What we are called out for in West Ham
Condensate has to drain away from every indoor unit. Debris in the tray or a sticky pump can stop it draining and the result is drips from the indoor unit.
Look out for these signs:
- No service record for the last year or more
- Leak check records that need bringing up to date
- Ice forming on the pipework or outdoor unit
Offices and shops near West Ham station can have their systems serviced without closing.

About our air conditioning servicing in West Ham
Maintenance contracts suit anyone who would rather not have to remember when the next service is due. The visits, the scope and the cost are fixed with your quote, so the system is looked after on a regular schedule. We’re often asked to deal with no service record for the last year or more and an unpleasant odour when the system runs, on ceiling cassettes, VRF systems and wall-mounted split systems.
In a London area like West Ham, many systems run hard in summer and for heating in winter, so a yearly service keeps them efficient. In London, outdoor coils collect dust, grime and leaves, and a clean coil cools better.
Think of the paperwork as the system’s health record: what was fitted or found, what was done and when. It makes the next visit quicker and any warranty question simpler, so keep it safe.

How we price air conditioning servicing
Your quote is based on your property. We consider:
- How easy the units are to reach
- Whether the existing supply is suitable
- How far the pipework has to run, and where
Leaving a fault or an overdue service rarely makes the work cheaper. Faults and wear in a system tend to grow, and a struggling system uses more electricity to do less. If you’re not sure what’s needed, phone us on 07833 053749 or email us for straight advice and a fixed price.
Before you get in touch
Good pictures often save a visit. The most useful are:
- The make and model of the system, from the label
- A few photos of the room and the wall the unit is on, or will go on
- Any previous service or F-Gas records
To get a fixed-price quote, call us on 07833 053749 with the address and a few details about the rooms or units involved. A few photos make it quicker. You will hear back from us the same working day.
West Ham questions
What’s the best way to get a price for air conditioning servicing in West Ham?
Start with a short message: the address, what you need and a picture or two. We reply the same working day, and the quote is fixed before any work starts.
How often should air conditioning in West Ham be serviced?
A yearly visit is right for most households. Business systems may also need F-gas leak checks, at least every 12 months from 5 tonnes CO2 equivalent.
How long does the work take?
That depends on what’s involved, but most of the time it takes an hour or two for most homes, and longer where there are several indoor units or a ducted system. We will confirm it with the quote.
Who has to arrange F-Gas leak checks?
Whoever operates the equipment, together with the technicians who service it. Larger systems need regular checks: at least every 12 months from 5 tCO2e and every 6 months from 50 tCO2e. We’ll work out which band applies to yours.
Do you top up refrigerant during a service?
Refrigerant is only added after the leak that caused the loss has been dealt with. Topping up without finding the leak means the gas escapes again and that’s money wasted.
When is an F-gas leak check required?
The rules are based on tCO2e, which comes from the refrigerant charge and its GWP. From 5 to under 50 tCO2e, leak checks are required at least every 12 months, and from 50 to under 500 tCO2e every 6 months. Hermetically sealed systems under 10 tCO2e are exempt.
Do you protect the property while you work?
We start with protection: sheets over the floor and nearby furniture. Holes and fixings are agreed with you, and we clean up afterwards when we finish.
What you can do yourself, and what needs us
On air conditioning, the filters in the indoor unit are usually the one part owners can clean, if the manual says so. With the power off, they lift out, can be vacuumed or rinsed and must be fully dry before they go back. On a heat pump, the equivalent is keeping the outdoor unit clear and checking the controls.
There are a few things you can safely do yourself: keeping the outdoor unit clear, checking the mode and set temperature, and the routine cleaning in the manual. Anything inside the units, the electrics and the refrigerant is engineer’s work.
How the visit works
Every visit follows the same order: agree the plan on site, protect the area, carry out the job, test what we have done and talk you through it. The visit itself takes around an hour for one indoor and one outdoor unit, with extra time for each additional indoor unit. Let us know who controls access to the building in West Ham, as that saves time on the day.
- You tell us the brand, the number of indoor units and any symptoms.
- The indoor units are opened up and the filters, coils and drain trays cleaned.
- The outdoor unit is cleaned and checked, and debris cleared from around it.
- Readings are taken on the electrics and refrigerant circuit, and the controls are tried in each mode.
- If a repair is needed, you hear why and what it costs before anything is done.
How to prepare
- Let us know where we can park and unload
- Make sure we can reach the consumer unit or fuse board
- Tell us about any building rules, permits or sign-in

Servicing in West Ham: local notes
About 39% of homes in the West Ham area were built before 1919, according to VOA council tax data, and the last census (2021) found about 56% of households live in flats. In flats, outdoor units are often on balconies, roofs or high walls, so tell us how we reach yours. London outdoor units collect city dust and grime, so the outdoor coil gets particular attention on a service. There are 3 conservation areas within a mile of the centre of West Ham. Church of All Saints, listed at grade I, is one of roughly 5 protected buildings and structures in the half-mile around West Ham’s centre. We keep it in mind in case a new outdoor unit is ever needed, as protected buildings can need consent for that.
Schools such as West Ham Church Primary School can book servicing for half term or the summer break, when rooms are empty.
