Air conditioning in CM13: how it works
We install leading brands, including Mitsubishi Electric, Daikin, Fujitsu, Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries and Hitachi. We recommend a model on the survey and explain why it suits the room, along with the manufacturer’s warranty terms on your quote. The work covers multi-split systems, ceiling cassettes and wall-mounted split systems, and the jobs we see most are uncertainty over the right type and size of system and an old system that needs replacing.
Everything the job needs comes with us, from tools and test equipment to ladders and dust sheets. All we ask is clear access to the units, or to where they’ll go, and to the consumer unit. On site, the work takes a day for most single-room installations, with multi-split, ducted and cassette systems taking longer.
- We survey the property, or work from your photos for a simple job.
- The system is sized, positions are agreed and the price is fixed.
- On the day, dust sheets go down and the indoor and outdoor units are fitted.
- Pipework, cable and drain are run, the circuit is connected and the pipework is pressure tested and evacuated.
- It’s switched on, checked and handed over with its records.

Air conditioning across CM13: local notes
Across CM13, from Brentwood, Great Berry and Hutton Mount to the villages, homes range from older terraces and cottages to new estates and flats. Each install starts with a survey of the rooms, the walls and where the outdoor unit can go.

Brentwood: About 4.4 miles north-east stands Ingatestone Hall. Listed homes in any area need consent first, so tell us if yours is one. Around Church of St Thomas of Canterbury, a quick check of the listing and conservation maps is part of planning any install.
What affects the cost of air conditioning
Before we fix a price, we need to know a few things. We look at:
- The condition of any existing system
- Whether we need access equipment for high-level work
- The pipe route between the units
- The number of rooms, units or zones
Homes, offices, shops and public buildings are all priced the same way: the equipment, the access, the work involved and the time it takes. Ask for a fixed-price quote and we’ll go through it with you.
Before you get in touch
There’s no need for technical detail. Just send:
- The outdoor side of the property, including any roof or flat area
- The address and the type of property
- A close-up of the unit’s label showing the model number
- A few photos of the room and the wall the unit is on, or will go on

Let and managed properties
For anyone managing more than one building, we can plan visits across the portfolio and price them together. Each property gets its own records, so each one has its own history.
Bigger systems bring extra duties: a TM44 inspection by an accredited energy assessor is required at least every 5 years for systems over 12 kW. We can arrange it, prepare the system for it and fix what it finds.
What air conditioning can’t fix
Air conditioning can’t fix everything, and we’ll tell you before work begins. It will not put right:
- Problems with a gas boiler or the radiators
- Heat loss through very poor insulation (a system will heat the room, but insulation is a separate job)
- A lack of fresh air (most split systems recirculate room air rather than bringing fresh air in, which is a job for ventilation)
Looking after it afterwards
Once we have finished, these simple steps help:
- Close windows and doors while the system is cooling
- Keep the outdoor unit clear of leaves, plants and clutter
- Book an annual service
- Tell us if the unit starts to leak, rattle or show a code
Questions after the installation go to the same number. Tell us what the system is doing, and any code on the display, and we will talk it through with you.
Have the system serviced once a year. A service cleans what you can’t reach and picks up faults before they stop the system, and it keeps any warranty servicing conditions in order.
FAQs for CM13
Can I do any of the installation myself?
Not the refrigerant work. Under the F-gas rules, it must be done by qualified engineers from a certified company, and a new circuit is notifiable under Part P unless a registered electrician, such as a NICEIC approved contractor, does it.
Does air conditioning work as heating?
Most of the time, yes. A heat pump moves heat from the outside air into the room, so it gives out more heat than the electricity it uses. If you want it to replace your main heating, ask about air-to-air heat pumps and the conditions for the Boiler Upgrade Scheme grant.
Do you look at the job first?
Yes. For simple jobs, pictures and a few details can be enough, while bigger systems and repairs that need testing get a visit.
Is air conditioning possible in a flat?
That depends on the lease, the building and where the outdoor unit could go. An outdoor unit can sometimes go on a balcony, roof or rear wall, with consent and the survey looks at every option. This is general information, not legal advice.
What warranty do I get?
The manufacturer provides it, on its own terms. Some terms depend on regular servicing by a qualified engineer, so keep your service records.
Does air conditioning need its own electrical supply?
Typically, yes. The fuse board is checked on the survey, and any electrical work goes on the quote, and our NICEIC approval covers the installation and certificate.
Which manufacturers do you install and repair?
Mitsubishi Electric, Daikin, Fujitsu, Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries, Hitachi and others. For a new system, we suggest the make and model that suit the property and explain why.
