Air conditioning in SS2: how it works

Air conditioning isn’t only for summer: most modern splits heat too. The Energy Saving Trust recognises that air-to-air heat pumps often go by the name air conditioning, so a well-chosen unit can be useful in winter as well as summer. We are often asked to deal with fans and portables that don’t keep up and an ageing air conditioning system near the end of its life, across multi-split systems, VRF systems and wall-mounted split systems.

The work area is kept tidy throughout, with sheets down and mess cleared as we go. Any holes, fixings or cable routes are agreed with you before we drill. The visit takes anything from a day for one room to several days for a multi-room or ducted system.

  1. First the diagnosis: a survey of the rooms, the walls, the outside and the electrics.
  2. Then the prescription: the right system and size for each room, on a fixed-price quote.
  3. The treatment: units fitted, pipework and drain routed, and the electrics installed.
  4. Testing: the circuit is pressure tested and evacuated before the refrigerant is released.
  5. Finally, the clean bill of health: commissioning, the controls explained and your paperwork handed over.

How we quote

The price reflects the work, not guesswork. That is why we look at the job first, from photos or on a survey, and why the quote is fixed before any work starts.

Where we install in SS2

Our air conditioning work across SS2 takes in places such as Prittlewell, Westcliff-on-Sea and Southchurch and the smaller places around them. Every place on our SS2 list (7 in all) is covered.

Across London and the South East, we reply to enquiries the same working day, and our emergency line is open 24/7. In the coastal parts of SS2, outdoor units benefit from a sheltered position and regular servicing, and some manufacturers offer corrosion-protected coils.

Southend-on-Sea: Southchurch Hall, about 1.6 miles south-east, is one of the historic houses nearby, and if your own home is listed, consent comes before any air conditioning is fixed to it. If you work from home near Prittlewell station, a home office that overheats is one of the easiest rooms to cool.

Let and managed properties

The F-gas rules share responsibility for leak checking between the equipment’s operator and the service technicians. Where a building is let or managed, the lease or contract should make clear who looks after the system, and we can work for either side.

Managing agents often deal with us directly. Tell us the property, the work and the access arrangements, and we will send a fixed-price quote.

Before you call an engineer

Before you call us about a fault, a few checks can save a visit: is the system in the right mode, is the set temperature sensible, are the remote’s batteries working and has the breaker tripped. If a breaker trips again after you reset it, leave it off and ring us on 07833 053749.

Refrigerant is off limits for anyone without the right qualifications. The law requires anyone working on equipment containing F gas to hold the right qualifications, and the company to be certified, and refrigerant lines can cause cold burns. A suspected leak is our job, not yours.

After we’ve gone

Looking after it is simple, and it makes the next visit easier:

  • Leave space around the outdoor unit
  • Keep the handover documents somewhere safe
  • Never run the system with the filters out
  • Close windows and doors while the system is cooling

The work area is left tidy: dust sheets lifted, offcuts and packaging cleared, and the holes for the pipework sealed. Outside, the pipework is neatly fixed and protected, so the job looks as tidy as it works.

Clean the filters regularly, not just at the service. Clean filters keep the air moving and help the system work as designed, which costs you more to run.

Pricing air conditioning in SS2

The diagnosis comes before the price. The main factors are:

  • What state the existing equipment is in
  • Access, including height, roofs and ladders
  • The size of the job
  • Whether it’s a simple split or a larger system

What you pay depends on the system and the number of rooms or units, the access and the parts and time the job needs. You get a fixed price before any work starts, so there are no surprises.

Helping us quote

When you contact us, it’s useful to have:

  • The paperwork from the last service, if you have it
  • Photos showing the indoor unit and the space around it
  • The postcode and whether it’s a home, flat or business
  • A close-up of the unit’s label showing the model number

Getting a quote is straightforward. Send a few details and pictures, and we reply the same working day. If we need to see the property first, we book a survey at a time that works for you.

FAQs for SS2

Do you survey before quoting?

Yes. We always look before we price, either on a site survey or from pictures and details for simple jobs. Then you get a fixed-price quote.

Can I fit air conditioning or a heat pump myself?

The refrigerant side has to be done by a qualified engineer working for an F-Gas certified company. That is a legal requirement, and manufacturers expect it for their warranty too. We can quote for the whole job, from supply to commissioning.

Can you look at a system you didn’t fit?

Yes. We look at it first and tell you what we find, including any issues with how it was fitted. Any work is priced before it goes ahead.

When will I hear back?

You’ll hear from us the same working day. If it’s an emergency, ring the 24/7 line instead.

Should I choose wall-mounted, ducted or cassette?

The right one depends on how many rooms you want to cool, how much space there is outside and how visible you want the indoor units to be. Ducted systems need a ceiling void or loft, and cassettes need a suspended ceiling and the survey confirms what’s possible.

Will I need planning permission?

Not necessarily. On a house, air-to-water heat pumps and, since 2025, air-to-air systems that heat as well as cool can be permitted development if they meet the conditions. Permission is more likely to come up for cooling-only units, listed buildings, flats and road-facing positions in conservation areas and the survey picks it up. This is general information, not legal advice.

Can the outdoor unit go on a roof or at ground level?

The position is agreed on the survey, not on the day. It must have clear airflow and space for servicing, and walls or roofs facing a road can raise planning questions. We’ll tell you what to check before we fit it.
