Air conditioning across TN16: what to expect
Not sure what you need, or where it would go? Just give us a ring on 07833 053749, or email if that’s easier with pictures of the rooms and the outside of the property, and we will reply the same working day about a survey or a fixed-price quote. The work covers wall-mounted split systems, air-to-air heat pumps and VRF systems, and people most often call us about rooms under the roof that stay hot into the night and an ageing air conditioning system near the end of its life.
Anything involving refrigerant is handled by F-Gas qualified engineers, as the law requires, while the electrical side is covered by our NICEIC approval. On the day, both are in the same hands. The work takes a day or more, depending on the number of rooms, the pipe routes and the access.
- Diagnosis comes first, with a survey of the rooms, outside space and fuse board.
- Next, a recommendation for each room and a fixed price.
- The treatment: units fitted, pipework and drain routed, and the electrics installed.
- Before it runs, the pipework is proved tight and put under vacuum.
- The sign-off: commissioning, a walk through the controls, and the F-Gas records and warranty details.
How we quote
What you pay depends on the type of system and how many units are involved, how easy the units are to reach and what the work involves. We give you a fixed price before we start, so there are no surprises.

Near you in Biggin Hill
Around Biggin Hill, our work takes us to homes and businesses near Charles Darwin School, Oaklands Primary Academy and St Mark's Church and the streets around them. The closest station to Biggin Hill is Woldingham station, about 3.8 miles south-west. A little further out are Warlingham Park Hospital (2.7 miles west). Green spaces nearby include Betsom's Hill and West Kent Golf Course nature reserve.
Air conditioning around TN16
Across TN16, from Biggin Hill, Westerham and Tatsfield to the villages, homes range from older terraces and cottages to new estates and flats. We survey every property before we quote, then a fixed-price quote.
From London flats to coastal homes and country cottages, London and the South East have every kind of property. We are F-Gas certified, NICEIC approved and MCS certified for heat pumps.
Biggin Hill: Down House (roughly 1.7 miles north-east) shows the area has its share of heritage. A listed home needs consent before an outdoor unit or pipework goes on. Older streets near St Mark's Church may fall within a conservation area, so we check the planning position before choosing where the outdoor unit goes.
When something else is needed
We will not sell you work that doesn’t address the problem, so these are the things it will not cover:
- A lack of fresh air (most split systems recirculate room air rather than bringing fresh air in, which is a job for ventilation)
- Damp or condensation caused by leaks or poor ventilation in the building (that needs the cause fixing)
- A building fabric problem such as single glazing or no loft insulation
Why it fails
Rooms in the roof are often the hardest to keep cool. The roof takes the full force of the sun, and warm air rises from the floors below, so a bedroom or office under the roof can stay warm well into the night.
What we are most often called about:
- A business premises that overheats in summer
- A home office that warms up with screens and equipment
- A portable unit with a hose out of the window
- A room that’s unbearable on warm days
Leave it or put it right?
A system that’s the wrong size never works well. An undersized unit runs hard and still cannot keep the room cool; too big, and it switches on and off and wastes energy. Sizing each room properly on the survey avoids both.
Questions to ask before booking
- What’s in the price and what is not
- The make and model of any parts or equipment being quoted
- What the manufacturer’s warranty covers and for how long
- How VAT is shown, and which rate applies
Fixed-price quotes for air conditioning in TN16
Jobs vary more than people expect. What affects the quote:
- What we find on the survey or diagnosis
- The size of the job
- Whether it’s a one-off job or part of a maintenance contract
- Access, including height, roofs and ladders
Leaving a fault or an overdue service rarely makes the work cheaper. Faults and wear in a system tend to grow, and a system working harder than it should costs more to run. If you’re unsure, phone us on 07833 053749 or send an email for straight advice and a fixed price.
What to send for a quote
A few details help us quote accurately. When you get in touch, it helps to send:
- Where the property is and what kind of building it is
- The fuse board and where it is in the property
- A short video of any fault, such as a noise or a flashing light
- The make and model of the system, from the label
Published ranges are a starting point; the quote is built on your property, because no two buildings, rooms or systems are the same. After a look at the job, by pictures or a survey, the price is fixed. To get going, ring 07833 053749 or drop us a line.
TN16: your questions answered
What does F-Gas certified mean?
For refrigerant work, both the engineer and the company need the right F-gas credentials. It’s worth checking before you book and we will gladly show you ours.
Which brands do you work with?
We work with the leading brands, from Mitsubishi Electric, Daikin and Fujitsu to Panasonic, Toshiba, LG, Samsung, Mitsubishi Heavy Industries and Hitachi. Tell us the make and model and we’ll take it from there.
Does air conditioning need its own electrical supply?
Most systems need their own supply from the consumer unit. Under Part P, a new circuit has to be notified unless a registered competent person does it, and as NICEIC approved contractors we install and certify it as part of the job.
Do you work on commercial properties?
Yes. From a single let flat to offices, shops and public buildings, the approach is the same: a look first, a fixed-price quote and written records.
Does servicing affect my warranty?
It can, for some brands. Read the manufacturer’s terms, or send us the make and model and we’ll explain them and stick to the interval they set.
Do you offer maintenance contracts?
Yes. Send details of the systems and how they’re used, and we’ll suggest a schedule with a fixed price. That can include the leak checks the F-gas rules require for larger systems.
Which type of air conditioning is best?
Number of rooms, space outside and how much of the unit you want to see all decide it. Ducted units need a void or loft, and cassettes need a suspended ceiling and the survey confirms what’s possible.
