Air conditioning in W8: how it works

The best installations are planned before a single hole is drilled. Each room is assessed for its size, windows, direction and how it’s used, and we agree the unit positions and the route for the pipes, cable and drain, all before the price is fixed. The work covers ducted systems, wall-mounted split systems and air-to-air heat pumps, and the jobs we see most are portable units that are noisy and barely cope and too many options and no clear advice.

We book the visit for a day and time that suit you, and we keep you posted if anything changes. On arrival, the engineer compares the job with the survey, your photos or the details you gave us. Anything unexpected is raised with you before we go further. From there, the work takes a day or more, depending on the number of rooms, the pipe routes and the access.

  1. First the diagnosis: a survey of the rooms, the walls, the outside and the electrics.
  2. Then the prescription: the right system and size for each room, on a fixed-price quote.
  3. The treatment: units fitted, pipework and drain routed, and the electrics installed.
  4. Testing: the circuit is pressure tested and evacuated before the refrigerant is released.
  5. Finally, the clean bill of health: commissioning, the controls explained and your paperwork handed over.

Air conditioning across W8: local notes

Planning rules are the same across England, W8 included: cooling-only units are not covered, listed buildings need consent and conservation areas restrict outdoor units facing a road.

An F-Gas certified company does the refrigerant side, while NICEIC approval covers the electrical work, in W8 as everywhere else.

Holland Park: With historic houses such as Leighton House about 0.4 miles south, it’s a reminder that older homes nearby may be listed, which changes the planning rules. Close to Kensington Olympia station? A small study or box room used for work can usually be cooled with a single indoor unit.

Before you call an engineer

Keep a note of anything odd: error codes, noises, drips, smells or a drop in performance. It helps us diagnose quickly, and a photo of the display helps even more.

On air conditioning, the filters in the indoor unit are typically the one part owners can clean where the manufacturer’s manual explains how. With the power off, they lift out, can be vacuumed or rinsed and must be fully dry before they go back. For a heat pump, the main owner jobs are a clear outdoor unit and sensible control settings.

What affects the quote in W8

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • A single visit or a regular plan
  • The number of rooms, units or zones
  • Whether it’s a simple split or a larger system
  • The brand, model and parts involved

Our prices page shows typical ranges, but your price depends on the job in front of us. Call for a fixed-price quote, and we’ll explain what it covers.

Before you get in touch

Before you ask for a quote, gather:

  • The rating plate or label on any existing unit
  • Any previous service or F-Gas records
  • Photos showing the indoor unit and the space around it
  • The fuse board and where it is in the property

Every quote shows the VAT clearly, with the rate that applies to your job. Homes, businesses and different kinds of work can be treated differently for VAT, so we confirm it in writing rather than guess. To get one, call 07833 053749 or fill in the contact form.

When something else is needed

To be straight with you, there are a few things this work will not fix:

  • Damp from leaks or a lack of ventilation
  • Stuffy rooms that need fresh air rather than cooling
  • A building fabric problem such as single glazing or no loft insulation

Why it fails

Some people come to us for heating rather than cooling. Direct electric heaters convert electricity into heat one for one, while an air-to-air heat pump moves heat from outside, which means more heat out than electricity in. Most modern split systems work this way.

Look out for these signs:

  • Portable units that are noisy and barely cope
  • A loft room or top floor that bakes in summer
  • A business premises that overheats in summer
  • Old electric heaters you’d like to replace with something more efficient

FAQs for W8

Do you protect the property while you work?

We put dust sheets over floors and furniture near the work first, and the area is kept tidy throughout. At the end, we clear up and show you what we’ve done.

Can you look at a system you didn’t fit?

Yes. We start with a proper look and tell you honestly what we find, including anything about the original installation that needs putting right. Any work is priced before it goes ahead.

Do you offer maintenance contracts?

Yes. Tell us what you have and how it’s used and we will propose a schedule and quote for it. Leak checks required by the F-gas rules can be built in for larger systems.

Who has to arrange F-Gas leak checks?

Responsibility is shared between the operator, usually whoever owns or controls the equipment, and the service technicians. How often depends on the size of the refrigerant charge in tonnes of CO2 equivalent: at least every 12 months from 5 tCO2e, and every 6 months from 50 tCO2e.

Can you fit air conditioning in a leasehold flat?

That depends on the lease, the building and where the outdoor unit could go. Balconies, flat roofs and rear walls can all work, subject to consent, and we check the options on the survey. This is general information, not legal advice.

Which type of system should I choose?

Number of rooms, space outside and how much of the unit you want to see all decide it. Ducted units need a void or loft, and cassettes need a suspended ceiling, which we check on the survey.

Do you look at the job first?

Yes. We always look before we price, on a survey, or from your pictures and details where the job is simple. A fixed-price quote follows.
