Air Conditioning Servicing in Westminster
Need air conditioning servicing in Westminster? We diagnose first, fix the price and book the work around you, then sign it off with written records.
- Leak check records that need bringing up to date
- A unit showing a fault code
- Weaker cooling than last year
Let and managed properties
Larger air conditioning systems in buildings need more than servicing: a TM44 inspection by an accredited energy assessor is required at least every 5 years for systems over 12 kW. We arrange the inspection, get the system ready and put right anything it picks up.
From a single flat to a whole estate, you get the same standard: a look at the job first, a fixed-price quote, work booked with the occupier and written records afterwards.
How we handle air conditioning servicing in Westminster
A service is not the same as a regas. The refrigerant circuit is sealed, so a system that’s short of gas has a leak somewhere. If the performance checks point to a leak, we explain the options for finding and fixing it rather than just topping up. The work covers VRF systems, ducted systems and multi-split systems, and common reasons people get in touch are a unit showing a fault code and frost or ice on the refrigerant pipes.
For a flat or office in Westminster, tell us where the outdoor unit is and how we reach it, as that affects how long the service takes. If the building has a managing agent, we can book in with them.
Any work on the refrigerant circuit is recorded: what was done, the refrigerant type and any amount added or recovered. File them with the system’s paperwork, ready for the next service or a warranty query.

What the work involves, system by system
Indoor and outdoor coils
The outdoor coil does the same job on the other side of the system. It collects garden debris and dirt and we clean it and make sure the air can flow.
Condensate drains and pumps
Cooling pulls moisture out of the air, and that water has to drain away. The tray is cleaned and the pipe flushed through so it flows properly.
Questions from Westminster
Can you do air conditioning servicing in Westminster?
We do: Westminster falls inside our working area. Get in touch with the details and we reply the same working day.
Can I get a fixed-price quote for air conditioning servicing in Westminster?
Use the quote form, or email, with a description of the job. Straightforward work can be priced remotely. Bigger jobs get a survey and a written fixed price.
What does F-Gas certified mean?
Certification shows a business is approved to work on systems that hold F gas refrigerant. In Great Britain, that certification is a legal requirement, not an optional extra, and AirCon Doctor is certified.
When is an F-gas leak check required?
The GOV.UK rules set leak checks at least every 12 months for 5 to under 50 tCO2e and every 6 months for 50 to under 500 tCO2e. Fitting leak detection lets you double the interval, and we can tell you where your system sits.
Can we book visits on a schedule?
Yes. Tell us what you have and how it’s used, and we will suggest a schedule with a fixed price. Leak checks required by the F-gas rules can be built in for larger systems.
Who is responsible for leak checks?
The F-gas rules share it between the equipment’s operator and the engineers who work on it. The interval depends on the refrigerant charge, measured in tonnes of CO2 equivalent: at least yearly for 5 to under 50 tCO2e, and every 6 months for 50 to under 500 tCO2e.
Is a regas part of an air conditioning service?
Refrigerant is only added after the leak that caused the loss has been dealt with. Topping up without finding the leak means the gas escapes again and that is money wasted.
What happens on the day
On the day, we arrive at the time agreed with you and run through the plan before anything else. Floors and furniture near the work are covered with dust sheets, and the electrics are made safe before any panel comes off. The work itself takes an hour or two for most homes, and longer where there are several indoor units or a ducted system. Some blocks in Westminster need contractor details in advance, so tell us what your building needs.
- You tell us the brand, the number of indoor units and any symptoms.
- The indoor units are opened up and the filters, coils and drain trays cleaned.
- The outdoor unit is cleaned and checked, and debris cleared from around it.
- We test the electrics, the controls and how the refrigerant circuit is performing.
- If a repair is needed, you hear why and what it costs before anything is done.
Getting ready for the visit
- Tell us about any building rules, permits or sign-in
- Give us access to the outside wall, roof or yard where the outdoor unit sits
- Let us know where the consumer unit is

About 47% of homes in the Westminster area were built before 1919, according to the Valuation Office Agency’s council tax figures, and about 94% of households live in flats, according to the 2021 Census. Should a unit ever need replacing on a listed building or in a conservation area, ask us about consent first.

Honest limits
An honest diagnosis matters more to us than a booking, so here’s what air conditioning servicing won’t do:
- A failed compressor, fan motor or circuit board, which needs a repair
- Rooms that gain heat faster than any unit could cope with
- Lost refrigerant, where the fix is a leak repair
Not sure which it is? You can call us on 07833 053749 or write to us at info@aircondoctor.co.uk and we’ll tell you honestly.
