Air conditioning servicing for homes and businesses in Vange

Servicing covers both halves of the system: the indoor units in the rooms and the outdoor unit outside. Filters and coils are cleaned, the drain is cleared, and the electrics, controls and refrigerant performance are all checked. We service systems in Vange and across Essex, for most leading brands. Common call-outs are for water dripping from the indoor unit and smells coming from the indoor unit, on ceiling cassettes, VRF systems and air-to-air heat pumps.

For most homes near Vange, a service once a year keeps the system efficient and the filters clean, and some manufacturers’ warranty terms ask for regular servicing.

AirCon Doctor is an F-Gas certified company and NICEIC approved for electrical work, with MCS certification for heat pumps and Checkatrade membership. Refrigerant work is done by engineers who hold the F-gas qualifications the law requires.

What a service looks like in Vange

The Valuation Office Agency’s council tax figures date about 56% of homes across Vange and its surrounding area to the post-war years, 1945 to 1972, and about 47% of households live in terraced houses, according to the 2021 Census. With a terrace, access to the rear for the outdoor unit is the main thing to tell us. At about 25 miles from central London, Vange sits inside the area we cover across London and the South East.

For an office near Pitsea station, servicing can be booked before or after working hours. For a school like Ryedene Primary and Nursery School, maintenance visits can be booked out of term.

For landlords and property managers

Portfolio owners often want one contractor and one number. Our area covers Greater London and the South East, so a run of properties can go into one programme and kept on a regular cycle.

Under the GB F-gas rules, responsibility for leak checks is shared between whoever operates the equipment and the engineers who work on it. Where a building is let or managed, the lease or contract should make clear who looks after the system, and we can work for either side.

Questions from Vange

How often should air conditioning in Vange be serviced?

A yearly visit is right for most households. Some manufacturers’ warranty terms ask for regular servicing, so it’s worth keeping the records.

Is Vange within the area you cover?

Yes, smaller places are covered as well as towns. A few photos and the postcode are enough to get things started.

Do you work on all makes?

We work with the leading brands, from Mitsubishi Electric, Daikin and Fujitsu to Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries and Hitachi. Send us the make and model if you have it.

Does my air conditioning need an F-gas leak check?

Only if the system is at or above the threshold of 5 tCO2e. Plenty of small splits sit under it, as 3 kg of R32 works out at about 2.0 tCO2e. We read the charge from the label and work it out for you.

What accreditations do you have?

We’re an F-Gas certified company, NICEIC approved for electrical work and MCS certified for heat pumps. We’re members of Checkatrade too.

Do you top up refrigerant during a service?

A service does not include adding refrigerant. If a system has lost refrigerant, it has leaked from somewhere. We check the refrigerant performance, and if we suspect a leak we explain how it can be found and repaired.

Can you come out in an emergency?

Yes, any time. If something urgent happens, like water coming from a unit or a critical room overheating, call our 24/7 line and we will tell you what to do first.

Honest limits

To be straight with you, there are a few things this work won’t fix:

  • Cooling capacity that does not match the space
  • Heat gains the system was never sized for
  • Major component failures that call for a repair visit

If you’re not sure, just call us on 07833 053749 or fill in the contact form and we’ll give you a straight answer before booking.

Parts of the system we cover

  • VRF systems
  • Air-to-air heat pumps
  • Wall-mounted split systems
  • Ducted systems
  • Ceiling cassettes
  • Multi-split systems

Before you call an engineer

Never try to top up, release or handle refrigerant yourself. Under the F-gas rules, engineers need their own qualifications and the company must be certified, and refrigerant lines can cause cold burns. A suspected leak is our job, not yours.

On air conditioning, the filters in the indoor unit are typically the one part owners can clean where the manufacturer’s manual explains how. They come out, get a gentle clean and go back only when they’re dry. For a heat pump, the main owner jobs are a clear outdoor unit and sensible control settings.

How it works

If the system has to be off for part of the visit, we tell you before we start so it does not catch you out. For businesses, we can normally work room by room or zone by zone. The work takes a short visit for one split system, longer for multi-split, ducted or commercial plant. Seeing the property in pictures first helps us plan the trip to Vange.

  1. A date is fixed and the service price confirmed in advance.
  2. The engineer runs the system and checks how it’s performing.
  3. Filters, coils, fans and drains are cleaned and cleared.
  4. We check the wiring, controls and refrigerant circuit, and leak check systems that need it.
  5. It’s run once more to confirm all is well, and the record is left with you.

Getting ready for the visit

  • Clear the space around the indoor unit, or where it will go
  • Dig out any previous service or F-Gas records
  • Keep pets and children away from the work area
