How air conditioning works in CO11
Air conditioning isn’t only for summer: most modern splits heat too. The Energy Saving Trust recognises that air-to-air heat pumps often go by the name air conditioning, and a well-chosen system can earn its keep all year round. The work covers air-to-air heat pumps, ducted systems and ceiling cassettes, and people most often call us about working from home in a room that gets too warm and rooms that get too hot to sleep or work in.
Think of the visit in three stages: diagnose, treat and sign off. First comes a careful look at the system or the space, then we do the work, and finally everything is tested, recorded and explained. The middle part takes longest, and that takes a day or more, depending on the number of rooms, the pipe routes and the access.
- First comes a site survey, or pictures and measurements for a straightforward job.
- Each room is sized and you get a fixed-price quote setting out the equipment and the unit positions.
- On the day, we fit the indoor and outdoor units and run the pipework, cable and condensate drain.
- We connect the supply, pressure test the pipework and evacuate it before the refrigerant is released.
- Last comes the run-up: every mode checked, the controls explained and the paperwork left with you.
What you’ll pay
No two properties are the same, so each one gets its own fixed-price quote. The equipment, how we reach it, the route between units and the work needed all make a difference.
Why people in CO11 choose us
- Every job looked at before it’s priced
- Leading brands including Daikin, Mitsubishi Electric and Fujitsu

How to get a quote
Quotes don’t take long. Call or email with a few details and we’ll come back to you the same working day. If we need to see the property first, we book a survey at a time that works for you.
What’s near Lawford
In Lawford, that means homes and buildings near Highfields Primary School, The Red Lion Public House and Manningtree High School. For rail, the closest station is Manningtree station, roughly 0.7 miles north-west. Nearby you will also find The Munnings Museum (2.4 miles west) and Little Wenham Castle (5 miles north). The countryside around Lawford includes Cattawade Marshes and Alton Water.
Where we install in CO11
In CO11, we install in places such as Lawford, Brantham and Manningtree and well beyond. Every place on our CO11 list (15 in all) is covered.
CO11 is part of a working area that runs from Greater London to the Sussex coast and out to Oxfordshire and Essex. One phone number covers all of it. CO11 includes coastal places, where salt in the air speeds up corrosion of outdoor coils and fixings. We choose positions and fixings with that in mind.
Lawford: About 2.4 miles west stands Castle House. Listed homes in any area need consent first, so tell us if yours is one. Around St Mary's Church, a quick check of the listing and conservation maps is part of planning any install.
Keeping the system healthy
Every system needs looking after, and most of it is easy. A few tips:
- Let filters dry fully before you put them back
- Use moderate settings for comfort and economy
- Keep the handover documents somewhere safe
- Keep the indoor unit’s filters clean
An annual service keeps the system running efficiently, and some manufacturers make regular servicing a condition of their warranty. We will remind you when it’s due, so it doesn’t get forgotten.
Book an annual service. The engineer cleans the coils and drain, checks the electrics and the refrigerant circuit and catches small problems early and keeps the warranty paperwork right where servicing is a condition.
What affects the quote in CO11
Some jobs are bigger than they look, and some smaller. The main factors:
- How far the pipework has to run, and where
- The size of the job
- Which make and model is being fitted or worked on
- What kind of system it is
Our prices page shows typical ranges, but each job is priced on what it involves. For a fixed-price quote, call us on 07833 053749 or use the quote form, and we will explain what it covers.
Before you get in touch
A few details help us quote accurately. With your enquiry, please include:
- Where the property is and what kind of building it is
- Where the outdoor unit is, or where you’d like it
- Any previous service or F-Gas records
- A few photos of the room and the wall the unit is on, or will go on
The quickest way to a quote is to send photos: the inside and outside of the property where the work is, plus the rating plate of any unit already there. Add the address and what you’d like done, and many jobs can be priced from that.
What happens if it’s left?
New systems now use lower-impact refrigerants. Since 2025, new single split systems with less than 3 kg of refrigerant can’t use F gases with a GWP above 750, so new splits use refrigerants such as R32, with a GWP of 675. R410A, used in many older systems, has a GWP of 2088.
Questions to ask before you book
- Whether extra work needs your approval first
- Whether the manufacturer’s warranty depends on regular servicing
- What paperwork you will receive afterwards
- Who does the electrical work, and whether they can certify it
Safe owner checks
There are a few things you can safely do yourself: keeping the outdoor unit clear, checking the mode and set temperature, and the routine cleaning in the manual. Anything inside the units, the electrics and the refrigerant is engineer’s work.
Refrigerant is off limits for anyone without the right qualifications. The law requires anyone working on equipment containing F gas to hold the right qualifications, and the company to be certified, and escaping refrigerant can cause cold burns. A suspected leak is our job, not yours.
Questions from CO11
Who is responsible for leak checks?
The F-gas rules share it between the equipment’s operator and the engineers who work on it. The interval depends on the refrigerant charge, measured in tonnes of CO2 equivalent: at least yearly for 5 to under 50 tCO2e, and every 6 months for 50 to under 500 tCO2e.
Is the equipment covered by a warranty?
It’s the manufacturer’s warranty, which varies by brand. For example, Daikin’s standard warranty on split air conditioning is 2 years and we explain the terms for your brand on the quote.
Can you fit air conditioning in a leasehold flat?
Often, yes, but there are extra steps. You’ll normally need the landlord’s or management company’s consent for the outdoor unit and the pipe route, so check the lease. Permitted development rules for flats are also tighter than for houses, and we flag anything that may need permission. This is general information, not legal advice.
How long will the installation take?
Most single-room systems take a day. Multi-split, ducted and cassette systems take longer and the quote says how long to expect.
Will you work on another installer’s system?
Yes. Systems fitted by other companies are fine from all the leading brands. Tell us the make and model and send any paperwork you have.
Why does F-Gas certification matter?
Companies working on equipment that contains F gas must be certified by an approved body, and each engineer needs the right qualifications too. It’s how you know the refrigerant is being handled legally and safely.
Does air conditioning need its own electrical supply?
Typically, yes. We check your consumer unit on the survey and include any electrical work on the quote and we install and certify the circuit as NICEIC approved contractors.
