Air conditioning across N12: what to expect
We fit wall-mounted splits, multi-split systems, ducted systems and ceiling cassettes, with VRF for larger buildings. Which one suits you depends on the space, the building and how much of the unit you want to see and we talk you through it on the survey. The work covers VRF systems, air-to-air heat pumps and multi-split systems, and the jobs we see most are an ageing air conditioning system near the end of its life and an office, shop or restaurant that’s uncomfortable for staff and customers.
Each visit runs to the same pattern: check the plan with you, protect the area, carry out the job, check the system and talk you through it. The visit itself takes about a day for a single-room system, longer for multi-room and ducted systems.
- You send pictures, or we visit and survey the rooms and outside.
- The system is sized, positions are agreed and the price is fixed.
- Sheets go down first, then the indoor unit and the condenser are mounted.
- Connections are made, checked for leaks and pulled down to a vacuum.
- The system is commissioned, the controls explained and the F-Gas records handed over.
What you’ll pay
Homes, offices, shops and public buildings are all priced the same way: the equipment, the access, the work involved and the time it takes. Ask for a fixed-price quote and we’ll explain each part.
Why book with us

Ask for a quote
Our prices page gives typical ranges, but your quote is based on your job, because every property is different. After a look at the job, by pictures or a survey, the price is fixed. To get going, phone us on 07833 053749, or email if that’s easier.

Air conditioning across N12
In N12, as across England, the same permitted development rules apply: an air-to-air system that heats as well as cools can be permitted development on a house, but cooling-only units, listed buildings and outdoor units facing a road in conservation areas need more care.
From London flats to coastal homes and country cottages, London and the South East have every kind of property. We are F-Gas certified, NICEIC approved and MCS certified for heat pumps.
Whetstone: Living close to Church of St John? Some older properties in parts like that are protected, and the survey finds out whether yours is. Heath Hall (roughly 3.5 miles south) shows the area has its share of heritage. A listed home needs consent before an outdoor unit or pipework goes on.
Leave it or put it right?
The outdoor unit’s position is worth getting right first time. Placing it well keeps noise away from bedrooms and boundaries and makes servicing easier, and it can affect whether planning permission is needed. We agree it with you on the survey.
Questions to ask before you book
- Whether the manufacturer’s warranty depends on regular servicing
- Whether the quote is a fixed price
- Whether the quote shows VAT clearly
- Whether the company is F-Gas certified, and whether you can check it
Different systems, different jobs
Ceiling cassettes
Cassettes need space above the ceiling and a route for the condensate, with a condensate pump where the drain cannot fall naturally. We check the ceiling void on the survey.
Pipework and condensate drains
The indoor and outdoor units are joined by insulated refrigerant pipes, a cable and a condensate drain. We agree the route with you before we drill and kept as tidy as the building allows.
Before you call an engineer
Owner care supports servicing; it does not replace it. Simple care keeps the air moving through the system, but the refrigerant circuit, the electrics and the parts you can’t see still need an engineer at the interval the manufacturer recommends.
Never try to top up, release or handle refrigerant yourself. The law requires anyone working on equipment containing F gas to hold the right qualifications, and the company to be certified, and escaping refrigerant can cause cold burns. If you suspect a leak, switch the system off and call us.
Honest limits
A few issues sit outside what this work can do:
- A building fabric problem such as single glazing or no loft insulation
- A room that can’t take an outdoor unit or pipe route without the landlord’s, management company’s or council’s consent (that consent comes first)
- Central heating repairs
N12 questions
Which accreditations do you hold?
As the law requires for refrigerant work, we are an F-Gas certified company. NICEIC approval, MCS certification for heat pumps and Checkatrade membership sit alongside it.
Where will you put the outdoor unit?
Wall brackets, ground level and flat roofs are all options, chosen for the pipe route, airflow and access. Noise near bedrooms and boundaries is part of the decision, and the position can affect planning.
Will I need planning permission?
Not necessarily. On a house, air-to-water heat pumps and, since 2025, air-to-air systems that heat as well as cool can be permitted development if they meet the conditions. Permission is more likely to come up for cooling-only units, listed buildings, flats and road-facing positions in conservation areas and the survey picks it up. This is general information, not legal advice.
Can we book visits on a schedule?
Yes. Maintenance contracts are part of what we do, with visits at the interval your system and the manufacturer need. Each visit is written up, with F-Gas records where refrigerant work is involved.
How do you keep the place clean during the work?
We start with protection: dust sheets over floors and anything close to the work. Holes and fixings are agreed with you, and we clean up afterwards before we leave.
Do you provide F-Gas records?
Yes, on every job. New installations come with commissioning details, F-Gas records and warranty information, and repairs and services get a record of the work.
Do you offer emergency call-outs?
Yes. Our emergency line runs 24/7 for breakdowns that can’t wait. Call 07833 053749 and tell us what’s happened.
