Air Conditioning Servicing across Essex

How air conditioning servicing works in Essex

Many manufacturers attach conditions to their warranties, and some of those may include regular servicing. The terms differ from brand to brand, so it’s worth reading yours, and we can explain what yours says. Our service record shows the work was done. The work covers ducted systems, VRF systems and ceiling cassettes, and people most often call us about a service that’s overdue and noisy fans or rattling from the outdoor unit.

Where something has to be switched off during the work, we agree it with you first so it does not catch you out. In a business, work can often be done one area at a time. The work takes around an hour for one indoor and one outdoor unit, with extra time for each additional indoor unit.

  1. A date is fixed and the service price confirmed in advance.
  2. The engineer runs the system and checks how it’s performing.
  3. We clean the filters, coils and fans and clear the condensate drain.
  4. We check the wiring, controls and refrigerant circuit, and leak check systems that need it.
  5. It’s run once more to confirm all is well, and the record is left with you.

Pricing in Essex

The cost depends on the system and the number of rooms or units, the access and the parts and time the job needs. You get a fixed price before we start, so there are no surprises.

Air conditioning servicing across Essex: local notes

Across Essex, from Colchester, Chelmsford and Basildon to the villages, we service home and business systems. Most homes need a service once a year, with F-gas leak checks for business systems where the law requires them.

London and the South East cover everything from city flats to rural cottages. Our work is F-Gas certified, NICEIC approved for the electrics and MCS certified for heat pumps. In the coastal parts of Essex, outdoor units benefit from a sheltered position and regular servicing, and some manufacturers offer corrosion-protected coils.

Colchester: Schools such as Colchester Sixth Form College can book servicing for half term or the summer break, when rooms are empty. Offices and shops near Colchester Town station can have their systems serviced without closing.

Let and managed properties

Portfolio owners often want one contractor and one number. We work across London and the South East, so work at different addresses can be planned together and kept on a regular cycle.

Landlords, letting agents and managing agents book us, not only the people who live or work in the property. Tell us who the contact on site is and who should receive the paperwork, and we’ll keep everyone informed.

After we’ve gone

Think of this as the after-treatment advice, in brief:

  • Book the service at least once a year
  • Do not wait for a small drip to become a leak
  • Know your manufacturer’s servicing conditions
  • Shut doors to the room so the system isn’t cooling the whole house

If you’d rather not keep track of service dates yourself, ask about a maintenance contract. The visits and the price are fixed with your quote, and we get in touch when the next one is due.

The single most useful thing you can do is keep the filters clean. Most indoor units have filters you can slide out and rinse and the user manual explains how often.

What you can do yourself, and what needs us

Don’t move, re-route or disconnect units or pipework yourself. Moving a unit involves the refrigerant circuit, so it needs an F-Gas qualified engineer, and the electrical side needs a competent person. Ask us to quote for a move instead.

Keep a note of anything odd: error codes, noises, drips, smells or a drop in performance. It helps us diagnose quickly, and a photo or a short video of the display is even better.

Why deal with it now?

When air cannot get through the unit easily, the system has to run longer to get there. Cleaning them is a small job, and it means the system isn’t straining through the summer.

Questions to ask before you book

  • Whether they looked at the job before pricing it
  • Whether the electrical work is done by a registered contractor, such as NICEIC approved
  • Proof of F-Gas company certification
  • Which VAT rate the quote uses, and why

Common questions in Essex

Who has to arrange F-Gas leak checks?

The F-gas rules share it between the equipment’s operator and the engineers who work on it. How often depends on the size of the refrigerant charge in tonnes of CO2 equivalent: at least yearly for 5 to under 50 tCO2e, and every 6 months for 50 to under 500 tCO2e.

Will you make a mess?

We start with protection: dust sheets over floors and anything close to the work. Any drilling is agreed with you first, and we clear up the dust and offcuts when we finish.

Will you work on another installer’s system?

Yes. We look at it first and tell you what we find, including any issues with how it was fitted. You get a fixed price before any work goes ahead.

Will servicing keep my manufacturer’s warranty valid?

That is down to your manufacturer’s terms, which vary. If servicing is required, a regular service record is the evidence, and we can explain what your brand asks for.

Can I do any of the installation myself?

The refrigerant side has to be done by a qualified engineer working for an F-Gas certified company. That’s the law, not just our preference, and manufacturers expect it for their warranty too. We’re happy to quote for the full job, supply to commissioning.

Why does F-Gas certification matter?

Anyone installing, repairing or servicing the refrigerant side must be qualified, and their company certified. It’s worth checking before you book, and we are happy to show ours.

How much time does an air con service need?

A service takes a short visit for one split system, longer for multi-split, ducted or commercial plant. Any repair found on the day is priced and agreed before it’s done, and you can call us on 07833 053749 to book.
