Our air conditioning service in SS9
Thinking about air conditioning but not sure where to start? Just call us on 07833 053749 or fill in the contact form with pictures of the rooms and the outside of the property, and we will reply the same working day about a survey or a fixed-price quote. Typical jobs include commercial rooms that are too warm for staff and portable units that are noisy and barely cope, on VRF systems, ducted systems and wall-mounted split systems.
We book the visit for a day and time that suit you, and we keep you posted if anything changes. When we arrive, we check the job against the survey or the photos you sent. Anything unexpected is raised with you before we go further. After that, it takes a day for most single-room installations, with multi-split, ducted and cassette systems taking longer.
- Diagnosis comes first, with a survey of the rooms, outside space and fuse board.
- Next, a recommendation for each room and a fixed price.
- The treatment: units fitted, pipework and drain routed, and the electrics installed.
- Before it runs, the pipework is proved tight and put under vacuum.
- The sign-off: commissioning, a walk through the controls, and the F-Gas records and warranty details.
How we quote
Height, access and the distance between the indoor and outdoor units all affect the cost. Each of those is built into the quote, and the price is fixed before we start.
What you get with us
- Mitsubishi Electric, Daikin, Fujitsu, Panasonic, Toshiba and more
- An F-Gas certified company, as the law requires
- A fixed price before any work starts
- Diagnosis first, then a fixed price
Getting a quote
Our prices page gives typical ranges, but your quote is based on your job, because no two buildings, rooms or systems are the same. Once we’ve looked at the job, from photos or on a survey, you get a fixed price. To start, call 07833 053749 or email us.

Air conditioning across SS9
In SS9, as across England, the same permitted development rules apply: an air-to-air system that heats as well as cools can be permitted development on a house, but cooling-only units, listed buildings and outdoor units facing a road in conservation areas need more care.
From London flats to coastal homes and country cottages, London and the South East have every kind of property. Our work is F-Gas certified, NICEIC approved for the electrics and MCS certified for heat pumps. Parts of SS9 are on or near the coast, where salt air is hard on outdoor units. We choose positions and fixings with that in mind.
Leigh-on-Sea: With historic houses such as Southchurch Hall about 3.4 miles east, it’s a reminder that older homes nearby may be listed, which changes the planning rules. Homes near Church of St Margaret of Antioch are a good example of where we look up the heritage status of the building before fixing anything to it.
Safe owner checks
Before you call us about a fault, a few checks can save a visit: is the system in the right mode, is the set temperature sensible, are the remote’s batteries working and has the breaker tripped. If a breaker trips again after you reset it, leave it off and call us on 07833 053749 or write to us at info@aircondoctor.co.uk.
Write down what you notice: an error code, a new noise, a drip, a smell or a change in how well the system heats or cools. It helps us diagnose quickly, and a photo of the display helps even more.
Landlords, agents and facilities managers
Under the GB F-gas rules, responsibility for leak checks is shared between whoever operates the equipment and the engineers who work on it. Where a building is let or managed, the lease or contract should make clear who looks after the system, and we can work for either side.
We regularly work with managing agents. Tell us the property, the work and the access arrangements and we’ll come back with a fixed-price quote.
What we’re called out for in SS9
Poor sleep is one of the most common reasons homeowners ask about air conditioning. An open window doesn’t always cool a bedroom that has warmed up all day, especially on a still night.
These are the situations we see most often:
- A business premises that overheats in summer
- Old electric heaters you’d like to replace with something more efficient
- Rooms under the roof that stay hot into the night
- An old system that needs replacing
What the work involves, system by system
Ceiling cassettes
A cassette needs a void above the ceiling for the unit, pipework and drain, with a condensate pump where the drain can’t fall naturally. We check the ceiling void on the survey.
Wall-mounted split systems
Wall-mounted units suit bedrooms, living rooms, home offices and small commercial rooms. We choose the position for even airflow and easy filter access, and away from where the air would blow straight onto people.
Questions from SS9
Do you offer emergency call-outs?
Yes. Our emergency line runs 24/7 for breakdowns that cannot wait. Call 07833 053749 and tell us what’s happened.
Do I need to service the system to keep the warranty?
It depends on the manufacturer’s terms. Some manufacturers make regular servicing by a qualified engineer a condition of the warranty, so it’s worth checking. Keep every service record either way.
Who is responsible for leak checks?
Whoever operates the equipment, together with the technicians who service it. Larger systems need regular checks: at least every 12 months from 5 tCO2e and every 6 months from 50 tCO2e. We’ll work out which band applies to yours.
Do I need planning permission?
It depends on the system and the property. In England, an air source heat pump on a house can be permitted development if it meets set conditions, including the MCS 020(a) noise check, but a cooling-only unit is not covered, so check with the council. Listed buildings, conservation areas and flats have extra limits. This is general information, not legal advice.
Can I fit air conditioning or a heat pump myself?
Anything that involves the refrigerant needs an F-Gas qualified engineer from a certified company. That is a legal requirement, and manufacturers expect it for their warranty too. We’re happy to quote for the full job, supply to commissioning.
How do you keep the place clean during the work?
We put dust sheets over floors and furniture near the work first, and we tidy up as we go. Before we leave, we clear up and run through the work with you.
Is there a survey before the work?
Yes. We always look before we price, either on a site survey or from pictures and details for simple jobs. Then you get a fixed-price quote.
