Our air conditioning service in W2
Good air conditioning starts with the right system in the right place. We look at each room’s size, glazing, orientation and use, then agree where the indoor and outdoor units go and how the pipework, cable and condensate drain will run, all before the price is fixed. The work covers ducted systems, ceiling cassettes and air-to-air heat pumps, and the jobs we see most are bedrooms and offices that overheat in summer and an office, shop or restaurant that’s uncomfortable for staff and customers.
Our engineers bring the tools, gauges and access equipment the job needs. All we ask is clear access to the units, or to where they’ll go, and to the consumer unit. On site, the work takes anything from a day for one room to several days for a multi-room or ducted system.
- We survey the rooms and the outside of the property, or work from photos and details for simple jobs.
- Cooling loads are worked out room by room, and the written price names the make, the model and every position.
- On the day, we fit the indoor and outdoor units and run the pipework, cable and condensate drain.
- The electrical supply is connected, and the refrigerant circuit is pressure tested and evacuated.
- We commission the system, show you the controls and leave the F-Gas records and the manufacturer’s warranty details.

Local landmarks in City of Westminster
In City of Westminster, that means homes and buildings near The St Marylebone CofE School, Devonshire Arms and LITE Regal International School. You’ll also find St Vincent's Catholic Primary School (under half a mile north), St Mark's (within half a mile south), Hyde Park (0.6 miles south-west) and Royal Society of Medicine Library (less than half a mile north-east). City of Westminster has its own railway station: Bond Street station. Other landmarks nearby include Dunhill Museum & Archive (less than half a mile north) and Kingly Court (0.6 miles east). Not far away are Serpentine and Primrose Hill.
Air conditioning across W2
In W2, as across England, the same permitted development rules apply: cooling-only units are not covered, listed buildings need consent and conservation areas restrict outdoor units facing a road.
Refrigerant work is done by F-gas qualified engineers for a certified company, while NICEIC approval covers the electrical work.
City of Westminster: Living close to St Mark's? Some older properties in parts like that are protected, and the survey finds out whether yours is. Close to Bond Street station? A small study or box room used for work can usually be cooled with a single indoor unit.
Leave it or put it right?
Planning ahead beats a rushed decision in a heatwave. When people buy in a hurry, the unit is often the wrong size or badly placed, which is costly to undo. A survey now gives time to choose properly.
What your quote should include
- What the manufacturer’s warranty covers and for how long
- How VAT is shown, and which rate applies
- Proof of F-Gas company certification
- What happens if the job turns out to be different on the day
Before you call an engineer
On air conditioning, the filters in the indoor unit are normally the one part owners can clean where the manufacturer’s manual explains how. They come out, get a gentle clean and go back only when they’re dry. On a heat pump, the equivalent is keeping the outdoor unit clear and checking the controls.
There are a few things you can safely do yourself: keep the outdoor unit clear of leaves, plants and clutter, check the settings and the remote, and follow the cleaning the manual describes. Opening up the units, the electrics and the refrigerant circuit are a job for us.
Rented and managed buildings
When the building owner and the occupier are different, the lease or tenancy agreement normally sets out who maintains what. We are happy to deal with either side, and the paperwork can go to both.
Running several properties is easier with one contractor. We work across London and the South East, so work at different addresses can be planned together and kept to a regular schedule.
What air conditioning can’t fix
Some problems need a different service or another trade:
- Building damp that has a structural cause
- A room that can’t take an outdoor unit or pipe route without the landlord’s, management company’s or council’s consent (that consent comes first)
- Gas boiler or central heating faults (we do not work on gas boilers)
Questions from W2
Do I need a new electrical circuit?
Typically, yes. We check your consumer unit on the survey and include any electrical work on the quote, and our NICEIC approval covers the installation and certificate.
Do you look at the job first?
Yes, every time. We diagnose before we treat: the survey shows what’s needed, where things go and what access we need, and the quote is based on that.
Do I need to service the system to keep the warranty?
Check the manufacturer’s terms. Some manufacturers make regular servicing by a qualified engineer a condition of the warranty, so it’s worth checking. Either way, keep a record of every service.
What warranty do I get?
The manufacturer’s warranty, on the manufacturer’s terms. Each brand sets its own conditions and periods, so we explain them on your quote.
Can I have air conditioning in a flat?
Often, yes, but there are extra steps. Leaseholders normally need consent from the landlord or management company for an outdoor unit and holes through outside walls, so check the lease. Permitted development rules for flats are also tighter than for houses, and we flag anything that may need permission. This is general information, not legal advice.
Is W2 in your area?
Yes. We cover W2 and across Greater London, as part of our area across London and the South East. To book, ring us on 07833 053749, or email if that’s easier.
Do I need planning permission?
That depends on what’s being fitted and where. Heat pumps on houses in England can be permitted development when they meet set conditions, including the MCS 020(a) noise check, while a unit that only cools is not covered and needs checking with the council. Listed buildings, conservation areas and flats have extra limits. This is general information, not legal advice.
