About air conditioning in CM18
We fit wall-mounted splits, multi-split systems, ducted systems and ceiling cassettes, plus VRF systems for bigger commercial buildings. The right choice depends on the rooms, the building and how visible you want the indoor units to be and we talk you through it on the survey. Typical jobs include an ageing air conditioning system near the end of its life and rooms that get too hot to sleep or work in, on ceiling cassettes, multi-split systems and ducted systems.
Each visit runs to the same pattern: agree the plan on site, protect the area, do the work, test what we’ve done and talk you through it. The visit itself takes about a day for a single-room system, longer for multi-room and ducted systems.
- We survey the property, or work from your pictures for a simple job.
- Output, positions and price are settled before anything is booked.
- On the day, dust sheets go down and the indoor and outdoor units are fitted.
- We run and connect the pipes, cable and drain, then pressure test and evacuate the circuit.
- It’s switched on, checked and handed over with its records.
How we quote
Typical ranges are on our prices page, but your price depends on the job in front of us. For a fixed-price quote, phone us on 07833 053749, or email if that’s easier, and we will explain what it covers.

Ask for a quote
Every quote starts with a look at the job, from a site survey or, where the job is straightforward, from pictures and measurements. Then you get a fixed price before any work starts.
Near you in Bush Fair
In Bush Fair, that means homes and buildings near Brays Grove, The Poplar Kitten pub and Hawkenbury Meadow and the streets around them. Also close by are Passmores Academy (within half a mile east), St Stephen (less than half a mile west) and Pear Tree Mead Academy (less than half a mile south-east). The closest station to Bush Fair is Harlow Town station, roughly 1.8 miles north-west of the centre. Nearby you’ll also find Mark Hall Cycle Museum (1.5 miles north) and Harlow Mill (2.3 miles north). The countryside around Bush Fair includes Hunsdon Mead.
Air conditioning across CM18
Planning rules are the same across England, CM18 included: cooling-only units are not covered, listed buildings need consent and conservation areas restrict outdoor units facing a road.
From London flats to coastal homes and country cottages, London and the South East have every kind of property. Our work is F-Gas certified, NICEIC approved for the electrics and MCS certified for heat pumps.
Bush Fair: Bedrooms under the roof and rooms with big sunny windows are normally the first to overheat, so they’re the usual place to start. Living close to St Stephen? Some older properties in parts like that are protected, and the survey finds out whether yours is.
What air conditioning can’t fix
Some problems need a different service or another trade:
- Problems with a gas boiler or the radiators
- Work that needs permission from a landlord or the council
- Damp or condensation caused by leaks or poor ventilation in the building (that needs the cause fixing)
What affects the cost of air conditioning
Jobs vary more than people expect. What affects the quote:
- The condition of any existing system
- How many units are involved
- Whether it’s a simple split or a larger system
- What electrical work the job needs
Several rooms, units or sites on one quote often makes better use of the time. Tell us about everything you’d like looked at and we’ll price it together.
Helping us quote
When you contact us, these details help:
- Where the property is and what kind of building it is
- Your consumer unit or fuse board
- Where the outdoor unit is, or where you’d like it
- Your installation or service records
Need a price for air conditioning? Please ring 07833 053749 or send an email with a few details about the property. We’ll explain what we’d recommend and why, then send a fixed-price quote before you commit to anything.
Before you call an engineer
Keep a note of anything odd: error codes, noises, drips, smells or a drop in performance. It helps us diagnose quickly, and a photo of the display helps even more.
Before you call us about a fault, a few checks can save a visit: check the mode, the set temperature, the remote’s batteries and the breaker. If the breaker trips a second time, leave it off and give us a ring on 07833 053749 or write to us at info@aircondoctor.co.uk.
What happens if it’s left?
The best time to plan air conditioning is before the hot weather, not during it. When people buy in a hurry, the unit is often the wrong size or badly placed, and that is hard to put right later. Booking the survey early gives you time to weigh up the options.
What your quote should include
- The make and model of any parts or equipment being quoted
- Whether the quote shows VAT clearly
- Whether the electrical work is done by a registered contractor, such as NICEIC approved
- Whether the company is F-Gas certified, and whether you can check it
Your questions about air conditioning in CM18
Can you look at a system you didn’t fit?
Yes. Systems fitted by other companies are fine from all the leading brands. Tell us the make and model and send any paperwork you have.
Is CM18 in your area?
Yes. We work in CM18 and the rest of Essex, as part of our area across London and the South East. To book, give us a ring on 07833 053749 or use the quote form.
Can we book visits on a schedule?
Yes. Maintenance contracts are part of what we do, with visits at the interval your system and the manufacturer need. Each visit is written up and F-Gas records kept where they apply.
Who has to arrange F-Gas leak checks?
The operator of the equipment, working with qualified engineers. Larger systems need regular checks: at least every 12 months from 5 tCO2e and every 6 months from 50 tCO2e. We’ll work out which band applies to yours.
How long will the installation take?
Allow a day or more, depending on the number of rooms, the pipe routes and the access. We confirm the time when we quote, so you can plan around it.
Can I fit air conditioning or a heat pump myself?
Not the refrigerant work. Under the F-gas rules, it must be done by qualified engineers from a certified company, and a new electrical circuit is notifiable building work unless a registered competent person does it.
How soon will you get back to me?
We reply to enquiries the same working day. If it’s an emergency, ring the 24/7 line instead.
