Air source heat pumps in Maryland

Air source heat pumps in Maryland, done properly

Air-to-air heat pumps can qualify for a £2,500 Boiler Upgrade Scheme grant, but only in some cases. The system must replace the existing fossil-fuel heating and meet the home’s full heating demand, it must be installed by an MCS certified installer, and it must be in a home; adding it alongside a boiler does not qualify. If you’re dealing with moving away from fossil-fuel heating and checking emitters for a heat pump, we can sort it out.

For flats in Maryland, the lease, the freeholder and the rules for flats all come into it. Permitted development limits are different for flats, so we check the position before we design.

Nothing is signed off by word of mouth: commissioning details for an installation, a fault and repair note for a repair, or a record of the service. Keep it with the system’s paperwork so it’s to hand next time.

The process

Wherever the system can be run before we leave, we run it and check it in operation. Then we explain what was done and answer your questions, and anything that needs a follow-up is pointed out there and then. All told, the work takes from a couple of days to around a week, depending on the system and how much of the heating changes. Photos of the room and where the outdoor unit could go let us plan most of a visit to Maryland in advance.

  1. First, a chat about the property and your goals for the heating.
  2. The survey checks heat loss, emitters, hot water and the outdoor unit position.
  3. We recommend air-to-water or air-to-air and check the grant position.
  4. We install the heat pump and connect it up.
  5. The job ends with commissioning, the MCS certificate and a walk through the controls.

Getting ready for the visit

  • Let us know where the consumer unit is
  • Make sure we can reach the outdoor unit, or where it will go
  • Mention any parking restrictions near the property

Getting a quote

The quickest way to a quote is to send photos: the room or the existing unit, the outside wall or roof where the outdoor unit sits or would go, and the label on any existing unit. Add the address and what you’d like done, and simple jobs can often be priced without a visit.

Heat loss surveys

Without a proper survey, a heat pump can be too big or too small and that matters for comfort and running.

Hot water cylinders

Existing cylinders may not be suitable for a heat pump and we tell you if it needs replacing.

Honest limits

We’ll always give you a straight diagnosis, so here’s what air source heat pumps won’t do:

  • Tax rulings, which only HMRC can give
  • Gas boiler work, such as disconnecting the old boiler, which needs a Gas Safe registered engineer
  • Insulation work, such as loft or cavity wall insulation

If you’re not sure, just phone 07833 053749 or write to us at info@aircondoctor.co.uk and we’ll give you a straight answer.

What we work on in Maryland

  • Homes heated by oil, LPG or gas
  • Air-to-air heat pumps
  • Radiator systems
  • Hot water cylinders
  • Air-to-water heat pumps
  • Underfloor heating

Aftercare tips

After the visit, a few habits help:

  • Know the servicing conditions in your warranty
  • Seal draughts where you can
  • Keep the outdoor unit clear all year

If anything does not seem right after installation, ring us on 07833 053749 or drop us a line and we’ll look into it. Annual servicing helps keep the system working well.

Keep radiators and indoor units unobstructed, as the system relies on them giving out heat.

Homes in Maryland and heat pumps

About 55% of homes in the Maryland area have been built since 2000, according to VOA council tax data, and the last census (2021) found about 73% of households live in flats. Lower heat loss in recent homes often means a smaller heat pump and fewer radiator changes. In flats, space for an outdoor unit and a cylinder can be limited, and the lease and freeholder come into it, so air-to-air is sometimes the better fit. In London, outside space and the rules for flats often decide which kind of heat pump suits.

Period properties close to Church of St John the Evangelist can suit a heat pump, though insulation and any heritage protection are checked first. Homeowners near Stratford (London) station often ask whether a heat pump can take over from the boiler, and the heat loss survey answers that.

Maryland: your questions answered

Can you fit air conditioning in a London flat in Maryland?

In many cases, yes, once the lease and the building’s rules are checked. Permitted development rules for flats are tighter than for houses, so we check the outdoor unit position and give you the details to send to the freeholder or managing agent.

Is a heat pump in Maryland permitted development?

There’s no single answer: the building and the outdoor unit position decide it. The Stratford, St John's Conservation Area is close to the centre of Maryland. On a house, an air source heat pump can often go ahead under permitted development, with an outdoor unit of no more than 1.5 cubic metres and an installation that meets MCS 020(a), which includes a noise check. Those rights do not reach the grounds of a listed building, and conservation areas rule out walls or roofs facing a road. If that might affect you, we ask the local planning authority (for Maryland, usually Newham council).

What does F-Gas certified mean?

F-Gas certification shows a company is approved to work on equipment containing fluorinated gases, such as the refrigerant in air conditioning and heat pumps. That isn’t optional: it’s required by law, and we hold it.

Can landlords and managing agents book you?

Yes. From a single let flat to offices, shops and public buildings, we work the same way: a look first, a fixed-price quote and written records.

Is there a survey before the work?

Yes, always. We diagnose before we treat: the survey shows what’s needed, where things go and what access we need, and the quote is based on that.

Do you cover Maryland?

Yes. Maryland is part of the area we cover, within the South East and London area we cover. Our base is in East Grinstead, West Sussex.

How does the warranty work?

The manufacturer’s warranty, on the manufacturer’s terms. Terms differ by brand, and we set them out on your quote.

From one of our customers

“Office air con broke down in the July heatwave. Called at 8am, engineer was here by noon and fixed within 2 hours. Brilliant emergency response. They now hold the service contract for the whole building.”
