Air conditioning in RM5

Air conditioning across RM5: what to expect

Think of it as diagnose, treat and sign off: the survey diagnoses what the rooms need, the installation is the treatment and commissioning is the sign-off. The sign-off includes testing every mode, showing you the controls and handing over the F-Gas records. The work covers air-to-air heat pumps, multi-split systems and ducted systems, and people most often call us about too many options and no clear advice and a system on old refrigerant that’s due for replacement.

The work area is kept tidy throughout, with dust sheets down and offcuts and packaging cleared up. If we need to drill through a wall, we agree the spot with you first. On site, it takes anything from a day for one room to several days for a multi-room or ducted system.

  1. Diagnosis comes first, with a survey of the rooms, outside space and fuse board.
  2. Then the prescription: the right system and size for each room, on a fixed-price quote.
  3. The treatment: units fitted, pipework and drain routed, and the electrics installed.
  4. Checks: a pressure test for leaks, then a vacuum to clear moisture.
  5. Finally, the clean bill of health: commissioning, the controls explained and your paperwork handed over.

What affects the price in RM5

The price reflects the work, not guesswork. That is why we look at the job first, from photos or on a survey, and the price is agreed before any work starts.

Where we install in RM5

In RM5, as across England, the same permitted development rules apply: cooling-only units aren’t covered, listed buildings need consent and conservation areas restrict outdoor units facing a road.

An F-Gas certified company does the refrigerant side, and the electrics come under our NICEIC approval, in RM5 as everywhere else.

Chase Cross: With historic houses such as Hare Hall about 2 miles south-east, it’s a reminder that older homes nearby may be listed, which changes the planning rules. Older streets near St James may fall within a conservation area, so we check the planning position before choosing where the outdoor unit goes.

Different systems, different jobs

Ducted systems

A ducted system needs a ceiling void or loft deep enough for the unit and ducts plus an access hatch for maintenance. The survey confirms whether there’s room.

Pipework and condensate drains

After the pipework is fitted, the refrigerant circuit is pressure tested and evacuated, so the system starts life clean, dry and leak-tight. It’s recorded in the commissioning details.

Some jobs are bigger than they look, and some smaller. The main factors:

  • Whether it’s a one-off job or part of a maintenance contract
  • The equipment or parts the job needs
  • How easy the units are to reach
  • The pipe route between the units

Several rooms, units or sites on one quote often makes better use of the time. Tell us about everything you’d like looked at, and you will get one fixed price.

What we need to know

The more you tell us, the more accurate the quote. With your enquiry, please include:

  • A close-up of the unit’s label showing the model number
  • The paperwork from the last service, if you have it
  • The address and the type of property
  • Wide photos of the room or the existing unit

Published ranges are a starting point; the quote is built on your property, because no two buildings, rooms or systems are the same. After a look at the job, by photos or a survey, the price is fixed. To get going, phone us on 07833 053749 or send an email.

Signs you need air conditioning

Most overheating comes from heat gained through the day. Sunshine through glazing, especially on south and west-facing rooms, adds a lot of heat, and the heat lingers long after the sun has moved round.

Common reasons people call us include:

  • Working from home in a room that gets too warm
  • A loft room or top floor that bakes in summer
  • A room that’s unbearable on warm days
  • Uncertainty over the right type and size of system

After we have gone

To keep the system working properly:

  • Use moderate settings for comfort and economy
  • Let filters dry fully before you put them back
  • Keep the outdoor unit clear of leaves, plants and clutter
  • Clean the filters every few weeks when the system is in heavy use

We clear up before we go: dust sheets lifted, offcuts and packaging cleared, and the holes for the pipework sealed. Outside, the pipework is neatly fixed and protected as agreed on the survey.

Regular filter cleaning is the simplest thing you can do. Blocked filters cut airflow and make the system work harder, so it uses less electricity for the same comfort.

RM5 questions

Will skipping a service affect the warranty?

That depends on the brand. If servicing is in the terms, missing one could affect a claim, so we explain the terms on your quote.

Why does F-Gas certification matter?

Certification shows a business is approved to work on systems that hold F gas refrigerant. That isn’t optional: it’s required by law, and AirCon Doctor is certified.

Do you survey before quoting?

Yes. Photos often do the job for simple work, while larger systems and faults that need testing are seen on site.

Can you set up regular servicing?

Yes. Send details of the systems and how they’re used and we will propose a schedule and quote for it. Leak checks required by the F-gas rules can be built in for larger systems.

Does air conditioning work as heating?

Typically, yes. A heat pump moves heat from the outside air into the room, so it gives out more heat than the electricity it uses. If you want it to replace your main heating, ask about air-to-air heat pumps and the conditions for the Boiler Upgrade Scheme grant.

Can I do the refrigerant work myself?

No, not the refrigerant side. Under the F-gas rules, it must be done by qualified engineers from a certified company, and a new electrical circuit is notifiable building work unless a registered competent person does it.

Is air conditioning possible in a flat?

That depends on the lease, the building and where the outdoor unit could go. Balconies, flat roofs and rear walls can all work, subject to consent and the survey looks at every option. This is general information, not legal advice.
