Abridge: your questions answered
Is Abridge within the area you cover?
Yes. Abridge is within the area we cover across London and the South East. A few pictures and the postcode are enough to get things started.
Do you cover Abridge for commercial air conditioning?
We do: Abridge falls inside our working area. Tell us a little about the job and we will take it from there.
Can you come out in an emergency?
Yes. For anything urgent, such as a system failing in a server room or water leaking from a unit, ring our 24/7 line and we’ll tell you what to do first.
How soon will you get back to me?
The same working day. Then we agree a date that works for you, with a fixed price before work starts.
Can landlords and managing agents book you?
Yes. We work for homeowners, landlords, letting and managing agents, and businesses of every size across London and the South East. Let us know who the records should go to.
Do I need planning permission?
That depends on what’s being fitted and where. In England, an air source heat pump on a house can be permitted development if it meets set conditions, including the MCS 020(a) noise check, but a cooling-only unit is not covered, so check with the council. Listed buildings, conservation areas and flats have extra limits. This is general information, not legal advice.
What accreditations do you have?
We are an F-Gas certified company, NICEIC approved for electrical work and MCS certified for heat pumps. We’re also Checkatrade members.
Commercial air conditioning in Abridge
Commercial systems are commercial systems priced after survey. The survey covers the space, its occupancy, its heat sources and its opening hours, then send a fixed-price quote. That way the system fits the site and the price is clear before work starts. Typical jobs include server rooms running too warm and installs that must fit around trading hours, on ducted systems, multi-split systems and server and comms room cooling.
If you run a village hall or similar building near Abridge, heating and cooling that warms up fast suits a space used on and off, and it can heat as well as cool.
Aftercare is simple, and most of it is in the manual: keep the outdoor unit clear, follow the manufacturer’s guidance on cleaning and book a service at the interval they recommend. It also keeps you on the right side of any warranty terms that ask for servicing.

What else we do in Abridge
System by system
Ducted systems
A ducted system hides the indoor unit and feeds air to the room through grilles. They’re chosen where appearance matters, such as hotels, restaurants and shops.
Server and comms rooms
Planned maintenance is especially important for continuous cooling and we can cover it under a contract.
Let and managed properties
We work for landlords, letting agents and managing agents as well as homeowners and businesses. Let us know who will give us access and who the records should go to and we will copy in whoever needs it.
Portfolio owners often want one contractor and one number. Our area covers Greater London and the South East, so a run of properties can go into one programme and kept on a regular cycle.
Before you call an engineer
On air conditioning, the filters in the indoor unit are usually the one part owners can clean, if the manual says so. They come out, get a gentle clean and go back only when they’re dry. On a heat pump, the equivalent is keeping the outdoor unit clear and checking the controls.
Never try to top up, release or handle refrigerant yourself. Under the F-gas rules, engineers need their own qualifications and the company must be certified, and refrigerant lines can cause cold burns. A suspected leak is our job, not yours.
The process
If the system has to be off for part of the visit, we tell you before any work starts, so you can plan around it. In a business, work can often be done one area at a time. The work takes as long as the site and the system need, from a short install to a phased project planned around opening hours. Visits to Abridge are agreed with you in advance and planned so the job can be finished in one trip where possible.
- We survey the site and talk through how each area is used.
- We recommend a system and send a fixed-price quote.
- We agree the timing, with evening, weekend or phased work as needed.
- The system is installed, wired and connected to its controls.
- Commissioning and handover follow, with the F-gas records and manufacturer paperwork.
Getting ready for the visit
- Name a contact who can meet us at the agreed time
- Move furniture away from the wall where we’ll be working
- Clear access to the fuse board
Get a fixed-price quote
The quickest way to a quote is to send photos: the inside and outside of the property where the work is, plus the rating plate of any unit already there. Add the address and what you’d like done, and simple jobs can often be priced without a visit.

What commercial work looks like in Abridge
There are about 20 cafés, restaurants and staff canteens, about 5 schools and colleges and about 3 care, childcare and hospital premises within roughly a mile and a half of the centre of Abridge, according to the Food Standards Agency’s register. Many of those sites need air conditioning that is sized for long hours and maintained on a schedule. Abridge’s centre is no more than about a third of a mile from the Abridge Conservation Area. Roding House, listed at grade II, is one of roughly 17 protected buildings and structures in the half-mile around Abridge’s centre. That matters for air conditioning: permitted development does not apply within the grounds of a listed building, in a conservation area the outdoor unit cannot go on a wall or roof facing a road, and a unit used only for cooling isn’t covered at all, so we check with the local planning authority (usually Epping Forest council) where necessary.
For a school like Lambourne Primary School, air conditioning work is best done out of term. If you run a surgery, clinic or pharmacy in the area around St. Margaret's Hospital, about 3.8 miles north, cleanable, quiet units and regular maintenance matter.
