Air conditioning across ME17: what to expect

Good air conditioning starts with the right system in the right place. We look at each room’s size, glazing, orientation and use, then agree where the indoor and outdoor units go and how the pipework, cable and condensate drain will run before you get a fixed-price quote. The work covers multi-split systems, air-to-air heat pumps and VRF systems, and people most often call us about fans and portables that don’t keep up and rooms heated by plug-in heaters.

Anything involving refrigerant is handled by F-Gas qualified engineers, as the law requires, and electrical work is done by us as NICEIC approved contractors. So on the day, you do not need a separate electrician for the electrical side. The work takes a day or more, depending on the number of rooms, the pipe routes and the access.

  1. We survey the rooms and the outside of the property, or work from pictures and details for simple jobs.
  2. Cooling loads are worked out room by room, and the written price names the make, the model and every position.
  3. Brackets go on, the units are hung and the refrigerant lines, cable and drain are routed between them.
  4. We connect the supply, pressure test the pipework and evacuate it before the refrigerant is released.
  5. We commission the system, show you the controls and leave the F-Gas records and the manufacturer’s warranty details.

Air conditioning across ME17

Across ME17, from Maidstone, Park Wood and Willington to the villages, homes range from older terraces and cottages to new estates and flats. We survey every property before we quote, then a fixed-price quote.

Refrigerant work is done by F-gas qualified engineers for a certified company, while NICEIC approval covers the electrical work.

Coxheath: With historic houses such as Stoneacre about 3.7 miles east, it’s a reminder that older homes nearby may be listed, which changes the planning rules. Around Holy Trinity Church, a quick check of the listing and conservation maps is part of planning any install.

Why act early?

New systems now use lower-impact refrigerants. From 2025, single splits under 3 kg cannot use refrigerants with a GWP over 750, so new splits use refrigerants such as R32, with a GWP of 675. R410A, used in many older systems, has a GWP of 2088.

Questions to ask before you book

  • Whether the quote shows VAT clearly
  • What records you get at the end
  • If the quote is based on a survey, photos or a diagnosis
  • Whether extra work needs your approval first

Before you call an engineer

There are a few things you can safely do yourself: keeping the outdoor unit clear, checking the mode and set temperature, and the routine cleaning in the manual. Anything inside the units, the electrics and the refrigerant is engineer’s work.

Some faults have simple causes you can check first: is the system in the right mode, is the set temperature sensible, are the remote’s batteries working and has the breaker tripped. If a breaker trips again after you reset it, leave it off and give us a ring on 07833 053749 or write to us at info@aircondoctor.co.uk.

When something else is needed

We’ll always give you a straight diagnosis, so here’s what air conditioning won’t do:

  • A room that cannot take an outdoor unit or pipe route without the landlord’s, management company’s or council’s consent (that consent comes first)
  • Draughts and missing insulation
  • Damp or condensation caused by leaks or poor ventilation in the building (that needs the cause fixing)

Why it fails

Portable units are often where people start, and why they call us. A portable unit has to vent its warm air through a hose out of a window, which lets some heat back in, and its compressor sits in the room with you. With a split system, the compressor lives outside.

Look out for any of the following:

  • Portable units that are noisy and barely cope
  • Rooms heated by plug-in heaters
  • A home office that warms up with screens and equipment
  • Rooms under the roof that stay hot into the night

Common questions in ME17

How much does air conditioning installation cost?

For one room, a split system is typically £1,200–£2,200 + VAT. Two rooms on a multi-split are typically £2,800–£4,500 + VAT, and three to five rooms £4,500–£8,500 + VAT, including supply, installation, commissioning and F-Gas documentation. The price is fixed before any work starts.

Which brands do you work with?

The main ones, including Mitsubishi Electric, Daikin, Fujitsu, Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries and Hitachi. For new systems, we recommend a brand and model to suit the job and explain why.

Who is responsible for leak checks?

The F-gas rules share it between the equipment’s operator and the engineers who work on it. The interval depends on the refrigerant charge, measured in tonnes of CO2 equivalent: at least yearly for 5 to under 50 tCO2e, and every 6 months for 50 to under 500 tCO2e.

Can I have air conditioning in a flat?

That depends on the lease, the building and where the outdoor unit could go. An outdoor unit can sometimes go on a balcony, roof or rear wall, with consent, and we check the options on the survey. This is general information, not legal advice.

How soon will you get back to me?

On the same working day you contact us. Then we agree a date that works for you, with a fixed price before work starts.

Can I do the refrigerant work myself?

Not the refrigerant work. The F-gas rules require certified companies and qualified engineers for it, and a new electrical circuit is notifiable building work unless a registered competent person does it.

How long will the installation take?

A single-room system is normally fitted in a day. Multi-room and ducted systems take longer, depending on the pipe routes and access, and we tell you how long on the quote.
