About air conditioning in BR3

Think of it as diagnose, treat and sign off: the survey diagnoses what the rooms need, the installation is the treatment and commissioning is the sign-off. The sign-off includes testing every mode, showing you the controls and handing over the F-Gas records. Typical jobs include an old system that needs replacing and a study or office that overheats during the day, on multi-split systems, VRF systems and ceiling cassettes.

The first job on site is protection: dust sheets over floors and furniture near the work and nothing is moved without asking you. After that, anything electrical is made safe and we start. The work on site takes a day for most single-room installations, with multi-split, ducted and cassette systems taking longer, and we tidy up before we leave.

  1. Diagnosis comes first, with a survey of the rooms, outside space and fuse board.
  2. Then the prescription: the right system and size for each room, on a fixed-price quote.
  3. The treatment: units fitted, pipework and drain routed, and the electrics installed.
  4. Before it runs, the pipework is proved tight and put under vacuum.
  5. Finally, the clean bill of health: commissioning, the controls explained and your paperwork handed over.

Beckenham: If you work from home near Beckenham Junction station, a home office that overheats is one of the easiest rooms to cool. Living close to Christ Church? Some older properties in parts like that are protected, and the survey finds out whether yours is.

Signs you need air conditioning

Rooms in the roof are often the hardest to keep cool. The roof takes the full force of the sun, and warm air rises from the floors below, so a bedroom or office under the roof can stay warm well into the night.

Any of these is worth a proper look:

  • Fans and portables that do not keep up
  • Uncertainty over the right type and size of system
  • A business premises that overheats in summer
  • Rooms under the roof that stay hot into the night

What you can do yourself, and what needs us

Leave the units and pipework where they are. Moving a unit involves the refrigerant circuit, so it needs an F-Gas qualified engineer, and the electrics need care too. If you need something moved, we can quote for it.

On air conditioning, the filters in the indoor unit are normally the one part owners can clean where the manufacturer’s manual explains how. They come out, get a gentle clean and go back only when they’re dry. On a heat pump, the equivalent is keeping the outdoor unit clear and checking the controls.

What air conditioning can’t fix

We’ll always give you a straight diagnosis, so here’s what this work cannot put right:

  • Damp or condensation caused by leaks or poor ventilation in the building (that needs the cause fixing)
  • Draughts and missing insulation
  • Problems with a gas boiler or the radiators

Aftercare tips

Looking after it is simple, and it makes the next visit easier:

  • Choose a comfortable set temperature rather than the lowest
  • File the paperwork with the manual
  • Leave space around the outdoor unit
  • Keep to the service interval the manufacturer recommends

The filters are the one part you’ll look after yourself, so we show you how. In busy periods, clean them every few weeks, or as the manual recommends, and keep space clear around the outdoor unit.

Regular filter cleaning is the simplest thing you can do. Clean filters keep the air moving and help the system work as designed, which costs you more to run.

Questions from BR3

Does air conditioning work as heating?

Normally, yes. Running as a heat pump, it moves heat in from outside rather than making it from electricity alone. To replace your main heating, there are extra conditions, including for the £2,500 Boiler Upgrade Scheme grant for air-to-air heat pumps.

Do you protect the property while you work?

Protection goes down first: dust sheets over floors and anything close to the work. Holes and fixings are agreed with you, and we clean up afterwards when we finish.

How long does it take to fit air conditioning?

It takes about a day for a single-room system, longer for multi-room and ducted systems. The survey tells us how long your installation will need so there are no surprises.

What does F-Gas certified mean?

Certification shows a business is approved to work on systems that hold F gas refrigerant. In Great Britain, that certification is a legal requirement, not an optional extra, and we hold it.

What size air conditioning unit do I need?

Floor area is only part of it. Glazing, orientation, the roof and what goes on in the room all affect it, and we take them all into account on the survey.

How much does air conditioning installation cost?

From £1,200 + VAT for a single-room split, with a typical range of £1,200–£2,200 + VAT. The price includes supply, installation, commissioning and F-Gas documentation, and we fix it after a survey or from your photos.

Do I get paperwork after the visit?

Yes. You get a written record of every visit, and any work on the refrigerant circuit goes in the F-Gas records. File them with the system’s paperwork.
