Air conditioning across SS1: what to expect

Mitsubishi Electric, Daikin, Fujitsu, Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries and Hitachi are among the brands we fit. The survey ends with a recommendation and the reasons for it, and the manufacturer’s warranty terms are set out on your quote. Typical jobs include not knowing which system, size or brand to choose and an ageing air conditioning system near the end of its life, across VRF systems, ducted systems and air-to-air heat pumps.

We book the visit for a day and time that suit you, and we keep you posted if anything changes. When we arrive, we check the job against the survey or the pictures you sent. If something is different, we talk it through with you before carrying on. After that, it takes about a day for a single-room system, longer for multi-room and ducted systems.

  1. We start by looking at the rooms, the walls and where the outdoor unit can go.
  2. Cooling loads are worked out room by room, and the written price names the make, the model and every position.
  3. Brackets go on, the units are hung and the refrigerant lines, cable and drain are routed between them.
  4. Power is wired in, the joints are proved leak-tight under pressure and a vacuum pump draws out air and moisture.
  5. Last comes the run-up: every mode checked, the controls explained and the paperwork left with you.

How we quote

The cost depends on the system and the number of rooms or units, how easy the units are to reach and what the work involves. We give you a fixed price before any work starts, so you know where you stand.

Getting a quote

Some jobs can be priced from photos, while others need a survey. Bigger systems, commercial sites and awkward pipe routes are normally surveyed on site. Either way, the quote is fixed before anything goes ahead.

Landmarks near Thorpe Bay

Typical jobs here are in properties near The Meadowlark pub, Shoeburyness Old Ranges and Shoeburyness High School. Also close by are St Augustine (under half a mile east), Futures Community College (0.8 miles north-west) and Thorpedene Primary School (0.5 miles east). There’s a railway station in Thorpe Bay itself: Thorpe Bay station. Nearby you will also find Southend Historic Aircraft Museum (3 miles north-west) and Southend University Hospital (3.4 miles north-west). For a walk, there’s Gunners Park and Shoebury Ranges.

Air conditioning across SS1

Across SS1, from Prittlewell, Shoeburyness and North Shoebury to the villages, homes range from older terraces and cottages to new estates and flats. We survey every property before we quote.

London and the South East cover everything from city flats to rural cottages. We are F-Gas certified, NICEIC approved and MCS certified for heat pumps. In the coastal parts of SS1, outdoor units benefit from a sheltered position and regular servicing, and some manufacturers offer corrosion-protected coils.

Thorpe Bay: Plenty of people near Thorpe Bay station split the week between the train and a spare room, and that spare room is often the first to get a unit. Around St Augustine, a quick check of the listing and conservation maps is part of planning any install.

What air conditioning cannot fix

We’ll always give you a straight diagnosis, so here’s what this work can’t put right:

  • Damp from leaks or a lack of ventilation
  • A room that cannot take an outdoor unit or pipe route without the landlord’s, management company’s or council’s consent (that consent comes first)
  • Gas boiler or central heating faults (we do not work on gas boilers)

Landlords, agents and facilities managers

Landlords, letting agents and managing agents book us, not only the people who live or work in the property. Tell us who the contact on site is and who should receive the paperwork and we will copy in whoever needs it.

If you look after several properties, we can quote and plan the work across all of them. Each property gets its own records, so the files stay tidy.

Common problems we fix in SS1

Rooms overheat mostly because of heat they gain during the day. Sun through large windows, roof lights and glazed doors is the biggest source in many rooms, and once the room has warmed up, it holds on to it into the evening.

If any of these sounds familiar, it’s worth a diagnosis:

  • Rooms under the roof that stay hot into the night
  • Expensive direct electric heating
  • A business premises that overheats in summer
  • A system on old refrigerant that’s due for replacement

Different systems, different jobs

Ducted systems

Ducted air conditioning hides the indoor unit in a ceiling void or loft, and all you see is a discreet grille. It suits rooms where a visible unit wouldn’t work.

Pipework and condensate drains

We pressure test and evacuate the pipework before the system is charged, which keeps moisture and air out of the circuit. It’s recorded in the commissioning details.

Common questions in SS1

Who is responsible for leak checks?

The F-gas rules share it between the equipment’s operator and the engineers who work on it. How often depends on the size of the refrigerant charge in tonnes of CO2 equivalent: at least yearly for 5 to under 50 tCO2e, and every 6 months for 50 to under 500 tCO2e.

Where does the outdoor unit go?

It can go on a wall bracket, at ground level or on a flat roof, wherever the pipe route, airflow and servicing access work best. We also think about noise near bedrooms and neighbours, and the position can affect planning.

How do I know what size unit to get?

It depends on the room, not only its floor area. Windows, the direction the room faces, the roof above and the people and equipment in it all count, and we take them all into account on the survey.

How long does air conditioning installation take?

It takes a day for most single-room installations, with multi-split, ducted and cassette systems taking longer. We confirm the time when we quote so there are no surprises.

Can I do any of the installation myself?

Not the refrigerant work. The F-gas rules require certified companies and qualified engineers for it, and a new electrical circuit is notifiable building work unless a registered competent person does it.

Is planning permission needed for the outdoor unit?

It can do. The rules differ for heat pumps and cooling-only air conditioning, and for houses, flats, listed buildings and conservation areas. We point out anything that may need permission at the survey, and the council has the final say. This is general information, not legal advice.
