Air conditioning across SS11: what to expect

A new system normally needs a dedicated circuit from the fuse board. Under Part P, a new circuit is notifiable unless a registered competent person does it, and our NICEIC approval means we install and certify it ourselves. The work covers multi-split systems, ceiling cassettes and VRF systems, and the jobs we see most are a loft room or top floor that bakes in summer and an ageing air conditioning system near the end of its life.

Everything the job needs comes with us, from tools and test equipment to ladders and dust sheets. All we ask is clear access to the units, or to where they’ll go, and to the consumer unit. The visit takes a day or more, depending on the number of rooms, the pipe routes and the access.

  1. Diagnosis comes first, with a survey of the rooms, outside space and fuse board.
  2. Next, a recommendation for each room and a fixed price.
  3. The treatment: units fitted, pipework and drain routed, and the electrics installed.
  4. Before it runs, the pipework is proved tight and put under vacuum.
  5. The sign-off: commissioning, a walk through the controls, and the F-Gas records and warranty details.

Pricing in SS11

What you pay depends on the system and the number of rooms or units, how easy the units are to reach and what the work involves. You get a fixed price before we start, so there are no surprises.

Air conditioning around SS11

Planning rules are the same across England, SS11 included: cooling-only units aren’t covered, listed buildings need consent and conservation areas restrict outdoor units facing a road.

SS11 is within the area we cover from our base in East Grinstead. Each job starts with a survey and a fixed-price quote.

Runwell: Homes near Church of St Mary are a good example of where we look up the heritage status of the building before fixing anything to it. Close to Wickford station? A small study or box room used for work can usually be cooled with a single indoor unit.

What happens if it’s left?

If you are thinking about air conditioning for a property in SS11, there’s no need to wait for a heatwave. Installation takes about a day for a single-room system, longer for multi-room and ducted systems, and we agree a date that suits you once you’re happy with the quote.

Comparing quotes

  • Whether the quote is a fixed price
  • Whether they looked at the job before pricing it
  • Exactly what the price includes, from supply and fitting to commissioning
  • What paperwork you will receive afterwards

Pricing air conditioning in SS11

The quote reflects the job in front of us. We take into account:

  • What electrical work the job needs
  • How far the pipework has to run, and where
  • One-off work versus a regular service cycle
  • The number of rooms, units or zones

The pipe route, the height of the units and how we reach them can all change the price. We take each of them into account and give you a fixed price before any work starts.

Helping us quote

The more you tell us, the more accurate the quote. When you get in touch, it helps to send:

  • Photos showing the indoor unit and the space around it
  • Where the outdoor unit is, or where you’d like it
  • The address and the type of property
  • The rating plate or label on any existing unit

To help us quote: where the property is and what kind of building it is, a few pictures, the brand and model of anything already fitted and any symptoms, from error codes to drips. Once you have those, give us a ring on 07833 053749 or drop us a line.

System by system

Offices, shops and commercial rooms

Larger buildings may suit VRF, which runs many indoor units from shared outdoor units. VRF and larger commercial jobs are priced after a survey and the quote sets out the design.

Pipework and condensate drains

Between the units run the refrigerant pipes, the control cable and the condensate drain. We agree the route with you before we drill, and keep it as short and neat as the building allows.

Why it fails

Most overheating comes from heat gained through the day. Sunshine through glazing, especially on south and west-facing rooms, adds a lot of heat, and the heat lingers long after the sun has moved round.

Keep an eye out for any of the following:

  • A system on old refrigerant that is due for replacement
  • A study or office that overheats during the day
  • Rooms that get too hot to sleep or work in
  • A portable unit with a hose out of the window

Questions from SS11

Do you work on commercial properties?

Yes. Homeowners, landlords, agents and businesses all book us across London and the South East. Let us know who the records should go to.

Can you fit air conditioning in a leasehold flat?

It depends on the building and the lease. An outdoor unit can sometimes go on a balcony, roof or rear wall, with consent, and we check the options on the survey. This is general information, not legal advice.

Who is responsible for leak checks?

The F-gas rules share it between the equipment’s operator and the engineers who work on it. The interval depends on the refrigerant charge, measured in tonnes of CO2 equivalent: at least every 12 months from 5 tCO2e, and every 6 months from 50 tCO2e.

Can air conditioning heat my home as well?

In most cases, yes. A heat pump moves heat from the outside air into the room, so it gives out more heat than the electricity it uses. To replace your main heating, there are extra conditions, including for the £2,500 Boiler Upgrade Scheme grant for air-to-air heat pumps.

Why does F-Gas certification matter?

Companies working on equipment that contains F gas must be certified by an approved body, and each engineer needs the right qualifications too. It means the refrigerant in your system is handled legally.

Do you offer emergency call-outs?

Yes. For anything urgent, such as a system failing in a server room or water leaking from a unit, ring our 24/7 line and we’ll tell you what to do first.

Do you offer maintenance contracts?

Yes. Maintenance contracts are part of what we do, with visits at the interval your system and the manufacturer need. Each visit is recorded, with F-Gas records where refrigerant work is involved.
