How we handle air source heat pumps in Spitalfields
Air-to-air heat pumps can qualify for a £2,500 Boiler Upgrade Scheme grant, but only in some cases. It has to replace the fossil-fuel heating, cover the whole heating demand, be fitted by an MCS certified installer and be in a home; adding it alongside a boiler doesn’t qualify. If you’re dealing with questions about listed buildings or conservation areas and not knowing whether a grant applies, we can sort it out.
For flats in Spitalfields, the lease, the freeholder and the rules for flats all come into it. The planning rules for flats are stricter than for houses, so we check the position before we design.
The records are your system’s health record: what was fitted or found, what was done and when. If anything goes wrong later, it helps the next engineer and the manufacturer, so keep it safe.

What happens on the day
You don’t need to do much on the day. Someone needs to let us in and show us the units, or where they’re going, and we take it from there. At the end, we tidy up and run through the work with you. A few photos of the room, the outside wall and the fuse board help us plan a job in Spitalfields.
- You tell us about the home and what you want from a heat pump.
- A survey covers heat loss, radiators, hot water and where the outdoor unit could sit.
- We explain which type of heat pump suits the home and whether a grant could apply.
- The system is installed and connected to the controls.
- After commissioning, you get the MCS certificate and a handover.
How to prepare
- Dig out any previous service or F-Gas records
- Clear a path to the units and the space around them
- Mention any managing agent or landlord rules we need to follow
How to get a quote
For a fixed-price quote, ring us on 07833 053749 or fill in the contact form with the address and a few details about the rooms or units involved. Photos help a lot. You will hear back from us the same working day.

What affects the cost of air source heat pumps
Some jobs are bigger than they look, and some smaller. The main factors:
- Whether it’s a simple split or a larger system
- The pipe route between the units
- What electrical work the job needs
Putting several jobs into one visit often makes better use of the time. Mention every unit or room you need covered, and you’ll get one fixed price.
What to send for a quote
Photos and a few facts are often enough to price a simple job. Send what you can of the following:
- Photos showing the indoor unit and the space around it
- The remote or wall controller showing any error
- Your installation or service records
To help us quote: where the property is and what kind of building it is, pictures of the rooms or units, the brand and model of anything already fitted and anything you’ve noticed, such as an error code or a noise. Then call 07833 053749 or write to us at info@aircondoctor.co.uk.
Heat pumps in Spitalfields: local notes
About 45% of homes in and around Spitalfields have been built since 2000, according to VOA council tax data, and Census 2021 figures found about 90% of households live in flats. Better insulated, newer homes are often a good match for a heat pump. A flat may have no room for a hot water cylinder, and the freeholder typically has a say on the outdoor unit, which can tip the choice towards air-to-air. For a London home, the outdoor unit position and the MCS noise check need careful planning.
Period properties close to Christ Church can suit a heat pump, though insulation and any heritage protection are checked first. Homeowners near London Liverpool Street station often ask whether a heat pump can take over from the boiler, and the heat loss survey answers that.

Not far from Spitalfields, a recent job of ours was on Greenwich High Road, Greenwich (SE10), about 4 miles south-east: installing a Mitsubishi Electric wall-mounted unit in the retail area and a second unit in the stockroom and office.

Spitalfields: your questions answered
Do I need planning permission for a heat pump in Spitalfields?
It depends on the property. The centre of Spitalfields is in the Wentworth Street Conservation Area. A heat pump on a house can be permitted development if it meets the conditions, including the MCS noise check, but not within the grounds of a listed building, and in a conservation area the outdoor unit can’t face a road. Where necessary, we check with the planning department at Tower Hamlets council, typically the authority for Spitalfields.
Is the heat pump grant available in Spitalfields?
Yes, the scheme covers homes in England, including Spitalfields, if they qualify. It gives £7,500 towards an air-to-water or ground source heat pump, or £2,500 towards an air-to-air heat pump that replaces the fossil-fuel heating and meets the whole home’s heating need. As an MCS certified installer, we apply for it on your behalf.
Which type of heat pump is right for my home?
Air-to-water heats radiators or underfloor heating and hot water; air-to-air heats rooms through indoor units and can cool them. With air-to-air, hot water needs another source, and we explain which suits your home.
What warranty do I get?
The manufacturer’s warranty, on the manufacturer’s terms. Terms differ by brand, and we set them out on your quote.
How much time does a heat pump install need?
As a guide, it takes several days for an air-to-water system with a new cylinder, less for an air-to-air system. We plan the work so you’re without heating for as little time as possible and agreed before we start.
Which accreditations do you hold?
AirCon Doctor is an F-Gas certified company, with NICEIC approval for electrical work and MCS certification for heat pumps. We’re members of Checkatrade too.
How much does an air source heat pump cost?
Air-to-water installations cost £8,000–£16,000 (0% VAT on homes), before the grant. Air-to-air prices are set after a survey, and we confirm the VAT on the quote.
What you can do yourself, and what needs us
Some faults have simple causes you can check first: check the mode, the set temperature, the remote’s batteries and the breaker. If the breaker trips a second time, leave it off and ring 07833 053749 or write to us at info@aircondoctor.co.uk.
There are a few things you can safely do yourself: keeping the outdoor unit clear, checking the mode and set temperature, and the routine cleaning in the manual. Anything inside the units, the electrics and the refrigerant is engineer’s work.
From one of our customers
“Office air con broke down in the July heatwave. Called at 8am, engineer was here by noon and fixed within 2 hours. Brilliant emergency response. They now hold the service contract for the whole building.”
