About air conditioning in E13
Across E13, every installation follows the same steps: a site survey, or pictures for simple jobs, then a fixed-price quote, the installation, commissioning and F-Gas records. The price is fixed up front and the records are handed over at the end. The work covers multi-split systems, ceiling cassettes and air-to-air heat pumps, and common reasons people get in touch are a portable unit with a hose out of the window and rooms that get too hot to sleep or work in.
Think of the visit in three stages: look, put right and sign off. First comes a careful look at the system or the space, then we do the work, and finally we test, record and explain. The middle part takes longest, and that takes a day or more, depending on the number of rooms, the pipe routes and the access.
- First comes a site survey, or photos and measurements for a straightforward job.
- Cooling loads are worked out room by room, and the written price names the make, the model and every position.
- On the day, we fit the indoor and outdoor units and run the pipework, cable and condensate drain.
- The electrical supply is connected, and the refrigerant circuit is pressure tested and evacuated.
- Last comes the run-up: every mode checked, the controls explained and the paperwork left with you.
How we quote
The pipe route, the height of the units and how we reach them can all change the price. Each of those is built into the quote, and the price is fixed before work begins.
Why book with us
- Covering London and the South East
- NICEIC approved for electrical work
- A 24/7 emergency line
- MCS certification for heat pump work
Ask for a quote
Photos are enough for some jobs; others need a visit first. Multi-room systems, commercial buildings and anything with a long or hidden pipe route are normally surveyed first. Either way, you get a fixed price before any work is booked.
Around Plaistow
In Plaistow, that means homes and buildings near Memorial Community Church, The Earl Of Derby Public House and Newham Sixth Form College and the streets around them. Also close by are Kaizen Primary School (within half a mile south-east), The Service for Deaf and Partially Hearing Children (less than half a mile east) and Keir Hardie Park (0.9 miles south-west). The nearest railway station is West Ham station, roughly 0.9 miles west of the centre. Nearby you will also find Newham University Hospital (0.5 miles east) and Greenwich Castle (3.4 miles south). Not far away are Old Ford Island and Hollow Pond.
Air conditioning across E13: local notes
From Plaistow, Canning Town and East Ham outwards, E13 has every kind of home. Each install starts with a survey of the rooms, the walls and where the outdoor unit can go.
E13 is part of a working area that runs from Greater London to the Sussex coast and out to Oxfordshire and Essex. One phone number covers all of it.
Plaistow: Living close to Memorial Community Church? Some older properties in parts like that are protected, and the survey finds out whether yours is. If you commute from West Ham station and work from home on other days, one wall-mounted unit in the home office is often all that is needed.
Leave it or put it right?
Refrigerant rules have changed what new systems use. Since 2025, new single split systems with less than 3 kg of refrigerant can’t use F gases with a GWP above 750, so new splits use refrigerants such as R32, with a GWP of 675. R410A, used in many older systems, has a GWP of 2088.

When something else is needed
It’s worth knowing the limits before booking:
- Building damp that has a structural cause
- A building fabric problem such as single glazing or no loft insulation
- Work that needs permission from a landlord or the council
Managing agents and facilities teams in E13
We also work for facilities teams in offices, schools and public buildings across Greater London. Work can be phased by floor, zone or building to keep disruption down.
Larger air conditioning systems in buildings need more than servicing: systems with an effective rated output over 12 kW need a TM44 inspection by an accredited energy assessor at least every 5 years. We arrange the inspection, get the system ready and put right anything it picks up.
Owner checks or an engineer?
Owner care supports servicing; it does not replace it. Simple care keeps the air moving through the system, but the refrigerant circuit, the electrics and the parts you can’t see still need an engineer at the interval the manufacturer recommends.
Owners can handle the everyday basics: keeping the outdoor unit clear, checking the mode and set temperature, and the routine cleaning in the manual. Opening up the units, the electrics and the refrigerant circuit are a job for us.
Your questions about air conditioning in E13
Can I do any of the installation myself?
The refrigerant side has to be done by a qualified engineer working for an F-Gas certified company. That’s the law, not just our preference, and it also matters for the manufacturer’s warranty. We are happy to quote for the full job, supply to commissioning.
How do you keep the place clean during the work?
Protection goes down first: sheets over the floor and nearby furniture. Holes and fixings are agreed with you, and we clean up afterwards before we leave.
Will I need planning permission?
It can do. The rules differ for heat pumps and cooling-only air conditioning, and for houses, flats, listed buildings and conservation areas. We point out anything that may need permission at the survey and the council makes the decision. This is general information, not legal advice.
Do you cover E13?
Yes. Our area takes in London and the counties of the South East, and that includes E13.
Does air conditioning need its own electrical supply?
Normally, yes. We check your consumer unit on the survey and include any electrical work on the quote, and our NICEIC approval covers the installation and certificate.
Which type of air conditioning is best?
Number of rooms, space outside and how much of the unit you want to see all decide it. Ducted units need a void or loft, and cassettes need a suspended ceiling, which we check on the survey.
Where will you put the outdoor unit?
We agree it with you on the survey. It must have clear airflow and space for servicing, and walls or roofs facing a road can raise planning questions. We explain the options and any permissions to check.
