Air conditioning in N17: how it works

A new system normally needs a dedicated circuit from the fuse board. Under Part P, a new circuit is notifiable unless a registered competent person does it, and as NICEIC approved contractors we can install and certify it as part of the job. The work covers ducted systems, VRF systems and multi-split systems, and people most often call us about expensive direct electric heating and fans and portables that don’t keep up.

Anything involving refrigerant is handled by F-Gas qualified engineers, as the law requires, and electrical work is done by us as NICEIC approved contractors. On the day, both are in the same hands. On site, it takes about a day for a single-room system, longer for multi-room and ducted systems.

  1. You send pictures, or we visit and survey the rooms and outside.
  2. The system is sized, positions are agreed and the price is fixed.
  3. We protect the area, then fit both halves of the system.
  4. Pipework, cable and drain are run, the circuit is connected and the pipework is pressure tested and evacuated.
  5. We commission, show you the controls and leave the F-Gas and warranty paperwork.

What affects the price in N17

Height, access and the distance between the indoor and outdoor units all affect the cost. We take each of them into account, and the price is fixed before we start.

Where we install in N17

In N17, as across England, the same permitted development rules apply: an air-to-air system that heats as well as cools can be permitted development on a house, but cooling-only units, listed buildings and outdoor units facing a road in conservation areas need more care.

An F-Gas certified company does the refrigerant side, while NICEIC approval covers the electrical work.

Tottenham: With historic houses such as Bruce Castle about 0.3 miles west, it’s a reminder that older homes nearby may be listed, which changes the planning rules. Plenty of people near Bruce Grove station split the week between the train and a spare room, and that spare room is often the first to get a unit.

Owner checks or an engineer?

There are a few things you can safely do yourself: keep the outdoor unit clear of leaves, plants and clutter, check the settings and the remote, and follow the cleaning the manual describes. Anything inside the units, the electrics and the refrigerant is engineer’s work.

Leave the units and pipework where they are. Disconnecting a system means dealing with refrigerant, which only a qualified engineer can do, and the electrical side needs a competent person. Ask us to quote for a move instead.

Leave it or put it right?

There’s a tax point for homes: HMRC zero-rates the installation of energy-saving materials in homes until 31 March 2027, after which the rate becomes 5%. HMRC says most air conditioning units are air source heat pumps, but each case depends on the facts, so we confirm the VAT on your quote. This is general information, not tax advice.

Questions to ask before you book

  • Whether extra work needs your approval first
  • Whether a new circuit is included and who certifies it
  • Whether the quote shows VAT clearly
  • Proof of F-Gas company certification

Looking after your system

Looking after the system is mostly common sense. Our tips:

  • Leave space around the outdoor unit
  • Avoid setting it far colder than you need
  • Close windows and doors while the system is cooling
  • Never run the system with the filters out

Before we leave, the system is commissioned and tested in each mode. Once it’s running properly, we take you through the controls and settings so you know how to get the best from it.

Clean the filters regularly, not just at the service. Blocked filters cut airflow and make the system work harder, so it uses less electricity for the same comfort.

Different systems, different jobs

Wall-mounted split systems

Single-room split systems are typically £1,200–£2,200 + VAT, with supply, fitting, commissioning and the F-Gas paperwork included. Where you sit in that range depends on the pipe run, access and electrics.

Multi-split systems

Indoor units on a multi-split don’t all have to look the same, choosing what suits each room, depending on the model. The survey settles which units go where.

FAQs for N17

Will you make a mess?

Floors and furniture near the work are covered with dust sheets before work begins, and we tidy up as we go. At the end, we clear up and show you what we’ve done.

How much is air conditioning for one room?

It depends on the rooms, the system and the pipe route, but a single-room split is typically £1,200–£2,200 + VAT. Long pipe runs, difficult access, a new circuit and premium indoor units push the price up, while commercial systems are priced after a survey.

Is the equipment covered by a warranty?

It’s the manufacturer’s warranty, which varies by brand. Daikin, for example, gives a standard 2 years on split air conditioning, and we explain the terms for whichever brand you choose.

Can I use air conditioning to heat a room?

In most cases, yes: modern splits are usually heat pumps, so they can heat a room in winter. The Energy Saving Trust notes that air-to-air heat pumps are sometimes referred to as air conditioning. We confirm the heating function of the model we quote.

Is air conditioning possible in a flat?

It depends on the building and the lease. An outdoor unit can sometimes go on a balcony, roof or rear wall, with consent, and we check the options on the survey. This is general information, not legal advice.

Who is responsible for leak checks?

The operator of the equipment, working with qualified engineers. Larger systems need regular checks: at least every 12 months from 5 tCO2e and every 6 months from 50 tCO2e. We can tell you which band your system falls into.

How long does air conditioning installation take?

It takes anything from a day for one room to several days for a multi-room or ducted system. The survey tells us how long your installation will need, so you can plan around it.
