Air conditioning near Lewson Street

Air conditioning in Lewson Street: local notes

Lewson Street is within about 3 miles of the coast. Salt air is hard on outdoor units, so we site them out of the worst of the sea wind where we can, and can suggest models with corrosion-protected coils where the manufacturer offers them. VOA council tax data put about 35% of homes in Lewson Street and the neighbourhoods around it before 1919, and about 69% of households live in detached or semi-detached houses, according to Census 2021 figures. Older homes often have solid walls, which take longer to core drill, so we plan pipe routes carefully and keep them as discreet as we can. Houses usually have a side or rear wall with room for the outdoor unit, and a multi-split can serve several rooms from one outdoor unit.

With historic houses such as Belmont House and Gardens about 3.3 miles south, it’s a reminder that older homes nearby may be listed, which changes the planning rules. Older streets near Church of St Mary may fall within a conservation area, so we check the planning position before choosing where the outdoor unit goes.

Air conditioning in Lewson Street, done properly

The best installations are planned before a single hole is drilled. Each room is assessed for its size, windows, direction and how it’s used, then agree where the indoor and outdoor units go and how the pipework, cable and condensate drain will run, all before the price is fixed. When someone in Lewson Street asks us for air con, the first questions are typically price and who will fit it. Our typical prices are on the site, and every install is done by F-Gas qualified engineers.

Around Lewson Street, many people choose a system that heats as well as cools, which suits garden rooms, lofts and extensions that the main heating struggles with.

The records are your system’s health record: what was fitted or found, what was done and when. If anything goes wrong later, it helps the next engineer and the manufacturer, so keep it safe.

What affects the quote in Lewson Street

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • How easy the units are to reach
  • What kind of system it is
  • The electrical supply and whether a new circuit is needed

One room or a whole building, the quote is built the same way: what needs doing, how we get to it and what it needs. The price is fixed before work begins, with VAT shown clearly.

Helping us quote

What to send for a quote:

  • The rating plate or label on any existing unit
  • Your consumer unit or fuse board
  • Your installation or service records

For a fixed-price quote, give us a ring on 07833 053749 or send an email with the address and a few details about the rooms or units involved. Photos help a lot. You will hear back from us the same working day.

How it works

Protection comes first: dust sheets over floors and furniture near the work, and we ask before moving anything. After that, anything electrical is made safe and we start. It takes anything from a day for one room to several days for a multi-room or ducted system, and we clear up before we go. Photos of the room and the outside of the property help us plan a visit to Lewson Street.

  1. First the diagnosis: a survey of the rooms, the walls, the outside and the electrics.
  2. Next, a recommendation for each room and a fixed price.
  3. The treatment: units fitted, pipework and drain routed, and the electrics installed.
  4. Before it runs, the pipework is proved tight and put under vacuum.
  5. Finally, the clean bill of health: commissioning, the controls explained and your paperwork handed over.

Before we arrive

  • Tell us about parking and loading
  • Keep pets and children away from the work area
  • Let us know where the consumer unit is

Ask for a quote

Our prices page gives typical ranges, but your quote is based on your job, because no two buildings, rooms or systems are the same. Once we have looked at the job, from pictures or on a survey, you get a fixed price. To start, ring us on 07833 053749, or email if that’s easier.

Looking after it afterwards

After the visit, a few habits help:

  • Keep the handover documents somewhere safe
  • Keep the room closed while it runs
  • Have the system serviced once a year

Before we leave, the system is commissioned and tested in each mode. Once it’s running properly, we take you through the controls and settings, so you’re confident using it.

Clean the filters regularly, not just at the service. Blocked filters cut airflow and make the system work harder, so it uses less electricity for the same comfort.

Lewson Street: your questions answered

Do you cover smaller places like Lewson Street?

We do. Villages and hamlets get the same service as the bigger towns. A few pictures and the postcode are enough to get things started.

Can I fit air conditioning in Lewson Street without planning permission?

It comes down to the building and the spot chosen for the outdoor unit. The Lewson Street Conservation Area takes in the middle of Lewson Street. Since 2025, an air-to-air heat pump on a house can count as permitted development if it meets the conditions and is not used only for cooling. Listed buildings still need consent, and in a conservation area a road-facing wall or roof is not allowed under those rules. If there’s any doubt, we ask Swale council, which is typically the planning authority for Lewson Street.

Does air conditioning need its own electrical supply?

Normally, yes. We check your consumer unit on the survey and include any electrical work on the quote, and our NICEIC approval covers the installation and certificate.

Which manufacturers do you install and repair?

We work with the leading brands, from Mitsubishi Electric, Daikin and Fujitsu to Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries and Hitachi. Send us the make and model if you have it.

How does the warranty work?

The manufacturer’s warranty, on the manufacturer’s terms. Terms differ by brand, and we set them out on your quote.

Should I choose wall-mounted, ducted or cassette?

The right one depends on how many rooms you want to cool, how much space there is outside and how visible you want the indoor units to be. Ducted units need a void or loft, and cassettes need a suspended ceiling, which we check on the survey.

Who has to arrange F-Gas leak checks?

Whoever operates the equipment, together with the technicians who service it. Larger systems need regular checks: at least every 12 months from 5 tCO2e and every 6 months from 50 tCO2e. We’ll work out which band applies to yours.

What you can do yourself, and what needs us

Good habits make our visits easier, not unnecessary. Clean filters and a clear outdoor unit help the system run as it should, but the refrigerant circuit, the electrics and the parts you cannot see still need an engineer at the interval the manufacturer recommends.

Refrigerant is off limits for anyone without the right qualifications. The law requires anyone working on equipment containing F gas to hold the right qualifications, and the company to be certified, and refrigerant lines can cause cold burns. If you suspect a leak, switch the system off and call us.

A customer’s words

“Excellent service from start to finish. Two wall-mounted units installed in our home. Clean, tidy work: they protected all the floors and left no mess. The systems work brilliantly. Would highly recommend.”
