About air conditioning in CM11

The best installations are planned before a single hole is drilled. We look at each room’s size, glazing, orientation and use, and we agree the unit positions and the route for the pipes, cable and drain before you get a fixed-price quote. We are often asked to deal with bedrooms and offices that overheat in summer and a home office that warms up with screens and equipment, on multi-split systems, ducted systems and air-to-air heat pumps.

Anything involving refrigerant is handled by F-Gas qualified engineers, as the law requires, while the electrical side is covered by our NICEIC approval. On the day, both are in the same hands. On site, it takes anything from a day for one room to several days for a multi-room or ducted system.

  1. We survey the property, or work from your photos for a simple job.
  2. The system is sized, positions are agreed and the price is fixed.
  3. On the day, dust sheets go down and the indoor and outdoor units are fitted.
  4. Connections are made, checked for leaks and pulled down to a vacuum.
  5. We commission, show you the controls and leave the F-Gas and warranty paperwork.

How we quote

Air conditioning around CM11

Planning rules are the same across England, CM11 included: cooling-only units aren’t covered, listed buildings need consent and conservation areas restrict outdoor units facing a road.

An F-Gas certified company does the refrigerant side, and the electrics come under our NICEIC approval, in CM11 as everywhere else.

Crays Hill: Older streets near Church of St Mary may fall within a conservation area, so we check the planning position before choosing where the outdoor unit goes. A loft bedroom or a glazed extension is often the room that prompts the first call.

How we price air conditioning

Our prices page gives typical ranges, and your quote is built on your job. What we look at:

  • Access, including height, roofs and ladders
  • Whether the existing supply is suitable
  • Which make and model is being fitted or worked on
  • What state the existing equipment is in

What you pay reflects the actual work. That’s why we look at the job first, from photos or on a survey, and the price is agreed before any work starts.

What we need to know

Photos let us diagnose from a distance. Try to include:

  • Photos showing the indoor unit and the space around it
  • Where the property is and what kind of building it is
  • The outside wall, roof or yard where the outdoor unit sits or would go
  • A photo of the consumer unit with the cover closed

Some jobs can be priced from photos, while others need a survey. Multi-room systems, commercial buildings and anything with a long or hidden pipe route are normally surveyed first. Either way, the quote is fixed before anything goes ahead.

What air conditioning can’t fix

An honest diagnosis matters more to us than a booking, so here’s what this work cannot put right:

  • A lack of fresh air (most split systems recirculate room air rather than bringing fresh air in, which is a job for ventilation)
  • A building fabric problem such as single glazing or no loft insulation
  • An installation that needs consent nobody has given yet

System by system

Electrical supply

Most systems need their own circuit from the consumer unit. We are NICEIC approved, so we fit and certify the circuit ourselves, which takes care of the Part P notification.

Offices, shops and commercial rooms

Offices and shops normally need several units and sensible central controls. We size for the people, equipment and glazing in the space, and plan the work so the business keeps running.

What we are called out for in CM11

Portable units are often where people start, and why they call us. Portables push their warm air out through a hose in the window, so the window can’t close properly and the noisy part of the unit is in the room. With a split system, the compressor lives outside.

It’s time to call us if you are dealing with:

  • Old electric heaters you’d like to replace with something more efficient
  • A study or office that overheats during the day
  • Bedrooms and offices that overheat in summer
  • Rooms under the roof that stay hot into the night

CM11: your questions answered

Will you work on another installer’s system?

Yes. Systems fitted by other companies are fine, on all the main brands. Tell us the make and model and send any paperwork you have.

What warranty do I get?

It’s the manufacturer’s warranty, which varies by brand. For instance, Daikin’s standard warranty on split air conditioning is 2 years, and we explain the terms for whichever brand you choose.

How long will the installation take?

It takes anything from a day for one room to several days for a multi-room or ducted system. The survey tells us how long your installation will need so there are no surprises.

Which accreditations do you hold?

AirCon Doctor is an F-Gas certified company, NICEIC approved for electrical work and MCS certified for heat pumps. We are also Checkatrade members.

How much does air conditioning installation cost?

A single-room split system is typically £1,200–£2,200 + VAT. Two rooms on a multi-split are typically £2,800–£4,500 + VAT, and three to five rooms £4,500–£8,500 + VAT, with supply, fitting, commissioning and F-Gas documentation included. You get a fixed price before any work starts.

Can you come out in an emergency?

Yes, day and night. Call the emergency line and tell us the make, the symptoms and any error code, and we’ll advise on what to do next.

Do I need planning permission?

Not always. Permitted development can cover a heat pump on a house, including an air-to-air system that heats as well as cools since 2025, provided the conditions are met. Permission is more likely to come up for cooling-only units, listed buildings, flats and road-facing positions in conservation areas and the survey picks it up. This is general information, not legal advice.
