Air conditioning in RM8: how it works

Air conditioning isn’t only for summer: most modern splits heat too. The Energy Saving Trust recognises that air-to-air heat pumps often go by the name air conditioning, and a well-chosen system can earn its keep all year round. The work covers ceiling cassettes, VRF systems and wall-mounted split systems, and the jobs we see most are rooms that get too hot to sleep or work in and an office, shop or restaurant that’s uncomfortable for staff and customers.

The first job on site is protection: sheets over the floor and any furniture nearby and nothing is moved without asking you. Then the electrics are made safe and the work begins. The work on site takes a day or more, depending on the number of rooms, the pipe routes and the access, and we clear up before we go.

  1. Diagnosis comes first, with a survey of the rooms, outside space and fuse board.
  2. Then the prescription: the right system and size for each room, on a fixed-price quote.
  3. The treatment: units fitted, pipework and drain routed, and the electrics installed.
  4. Testing: the circuit is pressure tested and evacuated before the refrigerant is released.
  5. The sign-off: commissioning, a walk through the controls, and the F-Gas records and warranty details.

What you will pay

One room or a whole building, the quote is built the same way: the work involved, the access and the equipment. You’ll have a fixed price before we start, and the quote sets out the VAT.

Becontree Heath: Older streets near Hartley Brook Church may fall within a conservation area, so we check the planning position before choosing where the outdoor unit goes. Hare Hall, about 2.9 miles north-east, is one of the historic houses nearby, and if your own home is listed, consent comes before any air conditioning is fixed to it.

How we price air conditioning

Some jobs are bigger than they look, and some smaller. The main factors:

  • How many units are involved
  • How far the pipework has to run, and where
  • A single visit or a regular plan
  • The brand, model and parts involved

Several rooms, units or sites on one quote often makes better use of the time. Mention every unit or room you need covered and we will price it together.

Asking for a quote

You don’t need the technical terms. Just send:

  • Where the property is and what kind of building it is
  • A short video of any fault, such as a noise or a flashing light
  • The make and model of the system, from the label
  • The outdoor side of the property, including any roof or flat area

Need a price for air conditioning? Please phone us on 07833 053749 or fill in the contact form and tell us about the job. We’ll explain what we’d recommend and why, then send a fixed-price quote before you commit to anything.

What the work involves, system by system

Electrical supply

The fuse board is looked at during the survey, so the quote covers any electrical work needed. Older boards sometimes need more work to take a new circuit and we will tell you if yours does.

Ducted systems

A ducted system needs a ceiling void or loft deep enough for the unit and ducts plus an access hatch for maintenance. We check that on the survey before recommending one.

Honest limits

In fairness, some problems need a different answer:

  • A building fabric problem such as single glazing or no loft insulation
  • A room that can’t take an outdoor unit or pipe route without the landlord’s, management company’s or council’s consent (that consent comes first)
  • A lack of fresh air (most split systems recirculate room air rather than bringing fresh air in, which is a job for ventilation)

Owner checks or an engineer?

Refrigerant is off limits for anyone without the right qualifications. Under the F-gas rules, engineers need their own qualifications and the company must be certified, and escaping refrigerant can cause cold burns. A suspected leak is our job, not yours.

Before you call us about a fault, a few checks can save a visit: is the system in the right mode, is the set temperature sensible, are the remote’s batteries working and has the breaker tripped. If the breaker trips a second time, leave it off and call 07833 053749 or use the quote form.

FAQs for RM8

Do I get paperwork after the visit?

Yes. Every visit is written up, and any work on the refrigerant circuit goes in the F-Gas records. File them with the system’s paperwork.

How long does it take to fit air conditioning?

It takes about a day for a single-room system, longer for multi-room and ducted systems. The survey tells us how long your installation will need so there are no surprises.

Can you look at a system you didn’t fit?

Yes. We look at it first and tell you what we find, including any issues with how it was fitted. Any work is priced before it goes ahead.

What does F-Gas certified mean?

F-Gas certification shows a company is approved to work on equipment containing fluorinated gases, such as the refrigerant in air conditioning and heat pumps. That isn’t optional: it’s required by law, and we hold it.

Is the equipment covered by a warranty?

Warranty comes from the manufacturer and depends on the brand and product. Daikin, for instance, gives a standard 2 years on split air conditioning and we explain the terms for your brand on the quote.

Will I need planning permission?

It depends on the system and the property. Heat pumps on houses in England can be permitted development when they meet set conditions, including the MCS 020(a) noise check, while a unit that only cools is not covered and needs checking with the council. Flats, listed buildings and conservation areas have tighter rules. This is general information, not legal advice.

Do you offer maintenance contracts?

Yes. Send details of the systems and how they’re used, and we will suggest a schedule with a fixed price. Leak checks required by the F-gas rules can be built in for larger systems.
