How air conditioning works in N3
A single-room split system is typically £1,200–£2,200 + VAT, two rooms on a multi-split £2,800–£4,500 + VAT, and three to five rooms £4,500–£8,500 + VAT. Those ranges include supply, installation, commissioning and F-Gas documentation, with commercial and VRF systems priced after a survey. Typical jobs include portable units that are noisy and barely cope and uncertainty over the right type and size of system, on wall-mounted split systems, air-to-air heat pumps and ducted systems.
The visit goes in the diary at a time that works for you, and we keep you posted if anything changes. On arrival, the engineer compares the job with the survey, your photos or the details you gave us. If something is different, we talk it through with you before carrying on. From there, the work takes a day for most single-room installations, with multi-split, ducted and cassette systems taking longer.
- You send photos, or we visit and survey the rooms and outside.
- The system is sized, positions are agreed and the price is fixed.
- On the day, dust sheets go down and the indoor and outdoor units are fitted.
- We run and connect the pipes, cable and drain, then pressure test and evacuate the circuit.
- We commission, show you the controls and leave the F-Gas and warranty paperwork.

How to get a quote
Photos are the fastest route to a quote: the room or the existing unit, the outside wall or roof where the outdoor unit sits or would go, and the label on any existing unit. Tell us the address and what you need, and many jobs can be priced from that.

What air conditioning can’t fix
Some problems need a different service or another trade:
- Problems with a gas boiler or the radiators
- An installation that needs consent nobody has given yet
- Heat loss through very poor insulation (a system will heat the room, but insulation is a separate job)
System by system
Wall-mounted split systems
Single-room split systems are typically £1,200–£2,200 + VAT, with supply, fitting, commissioning and the F-Gas paperwork included. Long pipe runs, difficult access and a new circuit affect where your job sits in the range.
Multi-split systems
Two rooms on a multi-split are typically £2,800–£4,500 + VAT, and three to five rooms £4,500–£8,500 + VAT. The pipe routes to each room make the biggest difference to the price.
Fixed-price quotes for air conditioning in N3
Every job gets its own quote. These are the things that affect it:
- What we find on the survey or diagnosis
- Whether it’s a one-off job or part of a maintenance contract
- Whether it’s a simple split or a larger system
- Whether we need access equipment for high-level work
Whatever the property, the quote works the same way: the equipment, the access, the work involved and the time it takes. Call for a fixed-price quote and we will go through it with you.
Before you get in touch
When you contact us, it’s useful to have:
- Where the outdoor unit is, or where you’d like it
- A short video of any fault, such as a noise or a flashing light
- A close-up of the unit’s label showing the model number
- Photos showing the indoor unit and the space around it
Every quote starts with a look at the job, either on a site survey or, for simple jobs, from your pictures and details. Then you get a fixed price so you know the cost before we begin.
What you can do yourself, and what needs us
Some faults have simple causes you can check first: is the system in the right mode, is the set temperature sensible, are the remote’s batteries working and has the breaker tripped. If the breaker trips a second time, leave it off and phone 07833 053749 or use the quote form.
Do not move, re-route or disconnect units or pipework yourself. Disconnecting a system means dealing with refrigerant, which only a qualified engineer can do, and the electrical side needs a competent person. If you need something moved, we can quote for it.
FAQs for N3
Whose job is it to check the system for leaks?
Whoever operates the equipment, together with the technicians who service it. Larger systems need regular checks: at least every 12 months from 5 tCO2e and every 6 months from 50 tCO2e. We will work out which band applies to yours.
Which type of air conditioning is best?
There’s no single best type. Wall-mounted splits suit single rooms, multi-splits run several rooms from one outdoor unit, ducted systems hide the unit in the ceiling, and cassettes suit offices and larger rooms. We recommend one on the survey and explain why.
Can you fit air conditioning in a leasehold flat?
It depends on the building and the lease. Balconies, flat roofs and rear walls can all work, subject to consent, and we check the options on the survey. This is general information, not legal advice.
What size air conditioning unit do I need?
We size each room on the survey, from its size, glazing, orientation and use. Too small, and it runs flat out; too big, and it switches on and off and wastes energy, so we explain why we’ve chosen a particular output.
Do you work in N3?
Yes. We work across Greater London, Surrey, Kent, East and West Sussex, Hampshire, the Isle of Wight, Berkshire, Buckinghamshire, Oxfordshire, Hertfordshire and Essex, N3 included.
Can landlords and managing agents book you?
Yes. We work for homeowners, landlords, letting and managing agents, and businesses of every size across London and the South East. Let us know who the records should go to.
Will skipping a service affect the warranty?
It depends on the manufacturer’s terms. Some manufacturers make regular servicing by a qualified engineer a condition of the warranty, so it’s worth checking. Either way, keep a record of every service.
