Need air conditioning in Tonge Corner?

Air conditioning for homes and businesses in Tonge Corner

Single-room systems are typically £1,200–£2,200 + VAT, two rooms on a multi-split £2,800–£4,500 + VAT, and three to five rooms £4,500–£8,500 + VAT. Those ranges include supply, installation, commissioning and F-Gas documentation, and commercial VRF systems are priced after a survey. If you want air conditioning in Tonge Corner, you get one team and one number from survey to sign-off.

Villages like Tonge Corner often have older houses and cottages, some of them listed. That matters, because a listed home needs consent and permitted development rules do not apply to it.

Warranty periods vary by brand and by product. Daikin, for example, gives a standard 2 years on split air conditioning, with longer extensions only on its air-to-water heat pumps. Whatever the brand, the manufacturer’s terms are explained on your quote.

Your questions about air conditioning in Tonge Corner

Is the coast a problem for outdoor units in Tonge Corner?

It can. Tonge Corner is within about 2 miles of the coast, and salt air speeds up corrosion on outdoor units. We site outdoor units out of the worst of the sea wind where possible and can suggest models with corrosion protection where the manufacturer offers it.

Is air conditioning in Tonge Corner permitted development?

There’s no single answer: the building and the outdoor unit position decide it. Historic England lists about 9 buildings and structures within half a mile of the centre of Tonge Corner. Put simply: reversible systems on houses can be permitted development, cooling-only ones cannot, listed buildings need consent, and conservation areas limit outdoor units facing a road. When your property needs a decision, we contact the local planning authority (for Tonge Corner, typically Swale council).

Do you offer maintenance contracts?

Yes. We offer maintenance contracts, with visits at the interval your system and the manufacturer need. Every visit is recorded and F-Gas records kept where they apply.

Do you work on commercial properties?

Yes. Homeowners, landlords, agents and businesses all book us across London and the South East. Tell us who should receive the paperwork.

Why does F-Gas certification matter?

Certification shows a business is approved to work on systems that hold F gas refrigerant. That is not optional: it’s required by law, and AirCon Doctor is certified.

Does air conditioning need its own electrical supply?

Most systems need their own supply from the consumer unit. Under Part P, a new circuit has to be notified unless a registered competent person does it, and as NICEIC approved contractors we install and certify it as part of the job.

Who has to arrange F-Gas leak checks?

Responsibility is shared between the operator, normally whoever owns or controls the equipment, and the service technicians. How often depends on the size of the refrigerant charge in tonnes of CO2 equivalent: at least every 12 months from 5 tCO2e, and every 6 months from 50 tCO2e.

Air conditioning around Tonge Corner

Tonge Corner lies within about 2 miles of the sea. That is worth knowing for an install, as salt air speeds up corrosion on outdoor coils and fixings, so we choose the position and fixings with that in mind. About 57% of homes across Tonge Corner and its surrounding area date from 1945 to 1972, according to Valuation Office Agency council tax records, and the 2021 Census found about 48% of households in terraced houses. We check the wall construction on homes of that age, as it decides how the pipework goes through. Terraces have little side access, so the outdoor unit usually goes on the rear wall or a flat roof, with the pipe run kept short.

Most people start with the room that gets hottest, then add more rooms on a multi-split if needed. Older streets near Church of St Giles may fall within a conservation area, so we check the planning position before choosing where the outdoor unit goes.

How it works

The work area is kept tidy throughout, with dust sheets down and offcuts and packaging cleared up. Any holes, fixings or cable routes are agreed with you before we drill. On site, it takes a day or more, depending on the number of rooms, the pipe routes and the access. Pictures of the space and where the outdoor unit could go let us plan the work in Tonge Corner.

  1. Diagnosis comes first, with a survey of the rooms, outside space and fuse board.
  2. Next, a recommendation for each room and a fixed price.
  3. The treatment: units fitted, pipework and drain routed, and the electrics installed.
  4. Checks: a pressure test for leaks, then a vacuum to clear moisture.
  5. Finally, the clean bill of health: commissioning, the controls explained and your paperwork handed over.

Before we arrive

  • Move furniture away from the wall where we’ll be working
  • Plan for pets to be kept clear during the visit
  • Make sure we can reach the consumer unit or fuse board

What you can do yourself, and what needs us

Don’t move, re-route or disconnect units or pipework yourself. Disconnecting a system means dealing with refrigerant, which only a qualified engineer can do, and the electrical side needs a competent person. Ask us to quote for a move instead.

Owner care supports servicing; it does not replace it. Clean filters and a clear outdoor unit help the system run as it should, but the refrigerant circuit, the electrics and the parts you can’t see still need an engineer at the interval the manufacturer recommends.

How the job changes from property to property

Pipework and condensate drains

We pressure test and evacuate the pipework before the system is charged, so the system starts life clean, dry and leak-tight. It’s recorded in the commissioning details.

Offices, shops and commercial rooms

Systems over 12 kW of effective rated output bring extra duties for the building, including a TM44 inspection by an accredited energy assessor at least every 5 years. We can arrange the inspection and get the system ready for it.
