About our commercial air conditioning in Belvedere

There’s no single best commercial system. Wall-mounted splits suit small offices and single rooms, cassettes suit open ceilings, ducted units hide away in ceiling voids, and VRF or VRV serves many rooms from shared outdoor units. We explain the options and why we’d choose one over another. The work covers wall-mounted split systems, ceiling cassettes and VRF systems, and the jobs we see most are new tenancies needing cooling and heating and offices that get too hot in summer.

In Belvedere, as anywhere in England, larger systems need F-gas leak checks, and over 12 kW of cooling a TM44 inspection is required. We keep the records and tell you what’s due.

If a fault appears while the equipment is under the manufacturer’s warranty, tell us the make, model and installation date. We’ll tell you how the manufacturer’s warranty is likely to apply before anything chargeable is done.

What air conditioning won’t do

Not every problem is solved by commercial air conditioning, and we’d rather say so up front. It does not solve:

  • Fire strategy sign-off
  • Carrying out the TM44 inspection itself, which needs an accredited energy assessor
  • Plumbing beyond the condensate drainage

Not sure which it is? You can ring 07833 053749 or send an email and we will tell you honestly.

What we work on in Belvedere

  • Multi-split systems
  • Server and comms room cooling
  • Ducted systems
  • Ceiling cassettes
  • VRF systems
  • Wall-mounted split systems

Do you need commercial air conditioning in Belvedere?

Heat builds up in commercial spaces from occupants, equipment, lighting and sunshine and windows alone cannot always shift it. Air conditioning sized to the actual heat gain keeps the space comfortable.

Most people get in touch when they notice something like this:

  • Changes of use that need a new layout
  • Server rooms running too warm
  • Systems over 12 kW due a TM44 inspection

If your office near Belvedere station has a comms or server room, it needs cooling all year, not just in summer.

What your quote should include

  • If the quote is based on a survey, photos or a diagnosis
  • What happens if the job turns out to be different on the day
  • Whether the price is fixed or an estimate

Our hiring checklist

Business air conditioning in Belvedere

Food Standards Agency data counts about 54 restaurants, cafés and canteens, about 26 schools and colleges and about 50 care homes, nurseries and hospitals in and around Belvedere, up to about a mile and a half out. Many of those sites need air conditioning that is sized for long hours and maintained on a schedule. For London businesses, plant position, noise and access are planned with the building first.

If you look after a church or hall such as Parish Church of All Saints, an air-to-air system that warms up quickly can suit a building used on and off, subject to the right consents.

Belvedere is about 3 miles east of Plumstead, in Greater London. Belvedere gets the same approach as every job we take on: diagnosis first, a fixed price and proper paperwork when we’ve finished. Our Greater London coverage runs to 764 places, and Belvedere is one of them. We also work in Bromley, about 8 miles from Belvedere.

Our nearest recent job to Belvedere was on Greenwich High Road, Greenwich (SE10), about 7 miles west: installing a Mitsubishi Electric wall-mounted unit in the retail area and a second unit in the stockroom and office.

Here we cover the DA17, DA8 and DA18 postcode area. Local streets include Cray Road, Adit Road and Clive Road, all of which are in our area. If you are just outside Belvedere, we cover Lessness Heath (1 mile west), Erith (1 mile south-east), Northumberland Heath (1 mile south-east), Bexley Riverside (1 mile south-east) and West Heath (1 mile south-west). We also work in nearby towns such as London (11 miles west), City of Westminster (13 miles west), Marylebone (13 miles west) and Kensington (15 miles west).

Common questions in Belvedere

Can I fit air conditioning in Belvedere without planning permission?

The answer turns on the property and where the outdoor unit would sit. There’s a conservation area, the Erith Road Conservation Area, close to central Belvedere. An air-to-air system used for heating as well as cooling can be permitted development on a house if it meets the conditions, but a cooling-only unit isn’t covered, listed buildings need consent and conservation areas restrict outdoor units facing a road. Where necessary, we check with the planning department at Bexley council, usually the authority for Belvedere.

Can you fit air conditioning in a London flat in Belvedere?

Often, yes, but the lease and the freeholder normally have a say. Permitted development rules for flats are tighter than for houses, so we check the outdoor unit position and give you the details to send to the freeholder or managing agent.

Do you provide ongoing maintenance for businesses?

Yes, maintenance contracts cover servicing, F-gas leak checks and records. We agree the schedule and cost up front.

Do you work on all makes?

Mitsubishi Electric, Daikin, Fujitsu, Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries, Hitachi and others. For a new system, we suggest the make and model that suit the property and explain why.

How often is a TM44 inspection needed?

Over 12 kW, a TM44 inspection is needed at least every 5 years. GOV.UK has guidance on how it works, and we can help you prepare.

Can you set up regular servicing?

Yes. Send details of the systems and how they’re used and we will propose a schedule and quote for it. Leak checks required by the F-gas rules can be built in for larger systems.

What F-gas duties does a business have?

For systems at or above 5 tCO2e, the operator must have leak checks carried out and keep records. Checks are at least every 12 months from 5 to under 50 tCO2e, and every 6 months from 50 to under 500 tCO2e, and we can handle both.

What we do, step by step

The visit has three parts, a bit like a doctor’s appointment: look, put right and sign off. First comes a careful look at the system or the space, then we do the work, and finally we test, record and explain. Most of the time goes on the middle part, and that takes from a couple of days for a few cassettes to a planned programme for a whole building. Managed buildings in London often need contractors booked in, and we can deal with the agent for a job in Belvedere.

  1. We start with the details of the building and the problem.
  2. A site survey confirms the heat load, the layout and the access.
  3. We set out the options, the price and the programme.
  4. We install around your hours, phased where necessary.
  5. We commission it, hand it over and can set up a maintenance contract.

Before we arrive

  • Let us know where the consumer unit is
  • Let us know if the units are on a roof, a high wall or in a locked area
  • Move furniture away from the wall where we will be working

How to get a quote

The quickest way to a quote is to send pictures: the room or the existing unit, the outside wall or roof where the outdoor unit sits or would go, and the label on any existing unit. Add the address and what you’d like done, and many jobs can be priced from that.

Advice

System by system

Offices

Offices gain heat from occupants, equipment and the sun. The system is sized for what the space really needs with units that fit the layout.

Ducted systems

A single ducted unit can feed several grilles where the layout allows.

From one of our customers

“Excellent service from start to finish. Two wall-mounted units installed in our home. Clean, tidy work: they protected all the floors and left no mess. The systems work brilliantly. Would highly recommend.”
