  • Iced-up coils or pipework

Air conditioning servicing across Frating

After we’ve gone

Aftercare is straightforward, and it makes the next visit easier:

  • Check the condensate pipe outside isn’t blocked or crushed
  • Shut doors to the room so the system isn’t cooling the whole house
  • Diary the next service before this one is forgotten

Put the next service in the diary right away. Many people book in spring, before the cooling season, or in autumn if they use the system for heating, though any time of year works.

Act on the early signs. Odd noises, smells and drips are cheaper to sort out before they grow than after a breakdown.

Air conditioning servicing for homes and businesses in Frating

Servicing doesn’t mean topping up refrigerant. Refrigerant runs in a sealed circuit and shouldn’t need adding to. If the performance checks point to a leak, we explain the options for finding and fixing it rather than just topping up. If you’re dealing with air conditioning that isn’t cooling as well as it did and error codes or flashing lights on the indoor unit, we can sort it out.

Most systems around Frating need servicing once a year, best done before summer.

Each manufacturer sets its own warranty period. For example, Daikin’s standard warranty on split air conditioning is 2 years, and its longer extensions apply to its air-to-water units only. Whatever the brand, the manufacturer’s terms are explained on your quote.

Landlords, agents and facilities managers

We regularly work with managing agents. Send the address, what’s needed and how access works and we will come back with a fixed-price quote.

Where a tenant occupies the property but the landlord owns the system, the lease or tenancy agreement normally sets out who maintains what. We can quote either party and send the records to whoever needs them.

When something else is needed

To be straight with you, there are a few things this work will not fix:

  • Rooms that gain heat faster than any unit could cope with
  • Parts that have failed and need replacing
  • Lost refrigerant, where the fix is a leak repair

If in doubt, ring us on 07833 053749 or send an email and we will say what we think.

Where we work

  • Air-to-air heat pumps

FAQs for Frating

Does sea air affect air conditioning in Frating?

It can, as Frating is within about 3 miles of the sea, where salt in the air is hard on coils and fixings. A yearly service that rinses and checks the outdoor coil matters more near the sea.

Do you cover smaller places like Frating?

We do. Villages and hamlets get the same service as the bigger towns. We are based in East Grinstead and plan each visit so the job can be finished in one trip where possible.

Will you work on another installer’s system?

Yes. We work on systems fitted by other installers as well as our own, on all the main brands. Tell us the make and model and send any paperwork you have.

Does the manufacturer’s warranty require regular servicing?

Each manufacturer sets its own terms. Some may have servicing conditions attached so it’s worth reading yours. We’re happy to go through them with you, and our service record shows the work was done.

Do you survey before quoting?

Yes. We always look before we price, either on a site survey or from photos and details for simple jobs. Then you get a fixed-price quote.

How quickly will you reply?

The same working day. After that, we agree a survey, diagnosis or installation date that suits you, with a fixed price before work starts.

Which manufacturers do you install and repair?

The main ones, including Mitsubishi Electric, Daikin, Fujitsu, Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries and Hitachi. For a new system, we suggest the make and model that suit the property and tell you why.

What happens on the day

Our engineers arrive at the time agreed with you and check the plan with you first. Floors and furniture near the work are covered with dust sheets, and anything electrical is made safe before work starts. The work itself takes anything from an hour for a simple split system to most of a day for a larger installation. Work in Frating is booked in advance at a time that suits you.

  1. We start with the basics, such as the brand, the number of indoor units and any symptoms.
  2. The system is run and checked before anything is opened up.
  3. Filters, coils and the condensate drain are cleaned and cleared.
  4. The wiring, controls and refrigerant performance are checked, plus a leak check on systems large enough to need one.
  5. Before leaving, the engineer writes up the visit and talks you through anything worth knowing.

Getting ready for the visit

Keeping systems in Frating running

Frating is within about 3 miles of the coast. Coastal outdoor units are worth checking for corrosion at every service. Historic England lists about 7 buildings and structures within half a mile of the centre of Frating, including Frating Hall (grade II). Swapping an outdoor unit on a listed building or in a conservation area may need consent, so we’ll flag it if a replacement is needed. About 40% of homes in and around Frating date from 1945 to 1972, according to the Valuation Office Agency’s council tax figures, and Census 2021 figures found about 89% of households in detached or semi-detached houses. Wall bracket, ground pad or flat roof: knowing where the outdoor unit is saves time on the day.

Most homes book one service a year; busy offices and shops may want more. Clean filters and coils help a system cool better and use less electricity.

“Office air con broke down in the July heatwave. Called at 8am, engineer was here by noon and fixed within 2 hours. Brilliant emergency response. They now hold the service contract for the whole building.”
