Air conditioning servicing for homes and businesses in Walworth
A service is not the same as a regas. Refrigerant runs in a sealed circuit and shouldn’t need adding to. Where the checks suggest gas has been lost, the right step is to find the leak, and we’ll set out how. Common call-outs are for iced-up coils or pipework and systems that haven’t been serviced for a while, across ceiling cassettes, wall-mounted split systems and multi-split systems.
For a flat or office in Walworth, tell us where the outdoor unit is and how we reach it, so let us know how to get to it. If the building has a managing agent, we can book in with them.
Warranty periods vary by brand and by product. Daikin, for example, gives a standard 2 years on split air conditioning, with longer extensions only on its air-to-water heat pumps. Whatever the brand, the manufacturer’s terms are explained on your quote.

Walworth: your questions answered
How often do you service systems in Walworth?
Typically once a year for homes, more often for busy business systems. Check your manufacturer’s warranty terms too, as some of them make regular servicing a condition.
How do I get a quote for air conditioning servicing in Walworth?
Use the quote form, or email, with a description of the job. We reply the same working day, and the quote is fixed before any work starts.
Will I get records for the system?
Yes. It’s your proof of what was done: a dated note of the work, with refrigerant details where they apply.
How soon will you get back to me?
We reply to enquiries the same working day. If it’s an emergency, ring the 24/7 line instead.
Which brands do you work with?
The main ones, including Mitsubishi Electric, Daikin, Fujitsu, Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries and Hitachi. For a new system, we suggest the make and model that suit the property and explain why.
Do you offer maintenance contracts?
Yes. Maintenance contracts are part of what we do, set at the interval the system and the manufacturer’s terms need. Each visit is written up and F-Gas records kept where they apply.
What’s included in an air conditioning service?
Both the indoor and outdoor units are checked and cleaned: filters, coils, drains and fans, then the electrics, the controls and how the refrigerant circuit is performing. A service record follows.
What a service looks like in Walworth
Roughly a third of a mile or less from central Walworth, you reach the Liverpool Grove Conservation Area. There are 20 conservation areas within a mile of the centre of Walworth. Historic England lists about 43 buildings and structures within half a mile of the centre of Walworth, including Church of St Peter (grade I). For most visits that makes no difference. It only comes up when an outdoor unit has to be replaced on a protected building. About 33% of homes across Walworth and its surrounding area have been built since 2000, according to the Valuation Office Agency’s council tax figures, and Census 2021 figures found about 89% of households live in flats. In flats, outdoor units are often on balconies, roofs or high walls, so tell us how we reach yours. London outdoor units collect city dust and grime, so the outdoor coil gets particular attention on a service.
For an office near Elephant & Castle station, servicing can be booked before or after working hours. Schools such as Robert Browning Primary School can book servicing for half term or the summer break, when rooms are empty.

Why act early in Walworth
A blocked condensate drain usually gets worse rather than better. A small drip can turn into water on the wall, the floor or the furniture, so it’s worth clearing before that happens. Hot weather is when everyone in London wants air conditioning, so it’s easier to plan the work in Walworth early.
The price reflects the work, not guesswork. That’s why every job is looked at first, and the price is agreed before work begins.

What happens on the day
The first job on site is protection: sheets over the floor and any furniture nearby and nothing is moved without asking you. After that, anything electrical is made safe and we start. It takes an hour or two for most homes, and longer where there are several indoor units or a ducted system, and we clear up before we go. Pictures of the space and the outside wall help us plan the work in Walworth.
- We start with the basics, such as the brand, the number of indoor units and any symptoms.
- We run the system first and see how it’s performing.
- Dust and grime come off the filters and coils, and the drain is flushed so water runs away properly.
- We check the electrics, the controls and how the refrigerant circuit is performing, and carry out a leak check where the rules call for it.
- Before leaving, the engineer writes up the visit and talks you through anything worth knowing.
Getting ready for the visit
- Mention any parking restrictions near the property
- Make sure someone can let us in at the agreed time
- Keep pets and children away from the work area

Photos are enough for some jobs; others need a visit first. Bigger systems, commercial sites and awkward pipe routes are normally surveyed on site. Either way, you get a fixed price before any work is booked.
Advice
Safe owner checks
Owner care supports servicing; it doesn’t replace it. Clean filters and a clear outdoor unit help the system run as it should, but the inside of the units, the refrigerant and the electrics still need a qualified engineer.
Don’t move, re-route or disconnect units or pipework yourself. Moving a unit involves the refrigerant circuit, so it needs an F-Gas qualified engineer, and the electrics need care too. Ask us to quote for a move instead.
A customer’s words
“Very professional from the initial survey through to installation. The engineer explained everything clearly and the quote was exactly what we paid. Would not hesitate to recommend AirCon Doctor.”
