About air conditioning in SE13

We fit wall-mounted splits, multi-split systems, ducted systems and ceiling cassettes, plus VRF systems for bigger commercial buildings. Which one suits you depends on the space, the building and how much of the unit you want to see, and we explain the options on the survey. The work covers multi-split systems, wall-mounted split systems and ceiling cassettes, and people most often call us about rooms under the roof that stay hot into the night and rooms that get too hot to sleep or work in.

Our engineers bring the tools, gauges and access equipment the job needs. All we ask is clear access to the units, or to where they’ll go, and to the consumer unit. On site, the work takes a day or more, depending on the number of rooms, the pipe routes and the access.

  1. We survey the property, or work from your pictures for a simple job.
  2. Output, positions and price are settled before anything is booked.
  3. On the day, dust sheets go down and the indoor and outdoor units are fitted.
  4. Pipework, cable and drain are run, the circuit is connected and the pipework is pressure tested and evacuated.
  5. The system is commissioned, the controls explained and the F-Gas records handed over.

What affects the price in SE13

What you pay depends on the system and the number of rooms or units, how easy the units are to reach and the parts and time the job needs. We give you a fixed price before work begins, so you know where you stand.

St Johns: About 1.1 miles north-east stands Queen's House. Listed homes in any area need consent first, so tell us if yours is one. If you work from home near St Johns station, a home office that overheats is one of the easiest rooms to cool.

What we are called out for in SE13

Poor sleep is one of the most common reasons homeowners ask about air conditioning. An open window doesn’t always cool a bedroom that has warmed up all day, especially on a still night.

These are the situations we see most often:

  • Portable units that are noisy and barely cope
  • Not knowing which system, size or brand to choose
  • A loft room or top floor that bakes in summer
  • An ageing air conditioning system near the end of its life

Different systems, different jobs

Wall-mounted split systems

A single-room split is typically £1,200–£2,200 + VAT, with supply, fitting, commissioning and the F-Gas paperwork included. Where you sit in that range depends on the pipe run, access and electrics.

Electrical supply

The fuse board is looked at during the survey, so the quote covers any electrical work needed. Older boards sometimes need more work to take a new circuit, and we explain why if so.

Let and managed properties

Portfolio owners often want one contractor and one number. Our area covers Greater London and the South East, so work at different addresses can be planned together and kept on a regular cycle.

Under the GB F-gas rules, responsibility for leak checks is shared between whoever operates the equipment and the engineers who work on it. Where a building is let or managed, the lease or contract should make clear who looks after the system and we’re happy to deal with whoever it is.

Owner checks or an engineer?

There are a few things you can safely do yourself: keeping the outdoor unit clear, checking the mode and set temperature, and the routine cleaning in the manual. Anything inside the units, the electrics and the refrigerant is engineer’s work.

On air conditioning, the filters in the indoor unit are normally the one part owners can clean, if the manual says so. They come out, get a gentle clean and go back only when they’re dry. For a heat pump, the main owner jobs are a clear outdoor unit and sensible control settings.

SE13 questions

How do you keep the place clean during the work?

We put dust sheets over floors and furniture near the work first, and the area is kept tidy throughout. At the end, we clear up and show you what we have done.

Does servicing affect my warranty?

Check the manufacturer’s terms. Some manufacturers make regular servicing by a qualified engineer a condition of the warranty, so check the terms or ask us. Keep every service record either way.

Whose job is it to check the system for leaks?

Whoever operates the equipment, together with the technicians who service it. Systems below 5 tCO2e fall outside the set leak check intervals, while larger ones need checks at least every 12 months, or every 6 months from 50 tCO2e. We can tell you which band your system falls into.

Can the outdoor unit go on a roof or at ground level?

The position is agreed on the survey, not on the day. It needs space around it to breathe and room for an engineer to service it, and a position facing a road can bring extra planning considerations. We explain the options and any permissions to check.

Why does F-Gas certification matter?

Companies working on equipment that contains F gas must be certified by an approved body, and the engineers need their own qualifications. It’s how you know the refrigerant is being handled legally and safely.

What size air conditioning unit do I need?

Sizing is done on the survey, room by room. Too small, and it runs flat out; too big, and it switches on and off and wastes energy and we explain the output we recommend.

What does it cost to install air conditioning?

Typically £1,200–£2,200 + VAT for a single-room split, depending on the room, the access and the pipe route. Where you sit in the range depends on pipe length, access, electrics and the model, while commercial systems are priced after a survey.
