How we handle air conditioning servicing in Wix
Servicing doesn’t mean topping up refrigerant. Refrigerant runs in a sealed circuit and shouldn’t need adding to. Where the checks suggest gas has been lost, the right step is to find the leak, and we will set out how. Common call-outs are for a service that’s overdue and warning lights on the indoor unit, across VRF systems, ducted systems and multi-split systems.
For a home in or near Wix, a service once a year suits most systems, ideally in spring before the warm weather.
Refrigerant work is written up in the F-Gas records: the work carried out, the refrigerant involved and the quantities. Keep the records with the manual and the warranty documents, as a manufacturer or a future engineer may ask to see them.

Common problems we fix in Wix
Small refrigerant leaks do not announce themselves. Performance drops slowly, until it cannot keep up on the hottest or coldest days.
Look out for these signs:
- Drips or damp patches below an indoor unit
- A service that’s overdue
- Smells coming from the indoor unit
Spring is a good time for a service, before the system is needed for cooling.
What your quote should include
- Whether the electrical work is done by a registered contractor, such as NICEIC approved
- Whether testing, commissioning and paperwork are included
- What records you get at the end

Servicing in Wix: local notes
Wix lies within about 3 miles of the sea. Near the sea, rinsing and checking the outdoor coil for corrosion is an important part of every service. The 2021 Census found about 75% of households in detached or semi-detached houses. If the outdoor unit is high up or behind a locked gate, mention it when you book. Historic England lists about 4 buildings and structures within half a mile of the centre of Wix, including Thatched Cottage (grade II). For most visits that makes no difference. It only comes up when an outdoor unit has to be replaced on a protected building.
If you look after a school such as Wix and Wrabness Primary School, servicing is easiest in the holidays.

How it works
There’s very little for you to do on the day. Just let us in and point us to the units, or to where they’ll be fitted, and the rest is down to us. Before we leave, the area is tidied and we explain what we have done. A few pictures help us make the most of a visit to Wix.
- We book a time that suits you and confirm the price.
- The engineer runs the system and checks how it’s performing.
- Then the cleaning: filters, coils, fan and the drain line.
- The electrics, controls and refrigerant performance are checked, with a leak check where required.
- It’s run once more to confirm all is well, and the record is left with you.
Preparing for the visit
- Let us know where we can park and unload
- Keep pets out of the rooms we are working in
- Clear a path to the units and the space around them

Related advice
Wix: your questions answered
Will you come out to Wix?
Yes. Wix is within the area we cover across London and the South East. Send a few details and pictures, and we reply the same working day.
Is the coast a problem for outdoor units in Wix?
It can, as Wix is within about 3 miles of the sea, where salt in the air is hard on coils and fixings. Regular servicing, with the outdoor coil cleaned and checked, helps a coastal system last.
Which brands do you work with?
We work with the leading brands, from Mitsubishi Electric, Daikin and Fujitsu to Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries and Hitachi. Send us the make and model if you have it.
How soon will you get back to me?
On the same working day you contact us. Then we agree a date that works for you, and you get a fixed price before any work goes ahead.
What does an air con service involve?
A full clean and check of the system. That means filters, coils and drains, plus electrical connections, controls and refrigerant performance with leak checks where the rules require them.
Who has to arrange F-Gas leak checks?
The F-gas rules share it between the equipment’s operator and the engineers who work on it. The interval depends on the refrigerant charge, measured in tonnes of CO2 equivalent: at least yearly for 5 to under 50 tCO2e, and every 6 months for 50 to under 500 tCO2e.
Do you top up refrigerant during a service?
Not as a routine part of the service. The refrigerant circuit is sealed, so a system that’s short of gas has a leak. We check the refrigerant performance, and if we suspect a leak we explain how it can be found and repaired.
Aftercare tips
Looking after it is simple, and it makes the next visit easier:
- Read the warranty conditions for your brand
- Clear leaves and debris from around the outdoor unit
- Keep to an annual service, or more often if needed
Where the system needs F-gas leak checks, the result is recorded and the next one falls due within 6 or 12 months, depending on the system. We can diary it for you.
Check that the condensate pipe outside can still drain. A pipe that is been knocked or covered can back up into the indoor unit.
What happens if it’s left?
Drainage problems tend to grow. What starts as a damp patch under the indoor unit can become water running down the wall, so it’s worth clearing before that happens. For a village like Wix, booking ahead lets us plan the trip properly.
No two properties are the same, so we price each one individually. The system, the access, the pipe routes and the parts involved all make a difference.
