Air conditioning in SO45: how it works

Wall-mounted, multi-split, ducted and cassette systems are all part of what we install, with VRF for larger buildings. The right choice depends on the rooms, the building and how visible you want the indoor units to be and we talk you through it on the survey. The work covers ducted systems, air-to-air heat pumps and ceiling cassettes, and people most often call us about commercial rooms that are too warm for staff and rooms heated by plug-in heaters.

Testing is the last part of the visit wherever the system can be switched on. Then we show you what we have done and answer any questions, and anything that needs attention later is pointed out. The visit takes a day or more, depending on the number of rooms, the pipe routes and the access.

  1. First comes a site survey, or photos and measurements for a straightforward job.
  2. Each room is sized and you get a fixed-price quote setting out the equipment and the unit positions.
  3. On the day, we fit the indoor and outdoor units and run the pipework, cable and condensate drain.
  4. The electrical supply is connected, and the refrigerant circuit is pressure tested and evacuated.
  5. Last comes the run-up: every mode checked, the controls explained and the paperwork left with you.

Air conditioning around SO45

Planning rules are the same across England, SO45 included: cooling-only units are not covered, listed buildings need consent and conservation areas restrict outdoor units facing a road.

London and the South East cover everything from city flats to rural cottages. We are F-Gas certified, NICEIC approved and MCS certified for heat pumps. Near the coast in SO45, outdoor units last longer with shelter from sea wind and a yearly service.

Hythe: Homes near Church of St John are a good example of where we look up the heritage status of the building before fixing anything to it. About 2.6 miles north stands Medieval Merchant's House. Listed homes in any area need consent first, so tell us if yours is one.

What air conditioning cannot fix

Before booking, it helps to know what’s not included:

  • Gas boiler or central heating faults (we do not work on gas boilers)
  • Work that needs permission from a landlord or the council
  • Draughts and missing insulation

Aftercare tips

Looking after it is simple, and it helps at the next service:

  • Avoid setting it far colder than you need
  • Keep the outdoor unit clear of leaves, plants and clutter
  • Book an annual service
  • Keep the room closed while it runs

An annual service keeps the system running efficiently, and some manufacturers make regular servicing a condition of their warranty. We will remind you when it’s due, so it does not get forgotten.

Report drips, noises or error codes early. A drip, a noise or a flashing light is often an early sign of a fault and catching it early keeps the repair small.

What owners can safely do

For air conditioning, cleaning the indoor unit’s filters is the main job owners can do, if the manual says so. They come out, get a gentle clean and go back only when they’re dry. For a heat pump, the main owner jobs are a clear outdoor unit and sensible control settings.

Never try to top up, release or handle refrigerant yourself. Under the F-gas rules, engineers need their own qualifications and the company must be certified, and escaping refrigerant can cause cold burns. A suspected leak is our job, not yours.

Pricing air conditioning in SO45

The quote reflects the job in front of us. We consider:

  • Whether the existing supply is suitable
  • How easy the units are to reach
  • What we find on the survey or diagnosis
  • The number of rooms, units or zones

The pipe route, the height of the units and how we reach them can all change the price. Each of those is built into the quote, and the price is fixed before any work starts.

Helping us quote

The more you tell us, the more accurate the quote. When you get in touch, it helps to send:

  • Any error code or flashing light on the display
  • Where the property is and what kind of building it is
  • The rating plate or label on any existing unit
  • The outdoor side of the property, including any roof or flat area

To help us quote: the address and the type of property, a few pictures, the make and model of any existing system and any symptoms, from error codes to drips. Once you have those, phone us on 07833 053749 or drop us a line.

Questions from SO45

Why does F-Gas certification matter?

Anyone installing, repairing or servicing the refrigerant side must be qualified, and their company certified. It’s worth checking before booking and we’ll gladly show you ours.

Do you work for landlords and businesses?

Yes. Homeowners, landlords, agents and businesses all book us across London and the South East. Let us know who the records should go to.

Do I need to service the system to keep the warranty?

Each manufacturer decides. If servicing is in the terms, missing one could affect a claim, so we explain the terms on your quote.

Do you work on systems someone else installed?

Yes. We work on systems fitted by other installers as well as our own, on all the main brands. Tell us the make and model and send any paperwork you have.

Do you have a 24/7 line?

Yes, day and night. Call the emergency line and tell us the make, the symptoms and any error code, and we will talk you through the next steps.

Who is responsible for leak checks?

Responsibility is shared between the operator, normally whoever owns or controls the equipment, and the service technicians. How often depends on the size of the refrigerant charge in tonnes of CO2 equivalent: at least every 12 months from 5 tCO2e, and every 6 months from 50 tCO2e.

Should I choose wall-mounted, ducted or cassette?

The right one depends on how many rooms you want to cool, how much space there is outside and how visible you want the indoor units to be. Ducted units need a void or loft, and cassettes need a suspended ceiling, which we check on the survey.
