How air conditioning works in RM4

We fit wall-mounted splits, multi-split systems, ducted systems and ceiling cassettes, plus VRF systems for bigger commercial buildings. Which one suits you depends on the space, the building and how much of the unit you want to see, and we explain the options on the survey. Common call-outs are for bedrooms and offices that overheat in summer and an ageing air conditioning system near the end of its life, on multi-split systems, ducted systems and ceiling cassettes.

Think of the visit in three stages: look, put right and sign off. First comes a careful look at the system or the space, then we do the work, and finally we test, record and explain. The middle part takes longest, which takes a day for most single-room installations, with multi-split, ducted and cassette systems taking longer.

  1. First the diagnosis: a survey of the rooms, the walls, the outside and the electrics.
  2. Next, a recommendation for each room and a fixed price.
  3. The treatment: units fitted, pipework and drain routed, and the electrics installed.
  4. Checks: a pressure test for leaks, then a vacuum to clear moisture.
  5. Finally, the clean bill of health: commissioning, the controls explained and your paperwork handed over.

What affects the price in RM4

Every job is different, so each one gets its own fixed-price quote. The equipment, how we reach it, the route between units and the work needed all play a part.

Why book with us

  • Enquiries answered the same working day
  • Leading brands including Daikin, Mitsubishi Electric and Fujitsu
  • MCS certification for heat pump work
  • NICEIC approved for electrical work

Getting a quote

Some jobs can be priced from photos, while others need a survey. Multi-room systems, commercial buildings and anything with a long or hidden pipe route are normally surveyed first. Either way, you get a fixed price before any work is booked.

Where we install in RM4

In RM4, we install in places such as Chase Cross, Abridge and Stapleford Abbotts and well beyond. We cover every place we list for RM4, 9 in all.

Refrigerant work is done by F-gas qualified engineers for a certified company, and the electrics come under our NICEIC approval.

Abridge: With historic houses such as Hill Hall about 2.2 miles north-east, it’s a reminder that older homes nearby may be listed, which changes the planning rules. Older streets near Holy Trinity Church may fall within a conservation area, so we check the planning position before choosing where the outdoor unit goes.

Why deal with it now?

Refrigerant rules have changed what new systems use. Since 2025, new single split systems with less than 3 kg of refrigerant can’t use F gases with a GWP above 750, so new splits use refrigerants such as R32, with a GWP of 675. R410A, used in many older systems, has a GWP of 2088.

Questions to ask before booking

  • How VAT is shown, and which rate applies
  • Whether anyone has checked the property or the system first
  • Whether the quote is a fixed price
  • Whether a new circuit is included and who certifies it

Keeping the system healthy

To keep the system working properly:

  • Flag any change in how the system sounds or performs
  • File the paperwork with the manual
  • Have the system serviced once a year
  • Wash or vacuum the filters as the manual describes

You get the paperwork that matters: the commissioning details, the F-Gas records and the manufacturer’s warranty information. File them together as they’re needed for servicing and any warranty question.

Keep the outdoor unit clear. Leaves, plants, bins and stored items around it restrict the airflow, which makes the whole system less efficient.

What air conditioning cannot fix

A few issues sit outside what this work can do:

  • A room that cannot take an outdoor unit or pipe route without the landlord’s, management company’s or council’s consent (that consent comes first)
  • Gas boiler or central heating faults (we do not work on gas boilers)
  • Heat loss through very poor insulation (a system will heat the room, but insulation is a separate job)

Signs you need air conditioning

Rooms overheat mostly because of heat they gain during the day. Sun through large windows, roof lights and glazed doors is the biggest source in many rooms, and once the room has warmed up, it holds on to it into the evening.

What we’re most often called about:

  • An old system that needs replacing
  • Expensive direct electric heating
  • Working from home in a room that gets too warm
  • Commercial rooms that are too warm for staff

Your questions about air conditioning in RM4

Does air conditioning work as heating?

Yes, most modern split systems run as heat pumps, so they can heat a room in winter. The Energy Saving Trust points out that an air-to-air heat pump is often just called air conditioning. We confirm the heating function of the model we quote.

Will I get records for the system?

Yes. You get a written record of every visit, and any work on the refrigerant circuit goes in the F-Gas records. File them with the system’s paperwork.

Do I need planning permission?

Not necessarily. Permitted development can cover a heat pump on a house, including an air-to-air system that heats as well as cools since 2025, provided the conditions are met. Permission is more likely to come up for cooling-only units, listed buildings, flats and road-facing positions in conservation areas and the survey picks it up. This is general information, not legal advice.

When will I hear back?

On the same working day you contact us. After that, we agree a survey, diagnosis or installation date that suits you, and you get a fixed price before any work goes ahead.

Should I choose wall-mounted, ducted or cassette?

The right one depends on how many rooms you want to cool, how much space there is outside and how visible you want the indoor units to be. Ducted units need a void or loft, and cassettes need a suspended ceiling and the survey confirms what’s possible.

Can you come out in an emergency?

Yes. Our emergency line runs 24/7 for breakdowns that cannot wait. Ring 07833 053749 any time and explain the problem.

Who is responsible for leak checks?

Whoever operates the equipment, together with the technicians who service it. Systems below 5 tCO2e fall outside the set leak check intervals, while larger ones need checks at least every 12 months, or every 6 months from 50 tCO2e. We can tell you which band your system falls into.
