For landlords and property managers
Bigger systems bring extra duties: systems with an effective rated output over 12 kW need a TM44 inspection by an accredited energy assessor at least every 5 years. We can arrange it, prepare the system for it and fix what it finds.
Landlords, letting agents and managing agents book us, not only the people who live or work in the property. Tell us who the contact on site is and who should receive the paperwork and we will copy in whoever needs it.
Air conditioning in Walworth, done properly
The best installations are planned before a single hole is drilled. Each room is assessed for its size, windows, direction and how it’s used, then agree where the indoor and outdoor units go and how the pipework, cable and condensate drain will run, all before the price is fixed. Most enquiries from Walworth start with one hot room: a bedroom, a home office or a loft conversion. A single-room split system is often the answer, from £1,200 + VAT.
In Walworth, as across London, the rooms that get hottest are typically under the roof or behind large sunny windows. A single wall-mounted unit in the worst room is often where people start, and a multi-split can cover more rooms from one outdoor unit where space outside is short.
Equipment warranty comes from the manufacturer, on its own terms, and we set them out on your quote. Each brand sets its own conditions, so we go through them with you rather than leave you to find the small print.

When it’s something else
We will always give you a straight diagnosis, so here’s what air conditioning won’t do:
- Work that needs permission from a landlord or the council
- Stuffy rooms that need fresh air rather than cooling
- Building damp that has a structural cause
Not sure which it is? You can ring us on 07833 053749 or send an email and we’ll tell you honestly before booking.
What we work on in Walworth
- Air-to-air heat pumps
- Ducted systems
- VRF systems
- Wall-mounted split systems
- Multi-split systems
- Ceiling cassettes
What we do, step by step
Every visit follows the same order: check the plan with you, put the dust sheets down, carry out the job, check the system and explain it all to you. On site, the work takes anything from a day for one room to several days for a multi-room or ducted system. For a job in Walworth, tell us about parking, permits and access to the building when you get in touch.
- First comes a site survey, or pictures and measurements for a straightforward job.
- The quote is fixed and shows the equipment, where each unit goes and what’s included.
- The indoor unit is fixed in place, the outside unit positioned, and the connecting runs put in tidily.
- Once the electrics are connected, the pipework is tested for leaks and put under vacuum before any refrigerant flows.
- Last comes the run-up: every mode checked, the controls explained and the paperwork left with you.
How to prepare
- Unlock any gate, garage or side passage we need
- Keep pets and children away from the work area
- Find the manual or the paperwork for the system, if you have it

Our prices page gives typical ranges, but your quote is based on your job, because no two buildings, rooms or systems are the same. After a look at the job, by photos or a survey, the price is fixed. To get going, call 07833 053749 or send an email.

Before you call an engineer
Do not move, re-route or disconnect units or pipework yourself. Disconnecting a system means dealing with refrigerant, which only a qualified engineer can do, and the electrics need care too. If you need something moved, we can quote for it.
Never try to top up, release or handle refrigerant yourself. Under the F-gas rules, engineers need their own qualifications and the company must be certified, and refrigerant lines can cause cold burns. A suspected leak is our job, not yours.
Air conditioning in Walworth: local notes
The Valuation Office Agency’s council tax figures show about 33% of homes in Walworth and the neighbourhoods around it were built in 2000 or later, and about 89% of households live in flats, according to Census 2021 figures. Newer homes usually have cavity walls and loft space that make pipe runs easier, though some estates have planning conditions or covenants worth checking. For a flat, we look at balconies, flat roofs and rear walls for the outdoor unit, and the lease often needs checking first. In London, outdoor unit positions, building rules and access tend to need more planning than the install itself.
Close to Elephant & Castle station? A small study or box room used for work can usually be cooled with a single indoor unit. About 1.6 miles north stands Mansion House. Listed homes in any area need consent first, so tell us if yours is one.

Common questions in Walworth
Can you fit air conditioning in a London flat in Walworth?
Often, yes, but the lease and the freeholder typically have a say. Permitted development rules for flats are tighter than for houses, so we check the outdoor unit position and give you the details to send to the freeholder or managing agent.
Can I fit air conditioning in Walworth without planning permission?
That depends on the building and where the outdoor unit goes. The Liverpool Grove Conservation Area is close to the centre of Walworth. Since 2025, an air-to-air heat pump on a house can count as permitted development if it meets the conditions and is not used only for cooling. Listed buildings still need consent, and in a conservation area a road-facing wall or roof isn’t allowed under those rules. If there’s any doubt, we ask the local planning authority (for Walworth, typically Southwark council).
Do you work in Walworth?
Yes. Walworth is part of the area we cover, as part of our area across London and the South East. We’re based in East Grinstead, West Sussex.
How does the warranty work?
The manufacturer provides it, on its own terms. Some brands make regular servicing a condition, so keep your service records.
Which type of system should I choose?
It depends on the rooms and the building. Wall-mounted splits suit single rooms, multi-splits run several rooms from one outdoor unit, ducted systems hide the unit in the ceiling, and cassettes suit offices and larger rooms. The survey ends with a recommendation and the reasons.
Does air conditioning need its own electrical supply?
Most of the time. We check your consumer unit on the survey and include any electrical work on the quote and we install and certify the circuit as NICEIC approved contractors.
How much is air conditioning for one room?
From £1,200 + VAT for a single-room split, with a typical range of £1,200–£2,200 + VAT. The price includes supply, installation, commissioning and F-Gas documentation and is fixed after a survey or from photos.
