Air conditioning in CM17: how it works
Good air conditioning starts with the right system in the right place. Each room is assessed for its size, windows, direction and how it’s used, and we agree the unit positions and the route for the pipes, cable and drain before you get a fixed-price quote. The work covers ceiling cassettes, multi-split systems and ducted systems, and the jobs we see most are an office, shop or restaurant that’s uncomfortable for staff and customers and a home office that warms up with screens and equipment.
On the day, we arrive at the time agreed with you and check the plan with you first. Dust sheets go down over floors and anything close to the work, and anything electrical is made safe before work starts. On site, it takes a day for most single-room installations, with multi-split, ducted and cassette systems taking longer.
- We start by looking at the rooms, the walls and where the outdoor unit can go.
- You receive one fixed figure covering the kit, the fitting and the positions we agreed.
- On the day, we fit the indoor and outdoor units and run the pipework, cable and condensate drain.
- Once the electrics are connected, the pipework is tested for leaks and put under vacuum before any refrigerant flows.
- The system is commissioned and checked in every mode, and we hand over the controls, F-Gas records and warranty information.

Where we install in CM17
Planning rules are the same across England, CM17 included: an air-to-air system that heats as well as cools can be permitted development on a house, but cooling-only units, listed buildings and outdoor units facing a road in conservation areas need more care.
We reply to enquiries from CM17 the same working day, and our emergency line is open 24/7.
Harlow: Living close to St Andrew's Methodist Church? Some older properties in parts like that are protected, and the survey finds out whether yours is. A loft bedroom or a glazed extension is often the room that prompts the first call.
Landlords, agents and facilities managers
Portfolio owners often want one contractor and one number. We work across London and the South East, so a run of properties can go into one programme and kept on a regular cycle.
Bigger systems bring extra duties: systems with an effective rated output over 12 kW need a TM44 inspection by an accredited energy assessor at least every 5 years. We can arrange it, prepare the system for it and fix what it finds.
What affects the quote in CM17
Every job gets its own quote. These are the things that affect it:
- One-off work versus a regular service cycle
- The number of rooms, units or zones
- What state the existing equipment is in
- Whether it’s a simple split or a larger system
Height, access and the distance between the indoor and outdoor units can all change the price. We take each of them into account, and the price is fixed before we start.
Before you get in touch
Good photos often save a visit. Try to include:
- Any error code or flashing light on the display
- A photo of the consumer unit with the cover closed
- A few pictures of the room and the wall the unit is on, or will go on
- The make and model of the system, from the label
Every quote shows the VAT clearly, with the rate that applies to your job. Homes, businesses and different kinds of work can be treated differently for VAT, so we confirm it on the quote. For a fixed-price quote, ring 07833 053749 or write to us at info@aircondoctor.co.uk.
Signs you need air conditioning
Computers, screens, lighting and people all give off heat. A home office with a couple of screens, or a meeting room with a few people in it, warms up quickly, even when it isn’t especially hot outside.
The things we’re asked about most are:
- Rooms under the roof that stay hot into the night
- A business premises that overheats in summer
- Not knowing which system, size or brand to choose
- Working from home in a room that gets too warm
When something else is needed
Air conditioning cannot fix everything, and we’d rather say so up front. It won’t put right:
- A ventilation problem rather than a temperature problem
- Damp from leaks or a lack of ventilation
- Work that needs permission from a landlord or the council
CM17: your questions answered
Do you work on systems someone else installed?
Yes. We work on systems fitted by other installers as well as our own from all the leading brands. Tell us the make and model and send any paperwork you have.
Which brands do you work with?
The main ones, including Mitsubishi Electric, Daikin, Fujitsu, Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries and Hitachi. For new systems, we recommend a brand and model to suit the job and tell you why.
Can I use air conditioning to heat a room?
Yes, most modern split systems run as heat pumps, so they can heat a room in winter. The Energy Saving Trust points out that an air-to-air heat pump is often just called air conditioning. Some cooling-only models exist, so we confirm it for the model on your quote.
Do you provide F-Gas records?
Yes. It’s the record a manufacturer or the next engineer will ask to see: a dated note of the work, with refrigerant details where they apply.
Can you set up regular servicing?
Yes. Maintenance contracts are part of what we do, with visits at the interval your system and the manufacturer need. Each visit is recorded and F-Gas records kept where they apply.
Do you look at the job first?
Yes. Photos often do the job for simple work, while larger systems and faults that need testing are seen on site.
Do I need planning permission?
That depends on what’s being fitted and where. Heat pumps on houses in England can be permitted development when they meet set conditions, including the MCS 020(a) noise check, but a cooling-only unit isn’t covered, so check with the council. Listed buildings, conservation areas and flats have extra limits. This is general information, not legal advice.
