About air conditioning in SE5
Think of it as diagnose, treat and sign off: the survey diagnoses what the rooms need, the installation is the treatment and commissioning is the sign-off. The sign-off includes testing every mode, showing you the controls and handing over the F-Gas records. We are often asked to deal with a loft room or top floor that bakes in summer and a system on old refrigerant that’s due for replacement, on air-to-air heat pumps, multi-split systems and ceiling cassettes.
The visit goes in the diary at a time that works for you, and we let you know if plans need to move. On arrival, the engineer compares the job with the survey, your pictures or the details you gave us. Anything unexpected is raised with you before we go further. After that, it takes about a day for a single-room system, longer for multi-room and ducted systems.
- First comes a site survey, or photos and measurements for a straightforward job.
- Cooling loads are worked out room by room, and the written price names the make, the model and every position.
- The indoor unit is fixed in place, the outside unit positioned, and the connecting runs put in tidily.
- Power is wired in, the joints are proved leak-tight under pressure and a vacuum pump draws out air and moisture.
- The system is commissioned and checked in every mode, and we hand over the controls, F-Gas records and warranty information.

Green spaces nearby include Knight's Hill and Centre for Wildlife Gardening.
Where we install in SE5
In SE5, as across England, the same permitted development rules apply: an air-to-air system that heats as well as cools can be permitted development on a house, but cooling-only units, listed buildings and outdoor units facing a road in conservation areas need more care.
London and the South East cover everything from city flats to rural cottages. We’re F-Gas certified, NICEIC approved and MCS certified for heat pumps.
East Dulwich: Kingswood House, about 2.2 miles south, is one of the historic houses nearby, and if your own home is listed, consent comes before any air conditioning is fixed to it. Close to East Dulwich station? A small study or box room used for work can usually be cooled with a single indoor unit.
Aftercare tips
Looking after the system is mostly common sense. A few tips:
- File the paperwork with the manual
- Have the system serviced once a year
- Refit filters properly after cleaning
- Clean the filters every few weeks when the system is in heavy use
An annual service keeps the system running efficiently, and some manufacturers make regular servicing a condition of their warranty. We can remind you when it’s due, so it doesn’t get forgotten.
Use sensible settings. A moderate set temperature cools the room just as well as the lowest one, without the waste and keep doors and windows shut while it runs.
What air conditioning cannot fix
Air conditioning cannot fix everything, and we’d rather say so up front. It won’t put right:
- Damp or condensation caused by leaks or poor ventilation in the building (that needs the cause fixing)
- Stuffy rooms that need fresh air rather than cooling
- Gas boiler or central heating faults (we do not work on gas boilers)
What you can do yourself, and what needs us
Owner care supports servicing; it doesn’t replace it. Simple care keeps the air moving through the system, but the refrigerant circuit, the electrics and the parts you can’t see still need an engineer at the interval the manufacturer recommends.
On air conditioning, the filters in the indoor unit are normally the one part owners can clean where the manufacturer’s manual explains how. They come out, get a gentle clean and go back only when they’re dry. On a heat pump, the equivalent is keeping the outdoor unit clear and checking the controls.
Why it fails
Rooms in the roof are often the hardest to keep cool. The roof takes the full force of the sun, and warm air rises from the floors below, which is why a loft bedroom can still be warm at bedtime.
Look out for any of the following:
- Commercial rooms that are too warm for staff
- A home office that warms up with screens and equipment
- Portable units that are noisy and barely cope
- Bedrooms and offices that overheat in summer
SE5 questions
Can I do any of the installation myself?
The refrigerant side has to be done by a qualified engineer working for an F-Gas certified company. That is a legal requirement, and it also matters for the manufacturer’s warranty. We are happy to quote for the full job, supply to commissioning.
Do you protect the property while you work?
Protection goes down first: dust sheets over floors and anything close to the work. Any drilling is agreed with you first, and we clear up the dust and offcuts before we leave.
How soon will you get back to me?
You will hear from us the same working day. If it’s an emergency, ring the 24/7 line instead.
Is there a survey before the work?
Yes. We always look before we price, on a survey, or from your pictures and details where the job is simple. A fixed-price quote follows.
What accreditations do you have?
We hold F-Gas company certification, which the law requires for any business working on refrigerant. We are also NICEIC approved, MCS certified for heat pumps and Checkatrade members.
Whose job is it to check the system for leaks?
The F-gas rules share it between the equipment’s operator and the engineers who work on it. How often depends on the size of the refrigerant charge in tonnes of CO2 equivalent: at least every 12 months from 5 tCO2e, and every 6 months from 50 tCO2e.
Why use an F-Gas certified company?
Certification shows a business is approved to work on systems that hold F gas refrigerant. That isn’t optional: it’s required by law, and AirCon Doctor is certified.
