one room to several days for a multi-room or ducted system.

  1. You send photos, or we visit and survey the rooms and outside.
  2. Output, positions and price are settled before anything is booked.
  3. On the day, dust sheets go down and the indoor and outdoor units are fitted.
  4. Pipework, cable and drain are run, the circuit is connected and the pipework is pressure tested and evacuated.
  5. We commission, show you the controls and leave the F-Gas and warranty paperwork.

Pricing in DA17

Putting the work off seldom saves money. Small problems, from blocked filters to slow leaks, tend to get worse, and a struggling system uses more electricity to do less. If you are unsure, give us a ring on 07833 053749 or email us and we’ll give you an honest view and a fixed price.

What you get with us

  • One number for homes and businesses across London and the South East
  • We diagnose before we treat
  • Manufacturer’s warranty terms explained on your quote

Getting a quote

Every quote starts with a look at the job, either on a site survey or, for simple jobs, from your pictures and details. After that, we send a fixed price before any work starts.

Around Belvedere

We fit and service air conditioning in homes and premises around Trinity Church of England School, Parish Church of All Saints and Trinity School and the streets around them. Nearby too are Lesnes Abbey Woods (1.1 miles west), Priory Club pub (under half a mile west) and Lessness Heath Primary School (under half a mile south-west). The nearest railway station is Belvedere station, about 0.5 miles north of the centre. Nearby you’ll also find Broadway Shopping Centre (2.1 miles south) and Erith Museum (1.1 miles east). Open spaces near Belvedere include Crossness Nature Reserve.

Air conditioning across DA17

In DA17, we install in places such as Erith, Belvedere and Lessness Heath and well beyond. We cover every place we list for DA17, 3 in all.

Refrigerant work is done by F-gas qualified engineers for a certified company, while NICEIC approval covers the electrical work.

Belvedere: Older streets near Parish Church of All Saints may fall within a conservation area, so we check the planning position before choosing where the outdoor unit goes. Red House, about 2.3 miles south-west, is one of the historic houses nearby, and if your own home is listed, consent comes before any air conditioning is fixed to it.

Rented and managed buildings

Larger air conditioning systems in buildings need more than servicing: a TM44 inspection by an accredited energy assessor is required at least every 5 years for systems over 12 kW. We arrange the inspection, get the system ready and put right anything it picks up.

For anyone managing more than one building, we can plan visits across the portfolio and price them together. Each property gets its own records, so each one has its own history.

Honest limits

In fairness, there are a few things this work will not fix:

  • Stuffy rooms that need fresh air rather than cooling
  • An installation that needs consent nobody has given yet
  • Heat loss through very poor insulation (a system will heat the room, but insulation is a separate job)

Looking after it afterwards

Looking after the system is mostly common sense. A few tips:

  • Flag any change in how the system sounds or performs
  • Keep the outdoor unit clear of leaves, plants and clutter
  • Choose a comfortable set temperature rather than the lowest
  • Keep the handover documents somewhere safe

Before we leave, the system is commissioned and tested in each mode. Once it’s running properly, we take you through the controls and settings so you know how to get the best from it.

Use sensible settings. A moderate set temperature cools the room just as well as the lowest one, without the waste, and close windows and doors while it’s cooling.

Different systems, different jobs

Multi-split systems

Two rooms on a multi-split are typically £2,800–£4,500 + VAT, and three to five rooms £4,500–£8,500 + VAT. The pipe routes to each room make the biggest difference to the price.

Electrical supply

The fuse board is looked at during the survey, so any extra electrical work is on the quote rather than a surprise on the day. An older board may need extra work, and we explain why if so.

FAQs for DA17

What accreditations do you have?

As the law requires for refrigerant work, we’re an F-Gas certified company. NICEIC approval, MCS certification for heat pumps and Checkatrade membership sit alongside it.

Can we book visits on a schedule?

Yes. Tell us what you have and how it’s used and we’ll propose a schedule and quote for it. That can include the leak checks the F-gas rules require for larger systems.

Does air conditioning work as heating?

Yes, most modern split systems run as heat pumps, so they heat as well as cool. The Energy Saving Trust notes that air-to-air heat pumps are sometimes referred to as air conditioning. We confirm the heating function of the model we quote.

Will I need planning permission?

Not always. Permitted development can cover a heat pump on a house, including an air-to-air system that heats as well as cools since 2025, provided the conditions are met. Cooling-only units, listed buildings, flats and road-facing spots in conservation areas are where it typically comes up and the survey picks it up. This is general information, not legal advice.

Is DA17 in your area?

Yes. Our engineers work in DA17, within the South East and London area we cover. Our base is in East Grinstead, West Sussex.

Do you work for landlords and businesses?

Yes. From one rented home to commercial buildings, we work the same way: survey or diagnosis, a fixed price and proper paperwork.

Which brands do you work with?

Mitsubishi Electric, Daikin, Fujitsu, Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries, Hitachi and others. For new systems, we recommend a brand and model to suit the job and explain why.
