Air conditioning in SS3

Air conditioning and heat pumps for homes and businesses across SS3, by an F-Gas certified, NICEIC approved company.

About air conditioning in SS3

A single-room split system is typically £1,200–£2,200 + VAT, two rooms on a multi-split £2,800–£4,500 + VAT, and three to five rooms £4,500–£8,500 + VAT. Those ranges include supply, installation, commissioning and F-Gas documentation, and commercial VRF systems are priced after a survey. The work covers multi-split systems, wall-mounted split systems and VRF systems, and common reasons people get in touch are commercial rooms that are too warm for staff and not knowing which system, size or brand to choose.

There’s very little for you to do on the day. Someone needs to let us in and show us the units, or where they’re going, and the rest is down to us. At the end, we tidy up and run through the work with you.

  1. Diagnosis comes first, with a survey of the rooms, outside space and fuse board.
  2. Next, a recommendation for each room and a fixed price.
  3. Then the work: units up, pipes and drain run, and a new circuit where necessary.
  4. Checks: a pressure test for leaks, then a vacuum to clear moisture.
  5. Finally, the clean bill of health: commissioning, the controls explained and your paperwork handed over.

What you will pay

Several rooms, units or sites on one quote can make for a more efficient booking. Mention every unit or room you need covered, and you’ll get one fixed price.

Air conditioning across SS3

Across SS3, from Shoeburyness, North Shoebury and Great Wakering to the villages, homes range from older terraces and cottages to new estates and flats. We survey every property before we quote, then a fixed-price quote.

London and the South East cover everything from city flats to rural cottages. We are F-Gas certified, NICEIC approved and MCS certified for heat pumps. Near the coast in SS3, outdoor units last longer with shelter from sea wind and a yearly service, and some manufacturers offer corrosion-protected coils.

Shoeburyness: Plenty of people near Shoeburyness station split the week between the train and a spare room, and that spare room is often the first to get a unit. Around Church of St Mary the Virgin, a quick check of the listing and conservation maps is part of planning any install.

What owners can safely do

Owner care supports servicing; it doesn’t replace it. Simple care keeps the air moving through the system, but the inside of the units, the refrigerant and the electrics still need a qualified engineer.

There are a few things you can safely do yourself: keep the outdoor unit clear of leaves, plants and clutter, check the settings and the remote, and follow the cleaning the manual describes. Anything inside the units, the electrics and the refrigerant is engineer’s work.

Managing agents and facilities teams in SS3

For anyone managing more than one building, we can quote and plan the work across all of them. Every address has its own paperwork, so each one has its own history.

Portfolio owners often want one contractor and one number. We work across London and the South East, so a run of properties can go into one programme and kept to a regular schedule.

Aftercare tips

After the visit, a few habits help:

  • Choose a comfortable set temperature rather than the lowest
  • Don’t cover or box in the outdoor unit
  • Keep the room closed while it runs
  • Keep the indoor unit’s filters clean

The handover includes the records you need: the commissioning details, the F-Gas records and the manufacturer’s warranty information. File them together as they’re needed for servicing and any warranty question.

Set it and leave it. Choose the right mode and a comfortable temperature rather than the lowest setting, and close windows and doors while it’s cooling.

Pricing air conditioning in SS3

The survey or diagnosis tells us what the work involves. The main factors are:

  • One-off work versus a regular service cycle
  • Whether the existing supply is suitable
  • The pipe route between the units
  • What state the existing equipment is in

The cost depends on the type of system and how many units are involved, how easy the units are to reach and what the work involves. We give you a fixed price before work begins, so there are no surprises.

What to send for a quote

There’s no need for technical detail. Just send:

  • The rating plate or label on any existing unit
  • Your consumer unit or fuse board
  • The postcode and whether it’s a home, flat or business
  • Any previous service or F-Gas records

Every quote shows the VAT clearly, and the rate that applies to your job is stated. VAT can differ between homes and businesses and between kinds of work, so we confirm it on the quote. To get one, call us on 07833 053749.

FAQs for SS3

Do you protect the property while you work?

We put dust sheets over floors and furniture near the work first, and the area is kept tidy throughout. At the end, we clear up and show you what we’ve done.

How do you size the system?

Sizing is done on the survey, room by room. Too small, and it runs flat out; too big, and it switches on and off and wastes energy, so we explain why we have chosen a particular output.

Should I choose wall-mounted, ducted or cassette?

It depends on the rooms and the building. A split suits one room, a multi-split several, a ducted system hides the unit, and a cassette spreads air across larger rooms. The survey ends with a recommendation and the reasons.

Is air conditioning possible in a flat?

Often, yes, but there are extra steps. You’ll typically need the landlord’s or management company’s consent for the outdoor unit and the pipe route, so check the lease. Permitted development rules for flats are also tighter than for houses, so we point out anything that may need permission on the survey. This is general information, not legal advice.

Do you offer maintenance contracts?

Yes. Tell us what you have and how it’s used and we’ll propose a schedule and quote for it. Leak checks required by the F-gas rules can be built in for larger systems.

Will you need to do electrical work?

Most systems need their own supply from the consumer unit. Under Part P, a new circuit has to be notified unless a registered competent person does it, and we’re NICEIC approved, so we can install and certify it.

Who has to arrange F-Gas leak checks?

The operator of the equipment, working with qualified engineers. Larger systems need regular checks: at least every 12 months from 5 tCO2e and every 6 months from 50 tCO2e. We will work out which band applies to yours.
