Air conditioning in ME9: how it works
The best installations are planned before a single hole is drilled. Each room is assessed for its size, windows, direction and how it’s used, then agree where the indoor and outdoor units go and how the pipework, cable and condensate drain will run before you get a fixed-price quote. The work covers air-to-air heat pumps, VRF systems and wall-mounted split systems, and people most often call us about a business premises that overheats in summer and a loft room or top floor that bakes in summer.
Anything involving refrigerant is handled by F-Gas qualified engineers, as the law requires, and electrical work is done by us as NICEIC approved contractors. On the day, both are in the same hands. On site, it takes a day for most single-room installations, with multi-split, ducted and cassette systems taking longer.
- First comes a site survey, or photos and measurements for a straightforward job.
- The quote is fixed and shows the equipment, where each unit goes and what’s included.
- The units go up and the pipework, cable and condensate drain are run neatly between them.
- We connect the supply, pressure test the pipework and evacuate it before the refrigerant is released.
- Finally, it’s commissioned, tested in each mode and handed over with the F-Gas records.
How we quote

Air conditioning across ME9: local notes
Planning rules are the same across England, ME9 included: an air-to-air system that heats as well as cools can be permitted development on a house, but cooling-only units, listed buildings and outdoor units facing a road in conservation areas need more care.
Across London and the South East, we reply to enquiries the same working day, with a 24/7 emergency line for breakdowns. Parts of ME9 are on or near the coast, where salt air is hard on outdoor units. Outdoor unit position and regular servicing both help near the sea.
Iwade: Older streets near Church of All Saints may fall within a conservation area, so we check the planning position before choosing where the outdoor unit goes. Bedrooms under the roof and rooms with big sunny windows are typically the first to overheat, so they’re the usual place to start.
Aftercare tips
So the system stays in good health:
- Keep the handover documents somewhere safe
- Flag any change in how the system sounds or performs
- Close windows and doors while the system is cooling
- Clean the filters every few weeks when the system is in heavy use
If anything is not right after we’ve gone, call us on the same number. Let us know what’s happening and any error code, and we’ll talk it through with you.
Clean the filters regularly, not just at the service. Blocked filters cut airflow and make the system work harder, which costs you more to run.
Landlords, agents and facilities managers
We work for landlords, letting agents and managing agents as well as homeowners and businesses. Tell us who the contact on site is and who should receive the paperwork, and we’ll keep everyone informed.
We also work for facilities teams in offices, schools and public buildings in ME9 and across Kent. Work can be phased by floor, zone or building to keep disruption down.
Owner checks or an engineer?
There are a few things you can safely do yourself: keep the outdoor unit clear of leaves, plants and clutter, check the settings and the remote, and follow the cleaning the manual describes. Anything inside the units, the electrics and the refrigerant is engineer’s work.
Some faults have simple causes you can check first: check the mode, the set temperature, the remote’s batteries and the breaker. If the breaker trips a second time, leave it off and call 07833 053749 or email us.
When it’s something else
We will not sell you work that doesn’t address the problem, so these are the things it will not cover:
- Heat loss through very poor insulation (a system will heat the room, but insulation is a separate job)
- An installation that needs consent nobody has given yet
- A ventilation problem rather than a temperature problem
FAQs for ME9
Can air conditioning heat my home as well?
Yes, most modern split systems run as heat pumps, so they heat as well as cool. The Energy Saving Trust notes that air-to-air heat pumps are sometimes referred to as air conditioning. Some cooling-only models exist, so we confirm it for the model on your quote.
Can you fit air conditioning in a leasehold flat?
It depends on the building and the lease. An outdoor unit can sometimes go on a balcony, roof or rear wall, with consent, and we check the options on the survey. This is general information, not legal advice.
Does air conditioning need its own electrical supply?
In most cases. The fuse board is checked on the survey, and any electrical work goes on the quote, and our NICEIC approval covers the installation and certificate.
How soon will you get back to me?
On the same working day you contact us. Then we agree a date that works for you, and you get a fixed price before any work goes ahead.
Can I fit air conditioning or a heat pump myself?
The refrigerant side has to be done by a qualified engineer working for an F-Gas certified company. That is the law, not just our preference, and it also matters for the manufacturer’s warranty. We’re happy to quote for the full job, supply to commissioning.
What does F-Gas certified mean?
Certification shows a business is approved to work on systems that hold F gas refrigerant. In Great Britain, that certification is a legal requirement, not an optional extra, and we hold it.
Do I get paperwork after the visit?
Yes. It’s the record a manufacturer or the next engineer will ask to see: a dated note of the work, with refrigerant details where they apply.
