About air conditioning in E98

Thinking about air conditioning but not sure where to start? Send a few photos of the rooms and the outside walls when you call us on 07833 053749 or drop us a line, and you’ll hear back from us the same working day to arrange a survey or a quote. The work covers multi-split systems, air-to-air heat pumps and wall-mounted split systems, and common reasons people get in touch are a loft room or top floor that bakes in summer and uncertainty over the right type and size of system.

Everything the job needs comes with us, from tools and test equipment to ladders and dust sheets. All we ask is clear access to the units, or to where they’ll go, and to the consumer unit. On site, the work takes anything from a day for one room to several days for a multi-room or ducted system.

  1. We survey the rooms and the outside of the property, or work from photos and details for simple jobs.
  2. The quote is fixed and shows the equipment, where each unit goes and what’s included.
  3. Brackets go on, the units are hung and the refrigerant lines, cable and drain are routed between them.
  4. Power is wired in, the joints are proved leak-tight under pressure and a vacuum pump draws out air and moisture.
  5. Last comes the run-up: every mode checked, the controls explained and the paperwork left with you.

What you’ll pay

What you pay reflects the actual work. That is why we look at the job first, from pictures or on a survey, and the price is agreed before work begins.

Why book with us

  • We diagnose before we treat
  • Warranty terms set out brand by brand
  • F-Gas company certification
  • We work on all the leading brands

Getting a quote

Here’s what helps us quote: where the property is and what kind of building it is, a few pictures, the brand and model of anything already fitted and anything you’ve noticed, such as an error code or a noise. Then phone 07833 053749 or use the quote form.

Air conditioning around E98

Across E98, from East End of London to the villages, homes range from older terraces and cottages to new estates and flats. Each install starts with a survey of the rooms, the walls and where the outdoor unit can go.

London and the South East cover everything from city flats to rural cottages. We’re F-Gas certified, NICEIC approved and MCS certified for heat pumps.

East End of London: Around Church of St Mary, a quick check of the listing and conservation maps is part of planning any install. If you commute from Shadwell station and work from home on other days, one wall-mounted unit in the home office is often all that is needed.

System by system

Offices, shops and commercial rooms

Bigger systems in buildings come with extra duties, such as a TM44 inspection by an accredited energy assessor at least every 5 years. We can arrange and prepare for it.

Pipework and condensate drains

Air conditioning takes moisture out of the air when it cools, which the condensate drain takes away. If gravity will not do it, a condensate pump is fitted, and we plan that on the survey.

Landlords, agents and facilities managers

Running several properties is easier with one contractor. Our area covers Greater London and the South East, so work at different addresses can be planned together and kept on a regular cycle.

Bigger systems bring extra duties: systems with an effective rated output over 12 kW need a TM44 inspection by an accredited energy assessor at least every 5 years. We can arrange it, prepare the system for it and fix what it finds.

How we price air conditioning

The survey or diagnosis tells us what the work involves. The main factors are:

  • The size of the job
  • Whether we need access equipment for high-level work
  • The brand, model and parts involved
  • The pipe route between the units

What you pay depends on the type of system and how many units are involved, how easy the units are to reach and what the work involves. You get a fixed price before we start, so you know where you stand.

Asking for a quote

Before you ask for a quote, gather:

  • Where the outdoor unit is, or where you’d like it
  • The fuse board and where it is in the property
  • A short video of any fault, such as a noise or a flashing light
  • A close-up of the unit’s label showing the model number

Getting a quote is straightforward. Call or email with a few details and we will come back to you the same working day. If we need to see the property first, we book a survey at a time that works for you.

What owners can safely do

Keep a note of anything odd: error codes, noises, drips, smells or a drop in performance. It makes our diagnosis quicker, and a photo or a short video of the display is even better.

There are a few things you can safely do yourself: keeping the outdoor unit clear, checking the mode and set temperature, and the routine cleaning in the manual. Opening up the units, the electrics and the refrigerant circuit are a job for us.

Questions from E98

What size air conditioning unit do I need?

We size each room on the survey, from its size, glazing, orientation and use. An undersized unit never catches up, and an oversized one cycles and wastes energy, so we explain why we’ve chosen a particular output.

Is the equipment covered by a warranty?

Warranty is the manufacturer’s own, on its terms. Terms differ by brand, and we set them out on your quote.

Do you provide F-Gas records?

Yes, always. A new system comes with commissioning details, F-Gas records and the manufacturer’s warranty information, and repairs and services get a record of the work.

How long will the installation take?

It takes a day or more, depending on the number of rooms, the pipe routes and the access. We confirm the time when we quote so there are no surprises.

Which type of system should I choose?

The right one depends on how many rooms you want to cool, how much space there is outside and how visible you want the indoor units to be. Ducted units need a void or loft, and cassettes need a suspended ceiling and the survey confirms what’s possible.

Is air conditioning possible in a flat?

Often, yes, but there are extra steps. You will normally need the landlord’s or management company’s consent for the outdoor unit and the pipe route, so check the lease. Permitted development rules for flats are also tighter than for houses, and we flag anything that may need permission. This is general information, not legal advice.
